The exterior styling is classically inspired. Routed in timeless principles of balance and proper proportions the exterior facades echo the beauty and authenticity of the Mediterranean Villa. Designed to be historically long and narrow, the homes massing allows primary rooms and corridors to have courtyard or garden views. Furthermore, the composition employs the formal organizing device of the axis to link interiors to exteriors. Often axis terminate into loggias and exterior walls that are punctuated by distinctive features and symmetrical window arrangements. Garden walls, pavilions, and lower side wings extend the house into the landscape. Exterior materials and authentic details create an image of permanence and substance. Stucco walls, cast stone columns, clay tile roof, and decorative metal work are used to create an Old World look. Combined with sensitive attention to details like a historic inspired cornice, base rustication, grided casement windows, and wide trim profiles the home projects a sense of timelessness and sophistication, not flimsy construction. Sited to take advantage of views, side sloping topography, and a west side pool placement, the home specifically resolves many unique site conditions while creating opportunities for indoor and outdoor living. The arrival side of the house features a tree-lined processional driveway and a large arrival courtyard, which refocuses attention toward a grand Mediterranean faรงade and entrance loggia. The river side of the house features a formal series of terraces for gardens, water features, pavilions and pool terraces organized along an axis. This axis is terminated on one end by a gazebo containing the whirlpool and on the other by the family room loggia. A secondary axis connects the master bedroom loggia, pool and garden pergola structures. Below the garden terrace is a kidney shaped lawn connecting a fanciful and historically inspired subterranean grotto. A meandering pathway leads to the river pavilion and river deck beyond. These elements, gardens and structures, work together creating a sequence

Home and site are wedded together through the use of axial vistas connecting interior and exterior gardens. Furthermore, the home is specifically designed around the clients unique design goals: functional criteria, lifestyle aspirations, and architectural imagery thereby expressing their distinctive tastes and dreams. The residence is, therefore, designed to be both visually memorable and functional.

Each level is specifically designed to meet the Givianpour unique pragmatic and aesthetic requirements. The lower level is designed around their entertainment goals, as a state-of-the-art media room accommodates their interest in music and movies. The arrival and family level is designed for family and large group entertaining. E N T R A N C E G AT E An impressive decorative metal gate, flanking stucco piers, and low garden walls grace the street entrance to the house. Like many historic villas, the house is sited upon the hilltop.
A tree-lined processional
driveway leads to the arrival courtyard; peering over the gate at the street, the house appears as a grand estate, slightly mysterious as glimpses of the tile roof and upper floors may be visible at different times of the year.

GARDEN TERRACE Like many villas of Italy, the garden terrace was considered integrally with the design of the house.
Interior rooms are
designed formally to take advantage of the gardens and exterior lounging areas. The family room loggia is located on axis with the garden terrace and the pool terrace beyond summer entertaining can therefore extend outdoors onto the terrace and large parties can be accommodated with ease. Notice that the garden terrace has been lowered a few feet from the living level, this allows for better views from the arcade to the river woodland.

GROTTO In keeping with the Italian spirit of delighting the senses, the house features the opportunity for an enchanting grotto. The grotto, or subterranean cave, was often used in great Italian villas of the past. Designed as a place for quiet contemplation or for entertaining guests, the grotto creates a place that is truly unique. A centralized statue or artwork is washed from an oculus above by water and light. Surrounding walls feature irregular textures combined with seashells and artifacts. A decorative wrought iron gate creates the entrance door to this below grade garden folly.
