STRATEGIES FOR A SUCCESSFUL AUCTION DAY
Should you be actively involved in the real estate market—as a prospective buyer or seller—you may have to steel yourself for the exhilarating yet nervewracking experience of engaging in an auction or observing your own property being put under the hammer.
Given their life-changing potential for both parties, often fuelled by the auctioneer’s enthusiasm, auctions can indeed evoke a powerful mix of exhilaration, anticipation, and nervous tension for all participants.
Depending on the specific property and its location, auctions can serve as the most effective sales method, providing an accurate reflection of the prevailing market conditions.
However, it is crucial for both buyers and sellers to approach this process well-prepared, organised, and confident, having done everything within their means to optimise the outcome.
As Albury Wodonga’s spring auction season is swiftly approaching, here are some insights to help navigate the auction process successfully.
789 PEMBERTON STREET, ALBURY
For Sellers:
• Schedule your auction date carefully, striving for an uninterrupted four-week lead-up, preferably avoiding school term breaks and public holidays.
• Prioritise decluttering. Your sales agent can guide you on what needs to be addressed and can facilitate professional services if needed.
• Consider investing in property preparation for sale, which may include a garden makeover, painting, general repairs, high-pressure cleaning, and interior styling. Generally, every dollar invested in preparation can triple in returns on auction day.
• Dedicate resources to quality photography and videography. Effective property marketing hinges on visually captivating imagery. Drone photography, in particular, can be instrumental for international or distant buyers, allowing them to accurately gauge the property’s location and size.
• Ensure you are comfortable with the advertised quoted price range from the outset. You have a single chance at auction, so ensuring your expectations align with the market is paramount.

STRATEGIES FOR A SUCCESSFUL AUCTION DAY
For Buyers:
• Attend as many auctions as possible to familiarise yourself with their dynamics, the varying styles of auctioneers, and bidder interactions.
• Dress confidently—it can boost your selfassurance during this significant event. Having trusted companions along can provide valuable moral support.
• Inspect the property as thoroughly and frequently as possible. If convinced it’s the right choice, invest in a building and pest inspection for peace of mind.
• Make a point to introduce yourself to the auctioneer on auction day, maintaining a close presence and eye contact to ensure your bids are acknowledged.
• Secure your financial pre-approval to be prepared for immediate action.
If you need guidance on whether an auction is suitable for your property, or if you require advice on purchasing at an auction, don’t hesitate to contact a Stean Nicholls team member today.

THE UNDERESTIMATED VALUE OF A PROPERTY MANAGER

THE UNDERESTIMATED VALUE OF A PROPERTY MANAGER
In the realm of real estate investment, the selection of a proficient property manager is a decision of paramount importance.
A property manager serves as the linchpin between the property owner and the renters, ensuring smooth operations, timely rent collection, and meticulous maintenance. Below, we aim to offer comprehensive guidance and valuable insights into choosing the best property management team, a choice that can significantly impact the success of your real estate venture.
Firstly, it is essential to understand the role of a property manager. They are responsible for a plethora of tasks, including marketing your property, screening potential renters, handling lease agreements, managing maintenance and repair issues, collecting rent, and even dealing with eviction procedures. Therefore, the ideal property manager should possess a wide array of skills and a deep understanding of the real estate market.
Experience is a critical factor when choosing a property manager. An experienced manager will have weathered various market conditions and renter issues, equipping them with the knowledge to handle any situation that may arise. They will also have a proven track record, providing you with peace of mind that your investment is in capable hands.
Next, consider the manager’s communication skills. Effective communication is the bedrock of a successful property management team. They should be able to communicate clearly and promptly with both you and your renters. Regular updates on your property’s status, quick responses to your queries, and the ability to handle renter complaints with tact and professionalism are all hallmarks of a toptier property manager.

The property manager’s fee structure should also be examined. While it may be tempting to opt for the team with the lowest fees, this could lead to sub-par service. Instead, focus on the value they provide.
A slightly higher fee may be justified if the team offers comprehensive services, excellent customer service, and a proven track record of maintaining high occupancy rates.
The property management team’s size and resources are also crucial. A larger team may have more resources at their disposal, such as a dedicated maintenance crew, which can lead to quicker response times for repair issues.
However, a smaller team may offer a more personalised service, with a single point of contact for all your needs.
Lastly, it is advisable to seek references and reviews. Speak to current and past clients to gauge their satisfaction level with the property manager. Online reviews can also provide valuable insights into the team’s strengths and weaknesses.
Choosing the best property management team is a nuanced process that requires careful consideration of various factors. By focusing on experience, communication skills, fee structure, team size, and client reviews, you can make an informed decision that will ensure your property is managed effectively and profitably. Remember, the right property manager is not merely a service provider but a strategic partner in your real estate investment journey.

For newlyweds Dimity Sedgwick and Riley Hoysted, coming across the sale of their favourite little laneway cocktail bar was kismet. After taking over the 4-year-old business, it was a no-brainer for the couple to stick with the name “Temperance and General”, embracing this historic reference to the Temperance and General building in which the bar is located.
With Riley being a builder by trade and Dimity having a natural inclination for interior design, they saw nothing but potential in their new business. Design planning began straight away and thanks to Riley’s expertise (and hard work) they were able to complete their renovations within only 12 days, elevating the bar to a more modern design with a truly urban feel in the heart of Albury.
Both Albury locals, embracing the unique location and venue was obvious along with creating and extending a brand-new range of cocktails. Partnering with local brewery and distillery, Thirsty Devil, they now carry their own branded Vodka and Gin for their patrons to enjoy, as well as a range of other local beer, wines, and spirits. They love to keep it local in the lane, and supporting their community is top priority, second only to providing an excellent experience for their guests.
Stay tuned for their brand-new food menu, released in Spring, plus much more – It’s clear they won’t be stopping there. There is still so much more to come from this modest, but by no means small, business.
The past months have revealed fascinating trends and shifts that are shaping the market’s trajectory and influencing buyer preferences and investor decisions. Interest rates are poised to stabilize, offering a sense of assurance to both home buyers and investors. The appointment of a new head of the Reserve Bank of Australia has contributed to this expectation, signalling a potential period of stability in the interest rate landscape. This change comes at a time when the broader economic context is gaining attention, with media reports highlighting the financial pressures faced by the average household. These observations underline the importance of cautious financial planning and prudent decisionmaking.
A notable development is the indication that inflation is showing signs of slowing down. This shift has significant implications for the real estate market, potentially leading us into a more balanced environment. A more measured inflation rate can contribute to a stable market, benefitting both buyers and sellers. It’s a reminder that the landscape is constantly evolving, and staying informed is key to successful navigation.
The strong demand for real estate in our region remains steadfast. Despite the challenges posed by the waiting lists for new builds, buyers are actively exploring established housing options. This shift in attention
towards the established market has ensured that buyer demand remains resilient. This balance between supply and demand offers an encouraging environment for both buyers and sellers to engage in meaningful transactions.
The third quarter of 2023 has ushered in a range of promising developments. The anticipation of stabilized interest rates, evolving economic conditions, and shifting buyer preferences create a dynamic canvas for real estate activities. Our collective journey forward is marked by opportunities and the potential for mutual growth.
