Please help us help you by reading the following information and doing a little troubleshooting prior to placing a maintenance call. By finding a circuit breaker or locating a reset button, solutions can often be found faster and easier. If further assistance is needed, we can be reached by calling 843.839.0099 and pressing “1”. If you have an emergency that will result in damage to the property or if you are locked out and our office is closed, please call our 24-hour answering service at 843.626.4078. Refrigerator/Freezer

Please understand that on check-in day your refrigerator has been opened for an extended period of time during cleaning and then filled with warm groceries. It usually takes at least 24 hours to return to normal temperature and cool your food and drinks. Maximum efficiency settings are 1 notch above medium in both refrigerator and freezer. Malfunctions will occur when you move to the highest setting. Try to avoid frequent opening and closing of both doors during your first night with us. This will help your groceries cool faster so that the refrigerator can stabilize. You may want to use a cooler for canned and bottled drinks in the interim. The ice maker may have only a few ice cubes ready when you arrive due to emptying, cleaning and sanitizing the ice tray. Please give the ice maker time to work properly.

Range/Oven

Many of our ovens are self-cleaning. The oven will not work if the door is locked. If this happens, please allow the cycle to finish before locating the release switch and opening the oven. From time to time a burner will become unplugged during cleaning. Please first check for disconnected plugs if a burner does not come on.

Televisions/Remotes

Most TV’s have a cable box so you can receive the maximum number of channels. The TV should be on channel 3 or 4 and should be on. If there is no remote control, please use the cable box to turn the TV on and off and to change channels. If there is a remote control, but it isn’t working, you may obtain new batteries at our office.

Dishwasher

Please do not use regular detergent in the dishwasher as it will overflow. Use automatic dishwasher detergent only. Please check the circuit breakers or the counter area for a switch if the dishwasher does not appear to have power.

Garbage Disposal

Gradually push small amounts of food into the disposal and always make sure the water is running. Continue to run the water until the drain is cleared. If disposal doesn’t come on at all, please check for the reset button, wall switch or circuit breaker.

Air Conditioning/Heating

Maximum efficiency settings are to place fan on “auto” and system on “cool” or “heat”. If your unit has more than one thermostat, both should be on the same settings. It will typically take several hours for your unit to cool or heat once you have arrived. Please adjust thermostats 2 or 3 degrees at a time so that a malfunction will not occur. Please just take a moment to check the circuit breaker if the system does not seem to have power. Simply flip the breaker off and back on again to see if it corrects the problem.

Washer/Dryer

Please don’t overload the washer and/or dryer! Don’t forget to empty the lint filter after every load. Please check the circuit breakers if either machine loses power. Should a leak occur, please be sure to turn the water to the washer off and call Seaside Rentals immediately to report the problem. In order to operate, doors must be fully closed.

Heated Pools

Please note that pools equipped with a heat source may only be heated during the following months: March, April, May and September, October. Pool heaters won’t operate if the air temperature drops below 60 degrees. There is an additional charge for pool heat. Call our office for more information.

Policies & procedures OFFICE HOURS: Our office is open 9:00 AM to 5:00 PM Weekdays and 9:00 AM to 4:00 PM on Saturdays with extended hours May through September. We are open on Sundays from 11:00 AM to 2:00 PM May through September. Book your reservation online 24 hours a day, 7 days a week at www.seasiderentalsonline.com WEEKLY RESERVATIONS BEGIN 4 PM SATURDAY AND END 10 AM THE FOLLOWING SATURDAY during summer months and may be made as far as a year in advance. Any deviation from the Saturday to Saturday check-in and check-out dates can only be made on a last minute basis and subject to availability of inventory. MINI-VACATIONS: Nightly reservations can be made on a last minute basis based on availability of inventory. Some restrictions apply and nightly reservations are easier to accommodate in the off season. CHECK-IN: is on Saturday between 4 PM & 6 PM. Seaside will do our absolute best to accommodate your check-in by 4PM but this is not a guarantee. Off season check in times will vary and may be earlier. Please plan your arrival accordingly. Do not go to your rental property prior to check-in at the office. Please notify all family members and guests of this rule. After you have checked in at our office and have received keys to your rental property please check the house upon arrival. Should the house not be clean or there is evidence of damage, please notify Seaside Rentals immediately. Please do not wait until you check out as this will prevent us from doing our best for you and will help assure us that the proper parties are held responsible for any damages. Our office closes at 5PM Monday thru Friday and 6PM on Saturdays during the season, and 4PM on Saturdays during the off-season months. If you will be a late arrival, please notify our office so specific arrangements can be made for you. Please check with our office for seasonal and holiday hours opening and closing times. CHECK OUT BEFORE 10 AM: Departure Maid Service is included in all rental rates. We ask our guests to prepare the house for departure by emptying the refrigerator, taking out all trash, loading and starting dishwasher, making beds, placing any rented linen in a bundle or in the linen bag and leaving at front door of house, close and lock all windows, close blinds and/or drapes, turn out all lights, lock doors and return all keys to our office. Should you depart prior to our office opening, you may drop keys in the key drop slot to the left of our office front door. NO late check-outs allowed. Failure to check out and return the keys by 10:00 AM may result in a charge. TAX: Tax rate may change without notice. As of printing the current tax rate is 11%. A DEPOSIT of half of the total rent plus RDW fee and optional Vacation Protection Insurance is required within 10 days of making your reservation. The final payment, including sales tax and accommodation tax on total rent and the optional linen rental will be due 30 days prior to check-in day. Any reservations made within thirty days of arrival will be due in full at time of booking. There will be a non-refundable RDW fee of $125 charged to all reservations to cover added guest services and administrative costs and includes a damage waiver for up to $1000 in reported accidental property damage. There will also be a resort fee of $50 added to all reservations. All final payments are required to be paid in full 30 days prior to check-in date. We accept Visa, MasterCard, American Express and Discover. No personal checks can be accepted less than 30 days prior to arrival. Seaside Rentals reserves the right to refund your deposit or discontinue occupancy if, in Agent’s opinion, occupancy is detrimental to premises. There will be a $35 charge for all returned checks due to insufficient funds. 56

