Rental Information Surfside Realty Beach Vacations

OFFICE HOURS:

Our office is open 8:30 AM to 5:30 PM Weekdays and 9:00 AM to 4:00 PM on Saturday with extended hours May through September. We are open on Sundays 11:00 AM to 2:00 PM March through September. Our reservation lines are open 8:30 AM to 5:30 PM weekdays with extended hours January through September. Book your reservations online 24 hours a day, 7days a week at www.itsabeachthing.com WEEKLY RESERVATIONS BEGIN BETWEEN 4 AND 6 PM SATURDAY AND END 10 AM the following SATURDAY (during summer months) and may be made as far as a year in advance. Any deviation from the Saturday to Saturday check-in and check-out dates can ONLY be made on a last minute basis and subject to availability of inventory. MINI-VACATIONS: We do require a two-night minimum for any reservation, and partial week reservations are taken no more than a week in advance or subject to availability of inventory. CHECK-IN IS ON SATURDAY BETWEEN 4 PM & 6 PM (possibly later some Saturdays) DURING JUNE, JULY & AUGUST ONLY (for OTHER months, please check with our office for check-in times). Please plan your arrival accordingly. DO NOT GO TO your rental unit prior to check-in at the office. Should a car be parked at the unit the inspectors will by-pass the unit, which may delay your check-in. Please notify all family members and guests of this rule. After you have checked in at our office and have received keys to your rental unit, please check the unit upon arrival and should the unit not be cleaned or there is damage, please notify Surfside Realty immediately. Do NOT wait until you check out. This assures us that the proper parties are held responsible. Our office closes at 5:30 PM Monday thru Friday and 4PM on Saturdays (during the off-season months). If you will be a late arrival, please notify our office so specific arrangements can be made for you. (Please check with our office for regular and holiday hours for opening and closing times.) TAX: Tax rate may change without notice. As of printing the current tax rate is 12%. CHECK OUT BEFORE 10 AM. Departure Maid Service is included in all rental rates. We ask our guests to prepare the unit for departure by emptying the refrigerator, taking out all trash, loading & starting dishwasher, making beds, placing any rented linen in a bundle or in the linen bag and leaving at front door of unit, close & lock all windows, close blinds and/or drapes, turn out all lights, lock doors and return all keys to our office. Should you depart prior to our office opening, you may drop keys in the key drop slot to the right of our office front door. NO late check-outs allowed. Failure to check out and return the keys by 10:00 AM may result in a charge. A DEPOSIT of half of the total rent is required within 2 weeks of making your reservation, time permitting. On ALL Internet reservations a 50% deposit is due within 1 week, time permitting. The final payment, including sales tax and accommodation tax on total rent, will be due 30 days prior to check-in day. There will be a $100 non-refundable reservation damage waiver fee which covers the guest up to $1,000 in reported, accidental damages during your stay. There will also be a Resort fee of $30 added to all reservations. There will be a $35 charge for all returned checks. ALL final payments should be PAID IN FULL 30 days prior to check-in date (including last minute reservations); we do accept Visa, MasterCard, American Express and Discover. NO personal checks accepted less than 30 days prior to arrival. THIS AGENCY RESERVES the right to refund deposit OR discontinue occupancy if, in Agent’s opinion, same is detrimental to premises.

