Pre-app by Knightstone Housing (Jayne Whittlestone – community empowerment officer, Michael Hanson GCP architects, Dave Summerhill development manager). − KHA are closing the Bristol office and wish to redevelop the site. − Present building is of poor quality, spawling bricks, poor insulation. Cheaper to replace. − Propose: 7 family homes (4 bedrooms) with gardens. 3 storey. − 12 1-bed flats − 6 2-bed flats − There is a need for one-bed flats, particularly following Benefit changes. − Local lettings policy to be considered. − Parking - 10 spaces. Apparently the parking in the adjacent flats is seldom full − Opposite Conservation Area. − Change of Use issue. nd − Timeframe: next – pre-app with BCC, then 2 pre-app with SPU (perhaps with Coordinating body), planning – summer '12, on site summer '13. − Send response to caroline.hughes@knightstone.co.uk (Development manager) within a fortnight, and copy in Alison Straw. 138 City Road (planning application) Action PB? − drying area in garden is a waste and spoils the garden. − Doors to bikeshed need to be visible from the house. − No need for bin store (they won't use it) st − the side balcony will overlook the neighbours. Should be replaced by a balcony on the 1 floor S window. 19 St Nicholas Road Action TEB − the group has been asked their views about the change of use to D1 (educational/public hall) of the large room at the rear. − The group made the following points − amply community resources already exist in the area which are underused. − The proposed extra resource is unwarranted − to open another would have a detrimental effect on existing community resources. − This would generate extra parking issues and traffic in an already congested street. − Increase hazard for local primary school caused by increased traffic. Pre-app letter to developers - agreed with a few changes.