TRAVEL PROTECTION INSURANCE: Seaside Rentals offers Red Sky Travel Insurance. The cost of this insurance will automatically be added to your rental agreement. If not declined with the initial deposit, the travel insurance cannot be cancelled or refunded at a later time. If you do not wish to purchase Red Sky Travel Insurance, you may delete the charge by initialing where indicated on the rental agreement. This trip insurance protection is optional, but strongly recommended. Included in the cost of travel insurance would be protection against loss of vacation time and financial investment due to severe storm evacuations, unexpected illness, death and other covered events. This insurance coverage is not available after final payment is made. Refunds of insurance are not given on cancelled reservation. No insurance refunds will be given at time of check in. This coverage is not available to residents outside the United States and Canada. Travel Protection Insurance cannot be purchased after a storm is named. If you have any questions regarding the insurance, please contact Red Sky Travel Insurance directly at 866-889-7409. ACCIDENTAL DAMAGE WAIVER: Included in your RDW is an accidental damage waiver of up to $1000. The waiver covers accidental damage to the rental property if damage is immediately reported to our office. Any intentional damage or damage caused by misuse of property will not be covered and Agent will charge directly to the guest account. CANCELLATIONS/CHARGES/TRANSFERS: Confirmed reservations are nontransferable and subject to the cancellation policy. Requesting to change/transfer a reservation to another home is a cancellation of the current reservation. No refunds are issued for early departures. In the case of a “No Show” the reservation will be considered a cancellation and is nontransferable and nonrefundable. If a reservation is canceled more than 30 days prior to arrival and the property is rerented, 80% of the reservation deposit* will be refunded. If a reservation is canceled within 30 days of arrival, all monies are forfeited unless the property is re-rented for the full amount of the original reservation at which time 80% will be refunded. If a reservation is canceled within 7 days of arrival, ALL monies are forfeited. Should the property re-rent, a refund of 80% of the paid re-rented rate* will be refunded. To help protect your vacation investment, Seaside Rentals recommends the purchase of Vacation Protection Insurance on all reservations. Reservation Damage Waiver (RDW) and Vacation Protection Insurance fees are nonrefundable. This applies to reservations canceled more than 30 days prior to arrival as well as reservations canceled within 30 days of arrival. LINENS: Our homes are fully furnished except for bed and bath linens. The full linen package will be automatically added to all reservations. Some of our homes’ rental rates include linens per owner request. You must initial the deposit request form if you choose to decline the linen package and wish to bring your own linens. Seaside Rentals also offers a package for bed linens only. Please ask your reservationist for the pricing for the property in which you are interested. Linen rental does not include bed setup or additional blankets. All items will be delivered to your rental property by 7pm on day of your arrival and will be picked up the day of your departure. Cancellations and changes without penalty must be made at least two weeks in advance of your arrival. OCCUPANCY is limited to the number of persons stated regardless of available beds. Exceptions are made only for children three years of age and younger. Misrepresentation may result in eviction without refund. GROUPS: : Rental agreements with our property owners prohibit rentals to school, church, or any other non-family groups, chaperoned or un-chaperoned, unless all members are 25 years of age or older. dings, receptions, social gatherings and/or parties must be approved at time of booking reservations and restrictions/limitations and deposits will apply. A $500 non-refundable fee will apply. Call a reservationist for details Toll Free 866-252-9930 FIREWORKS/GRILLS: No fireworks of any kind are allowed on any Seaside Rentals rental property. Grilling is prohibited on decks, balconies and under houses. Fireworks are illegal on the beach in the town of Surfside. PETS: Seaside Rentals has a large selection of dog friendly homes. No other Pets are allowed. Dogs must be approved at the time the reservation is made in a dog friendly home. Restrictions, limitations and pet fees apply. Call our office for details. Pets found in a non-dog friendly home could be cause for immediate eviction without refund. NO SMOKING: Smoking is not allowed in our homes. If found smoking in a non-smoking property a $300 Penalty for Smoking will be charged directly to the guest account. POOL SERVICES: All pools are professionally maintained during your stay. Many pools are equipped with heaters and can be utilized for a fee. Pool heat must be ordered at least 72 hours prior to arrival. Pool heating is available in the spring from March 1 – May 31 and in the fall from September 1 – November 1. Please allow our pool technicians to provide any adjustments or services to pool equipment. Service fees will be added to reservations for tampering with pool or equipment. Please note that pool heaters only heat when the exterior temperature is above 60°. NO adjustments or refunds will be issued for any mechanical failure or days in which exterior temperature fell below 60°. MAINTENANCE, REBATES, REFUNDS: Every effort is made to keep each property and its equipment in good working order. Please report any inoperative equipment or maintenance issues to our office promptly. We will make every reasonable effort to have the repairs made as soon as possible. No reduction, rebate or refund of rent will be issued for any operations failure of air conditioning/heat, dishwasher, refrigerator, disposal, TV, electronics, cable, internet, other appliances, or elevators. Service request called in after 5 PM may not be handled until the following day. PEST CONTROL: As many insects are indigenous to our temperature and climate, we suggest keeping all doors and windows closed. Please be aware that we make every effort possible to eliminate the occurrence of pests in our properties. We treat each property on a regular basis and do not make rate adjustments or refunds for any pest-related problems. UNIT FOR SALE: In the event that the property you are renting is on the market for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time and not interrupt your vacation. CONSTRUCTION: Tourism is the largest industry in our area and new houses are always being built. We cannot predict the location or time of construction activity in the area and may not be able to inform you at the time of making your reservation if construction will be near your accommodations area. Should construction be near your accommodations, we would ask that you please exercise patience and understanding. No refunds or moves will be allowed. ADVANCED TENTATIVE RESERVATIONS may be made during your stay for the corresponding week in next year’s season. A $25 reservation holding fee is required. This fee is not transferable and will not be applied to the deposit. This fee will be refunded only if the requested property is not available for your occupancy. Tentative reservations

