With the regional property market expected to become very competitive this spring, it’s important that your home stands out from the crowd... Stean Nicholls sales agents know that the number one way to do this is by investing in professional property photography and videography. However before we book the photographers, it’s important that your home is clean, clutter-free, and suitably Herestyled.are some ways to get your home photo ready:

MARKETING

FOR

1. Quick Fixes One of the biggest turn-offs for buyers is wear and tear. A messy, cluttered home gives the impression that the house has not been well maintained, and that there may be hidden problems. Flooring is one of the first things that buyers look at when entering a home, so have carpets professionally cleaned and consider sanding and polishing tired floorboards. Also, make sure bathroom tiles are in good shape with clean grout. A fresh coat of white or pale neutral paint throughout will add appeal and value. YOUR HOME SALE

3. Style with Style

A professional property stylist understands current market trends and will know exactly how to present your property in its best light. By selecting a few key pieces of furniture and accessories such as cushions, throws, lamps, rugs and indoor plants, your home will be given an instant facelift, designed to suit the style of the property, and its locale. Beautiful artwork can really elevate a room’s aesthetic. For example, landscape photography prints can work really well in an enclosed or small space adding an element of nature and openness.

Firstly, rooms appear larger; secondly, prospective buyers can imagine their own furniture and belongings in a clear space; and thirdly, you’ll need to declutter when you move anyway, so it makes sense to do it before you put your property on the market. Before each open for inspection, make sure windows are sparkling, ceilings are free of cobwebs, and even clean hidden areas such as under the sink and inside ovens – we all know potential buyers like to peek!

2. Clean & Declutter

Stean Nicholls agents know how to market your home to increase its appeal without overcapitalising and they will discuss with you which areas you should overhaul before the first Open For Inspection. They’ll be able to appraise your property and advise its worth ‘as is’, and advise on some simple styling and marketing tips that could take your home to the upper end of the estimated market price bracket. Should you require advice on any aspect of selling your property, contact our Stean Nicholls Sales Team for assistance. For more information contact us on (02) 6021 5233. 5 CLEVER WAYS TO UPGRADE YOUR HOME WITHOUT MOVING429GUINEA STREET, ALBURY

A smart lock on your front door allows you to enter and exit easily, without fumbling for keys – especially when your hands are full. Most are operated by a pin pad or remotely via Wi-Fi or Bluetooth and can be locked and unlocked via apps.

An excellent finish hinges on preliminary sanding and filling. So take your time and smooth out your surfaces before applying your chosen colour and you will have a more professional finish.

1. Get out the Paintbrush You can’t beat painting as the cheapest and quickest way to make a maximum impact on your interiors and exteriors. Do your homework first and make sure you work with the colourings you have, particularly your soft furnishings such as couches and blinds or curtains, to achieve a cohesive look.

2. Upgrade the Locks

5 CLEVER WAYS TO UPGRADE YOUR HOME WITHOUT MOVING

New technology on the market means there are many keyless solutions to keep your home secure.

The biggest benefit of smart locks is you have that flexibility to manage who has access to your home, just through an app or through an electronic interface. So you’re not worrying about lost keys, having to leave a key or go and meet someone if they need access because you’re able to remotely access your lock.

There are a number of clever ways to upgrade your home so it feels like new again. Best of all, these measures won’t cost the earth and will keep your home feeling aesthetically pleasing, safe and secure.

Painting isn’t just for walls and ceilings, either. Specialty paints can refresh laminate, tiles and floors; making it possible to rejuvenate your kitchen, bathroom and laundry.

If you’re thinking it’s time to refresh the four walls around you, but aren’t planning to move house; don’t despair.

4. Restore an Old Piece of Furniture

3. Declutter your Space

5. Add Some Colour Manchester and linen can add instant colour to multiple areas of your home. New cushions, or just cushion covers, can reset the living area, while new quilts or doona covers can update your bedroom look.

Choose a beloved, tired piece of furniture that needs some life breathed into it. As long as your restoration project has good bones, you can give it a new look. It could be an old coffee table or dresser that needs a new coat of paint or varnish. Removing the handles and replacing them with more functional or contemporary options is just like putting the icing on the cake.

New towels and bathmats are an easy way to add colour to your bathrooms, while something as simple as a fresh set of tea towels can brighten up your kitchen.DOMAIN

There’s a rule of thumb we should all abide by when it comes to possessions – if you haven’t used it in the past 12 months, donate, upcycle or bin it. It becomes all too easy to hang on to items we see as precious in one way or another, but if they don’t serve a purpose and aren’t sentimentally important, they are simply taking up space. If throwing things away is too much to bear, donate your unwanted goods to a local charity bin or op-shop. Just ensure your items are in working order and in good, clean condition. Otherwise, see if they can be repaired, sold online or given to friends and family.

