ST Pauls Unlimited Planning Sub-Group 4th April 2012 Present: Pete Bullard (chair), Tracy Edwards-Brown, Andy King and Dan Offord. Pre-app by the Salvation Army (Paul Sagger – Wellesley Architects, Ian Mountford, Ruth Williams) − propose to demolish the building on the corner of Brigstocke and Ashley Road. − New building to provide greater flexibility − more open-ness to the street. − Modern idiom – large panels of coloured render. Brick on ground floor. − Three stories, but no pitched roof. Response: − we liked the modern approach, but felt it needed more work on references to the surrounding streetscape. − We prefer one material to two ie no brick work on ground floor. − More vertical accents on the Brigstocke Rd facade. − We liked the better use of land. PB to write response. 140 Grosvenor Rd. ( Sophie Whitaker, Sue Hazledere) Pre-app by One25 − One25 need more office space. Their building is crammed. − The neighbouring building 140 Grosvenor Road is currently bed-sits/HMO. − Proximity to main building is essential. Response: − this goes against SPD10 (COU of a terrace house to office use), but mitigating factors are: − this is not going to set a precedent as the flow is in the other direction (from office to resi). − One25 are a valued local charity, providing an important service as well as local jobs, which will be housed in this building. PB to write response. Vertical Garden. City Road − differences between the coordinating body and the planning group on this indicate a need to give planning group members and the SPU chair the opportunity to challenge opinions expressed before they are sent. − Tracy will circulate all letters/e-mails for comment before sending. Surrey St/Portland Square. Renewal of consent. − no comment. 69 Ashley Rd. − no comment development in Montpelier.