must be confirmed with a full rental deposit prior to January 15th of the following year. If your reservation has not been confirmed by this date your reservation will be cancelled. MESSAGES & MAIL: Not all homes provide phone service. Properties with phone service will allow local calls only with a block on all long distance calling. You may bring a prepaid phone card to be used for long distance calling. Many of our homes offer wireless internet access. Please call our office for help in finding a property to suit your needs regarding phone and internet service. REMINDER: The following items may be needed during your stay: salt, pepper, sugar, coffee filters, kitchen towels, paper towels, toilet paper, soap, washing detergents, trash bags, cleaning products and coat hangers. These items are not provided by the owner or Seaside Rentals. ITEMS LEFT BEHIND: Seaside Rentals is not responsible for personal items left in rental units. If items are found they will be returned by an area mail house. Credit card information will be required to cover postage and handling. LOCKED CLOSETS: Most of our property owners maintain a locked closet and/or utility room in their house for storage of personal possessions. Please respect these locked closets and utility rooms. If you find a storage area or door that should be locked in the open/unlocked position. Contact our office and we will have it secured immediately. Failure to report, could result in your account being charged for items stolen or missing after your departure. They are not included in your rental. LOST KEYS should be reported to our office immediately. There will be a $35.00 service fee if it is necessary for our staff to bring you a key which had been lost by you during or after business hours. A service fee of $25.00 will apply to replace a lost key during business hours at our office. NOTE: Although every precaution is taken, errors in prices and descriptions do occur in printing. However, Seaside Rentals cannot be held responsible for changes made by homeowners, nature or printing errors. We reserve the right to correct such errors. All rental rates, furnishings and equipment are subject to change without notice. Every rental property is privately owned and reflects each owner’s individual taste and requirements. The condition of the property varies according to the age of the property and care given by the individual owner. If you have specific standards or requirements, we advise personal inspection of the rental unit prior to making your reservation. WE ARE UNABLE TO MAKE SUBSTITUTIONS OR REFUNDS UPON YOUR ARRIVAL.