2. More Buyers can Result in More WithOffersthe buyers out in force, open homes see an increase in people inspecting homes. Spring is one of the best times to sell your house as the influx of buyers can generate more offers. Receiving more offers will give you a better indication of where the market is sitting and allow you the chance to accept an offer that you’re confident and happy with.

1/590 HOVELL STREET, SOUTH ALBURY

Spring is the time of year where the real estate market sees a spike in the number of buyers and an increase in the number of homes for sale.

If you’re thinking of selling your home, spring is the prime time to act. Here’s 1.why:Spring is the Right Time for Buyers

SPRING TIME SALES

Spring sees an influx of buyers within the marketplace as it’s a great time to buy. Buying in spring allows people to settle into their homes before the holiday period, yet it also allows children to finish off the schooling year at their current school. Not only does a spring sale fit in well with people’s timelines, it’s also one of the best times to sell your house due to the inviting weather. The days become warmer and longer and your garden flourishes, making your home look more attractive to buyers.

With increased competition, buyers act quickly, thus reducing the amount of time houses spend on the market. If a property comes onto the market, buyers won’t wait around as they don’t want another buyer snatching their opportunity. They’re going to jump straight into inspecting the home and subsequently put in an offer if they like it. The good news for sellers is this reduces their time on market.

1/590 HOVELL STREET, SOUTH ALBURY

Spring can see higher sale prices due to the increased demand in the market. More competition between buyers drives up the price as multiple people fight to secure the winning price. The demand in the spring selling season can mean that the seller has more room to negotiate a higher sale price.

4. Less Time on the Market

There’s no doubt selling in spring has its perks. Not only does your home look more appealing in the warmer weather but it’ll also heat up the sale price, generate more offers and a quicker sale. If you’re thinking about the best time to sell your house, then use the spring selling season to your advantage. Contact Stean Nicholls and get a free appraisal today. eplace.com.au

I am most thankful for my original training which commenced with cleaning buckets, learning how to answer phones & communicating with our Thecustomers.coreof floral arranging encompassed every aspect of design from a corsage to large formal arrangements. This initial training has held me in good stead over the years.

To quote Monet… “I must have flowers always & always”

TENANT OF THE MONTH

Over the past 43 years of my career, of which 25 years have been running my own Floral Studios, I have continued to learn & never tired of the constant joy & beauty that flowers provide.

The industry has changed to become a much more ‘freestyle’ industry, more natural bouquets & less structure. I appreciate that I have had formal training which allows me use these skills as well as embrace the unstructured, informal arrangements which have such appeal today.

Flowersflowersinthelane.com.auAlburyhavegracedthislaneway for more than 50 years. Over those years continued good old fashioned customer service has been provided. We create arrangements daily using fresh blooms supplied by our local wholesaler. Flowers in the Lane offers a daily delivery service to local & surrounding areas (keep an eye out for our little van!). Our service extends to interstate & overseas deliveries using the renowned Interflora

TheNetwork.floristry industry, which I have been a part of since 1980, has evolved over the years. The industry has seen so many trends come & go (who would’ve thought baby’s breath would come back in vogue!!) it has also seen the introduction of courses including a certificate based course at TAFE.

I am eternally grateful for an industry that has stood the test of time. In my time…seeing the introduction of the GST, the interest rate surges & the most significant COVID-19! Through all, this industry has survived, even flourished. I can only put this down to the joy flowers bring to any occasion, flowers have proven to be a favourite go to.

DIRECTORS’ MESSAGE

Stean Nicholls open home numbers are still averaging around 48 group inspections over a four-week campaign, meaning that buyers are as active as ever in the market. Success rates at auction are also extremely strong. Stean Nicholls hosted four auctions on the 27th of August, with all four homes selling under auction conditions on the day. With great attendance at inspections coupled with high success rates at auction, the market looks primed for a busy spring season. The Sydney and Melbourne markets also now look to have corrected, with auction success rates climbing after an initial dip last month, and the return of consumer confidence. The rental market is still showing unwavering strength, with Stean Nicholls having a 0% vacancy rate (all properties are currently leased) as of the 29th of August. This in turn has pushed the median rent price to $450 per week for the Albury area, meaning those considering purchasing an investment property are well positioned to see great returns.

The recent spike in interest rate rises has caused uncertainty in the Australian housing market and has resulted in a drop of a few percent in the capital cities. Regionally, however, the market has shown continued consistency, primarily driven by the still shortened supply of building materials and available land, driving those who were hoping to build into the established housing market. There have been no signs of panic or stressed selling, and with rumours that banks are now adjusting the five-year rate downwards, signs are indicating that we are approaching the peak of the interest rate rises, and that they are likely to level off into next year.
