A previous story in The Record stated that, according to UOP’s Center for Business and Policy research, construction is one area that will yield the largest growth over the next few years, along with finance and business industries. A good indication of that is the several housing construction projects underway in our community, as well as retail and distribution projects, including expansion. I’m excited to see what 2019 will bring. This issue of Port O Call will focus on growth and construction in our area.

2019 Construction Outlook Continued Growth a Slower Pace When you’re thinking about the Northern California construction market, San Joaquin County is central to this short term, projectbased work that needs specialized products and services. The seven year national recession provided little to no construction growth within San Joaquin County. This bad local economy drove construction workers into the fast-growing San Francisco Bay Area and made them a leading segment in commuting from San Joaquin County. That began to change as demand for industrial and warehouse space in San Joaquin County escalated in the last five years. In 2013, E-Commerce and manufacturers began to grow rapidly causing construction of 27 million square feet by 2019 and creating over 9,500 new full time jobs.

Major retail development has popped up in the surrounding communities of Livermore and Elk Grove, but little in San Joaquin County. The exception is Reynolds Ranch in Lodi and fill-in standalone stores at Tracy’s West Valley Mall. Growth of residential housing in San Joaquin communities has returned from the depressed markets of the recession with a low of 760 permits in 2007 to an increase of 2,000 permits in 2017 and forecasted to grow by 50 percent in 2018. As a result, Stockton was included as a top 10 housing market by Realtor.com based on existing home sales, prices, and amount of new construction.