TRAVEL PROTECTION INSURANCE: Surfside Realty Co., Inc. is now offering CSA Travel Protection Cancellation/Interruption Plan insurance. The cost of this insurance will automatically be added to your rental agreement. If you do NOT wish to purchase CSA Travel Protection insurance, you may delete the charge by initialing where indicated on the rental agreement. This trip insurance protection is optional, but strongly recommended. We would advise you to purchase this travel insurance, so you and your family will be reimbursed in cases of unforeseeable events. Included in the cost of travel insurance would be protection against loss of vacation time and financial investment due to severe storm evacuations, unexpected illness, death and other covered events (too numerous to list in this space). If you have any questions regarding the insurance, please contact CSA, Inc. directly at 866-298-6846. No cancellation of trip insurance once payment is received. No refunds of insurance on cancellation of reservation. NO INSURANCE REFUNDS WILL BE GIVEN AT TIME OF CHECK-IN. This coverage is not available to residents outside the United States and Canada. CANCELATIONS: If a reservation is cancelled more than 30 days prior to arrival 80% of the reservation deposit will be refunded IF the property is re-rented for the full amount of the original reservation. If a reservation is cancelled within 30 days of arrival, ALL monies are forfeited unless the property is re-rented for the full amount of the original reservation. If a reservation is cancelled within 7 days of arrival, ALL monies are forfeited. LINENS: Our homes are fully furnished EXCEPT for linens. The full linen package will be automatically added to all reservations. You must initial the deposit request form if you choose to decline the linen package and wish to bring your own linens. Surfside Realty also offers a package for bed linens only. Please ask your reservationist for the pricing for the property in which you are interested. Linen rental does not include bed set-up. All items will be delivered to your rental unit by 7pm on day of your arrival and will be picked up the day of your departure. Cancellations and changes without penalty MUST be made at least two weeks in advance of your arrival. OCCUPANCY is limited to the number of persons stated regardless of available beds. Exceptions are made ONLY for children four years of age and younger. Misrepresentation may result in EVICTION without refund. GROUPS: SHOULD A GROUP MISREPRESENT ITSELF, IT WILL BE REQUIRED TO VACATE PREMISES IMMEDIATELY, WITHOUT REFUND. NO HOUSE PARTY GROUPS—CHAPERONED OR UNCHAPERONED—UNDER AGE 25. ACCOMMODATIONS are strictly limited to the number shown. The number must be observed. Overcrowding is NOT permitted. An occupancy list required on ALL Internet reservations. FIREWORKS/GRILLS: NO FIREWORKS of any kind allowed on any Surfside Realty rental property. GRILLING IS PROHIBITED on decks, balconies and under houses. Fireworks are illegal on the beach in the town of Surfside.

Rental Information ABSOLUTELY NO PETS ALLOWED IN ANY CONDOMINIUMS. There are numerous houses that allow pets. For information on properties allowing pets please call our office, or choose "Pet Friendly" on our website. A NON-REFUNDABLE pet fee will apply. NO SMOKING in any rental property that is designated as a non-smoking unit. PARKING RESTRICTIONS: Condominium parking is limited to two cars per unit, with SOME condominiums allowing only one car per unit. Please check with your reservationist. Campers and motor homes are not allowed to be hooked up or used on any rental property. Some condominium complexes do NOT allow recreational vehicles, trailers, or motorcycle parking. POOL SERVICES: All pools are professionally maintained during your stay. Many pools are equipped with heaters and can be utilized for a fee. Pool heat must be ordered at least 72 hours prior to arrival. Pool heating is available in the spring from March 1 – May 30 and in the fall from September 1 – November 1. Please allow our pool technicians to provide any adjustments or services to pool equipment. Service fees will be added to reservations for tampering with pool or equipment. Please note that pool heaters only heat when the exterior temperature is above 55°. NO adjustments or refunds will be issued for any mechanical failure or days in which exterior temperature fell below 55°. MAINTENANCE, REBATES, REFUNDS: All equipment in each rental unit should be in working order. Please report any inoperative equipment to our office promptly! We will make every reasonable effort to have the repairs made as soon as possible. NO REDUCTION, REBATE OR REFUND of rent will be issued for any mechanical failure of air conditioning/heat, dishwasher, refrigerator, disposal, TV, washer/dryer or other appliances, or elevators. NOTE: Service requests called in after 5PM MAY NOT be handled until the following day. PEST CONTROL: As many insects are indigenous to our temperature climate, we suggest keeping all doors and windows closed. Please be aware that we make every effort possible to eliminate the occurrence of pests in our properties. We treat each property on a regular basis. We do NOT make rate adjustments or refunds for any pest-related problems. UNIT FOR SALE: In the event that the property you are renting is on the market for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time and not interrupt your vacation.

CONSTRUCTION: Tourism is the largest industry in our area and new houses are always being built. We CANNOT predict the location or time of construction activity in the area and may NOT be able to inform you at the time of making your reservation if construction will be near your accommodations area. Should construction be near your accommodations, we would ask that you please exercise patience and understanding. NO refunds or moves will be allowed. TENTATIVE RESERVATIONS may be made during your stay for the corresponding week in next year’s season. A $25.00 reservation holding fee is required and DOES NOT apply to the rental rate. This fee is not transferable and will be refunded only if the requested unit is not available for your occupancy. Tentative reservations must be confirmed with a full rental deposit prior to January 15th of the following year. If your reservation has not been confirmed by this date; your reservation will be cancelled. NO MESSAGES will be delivered. NO LONG DISTANCE PHONE CALLS permitted in units equipped with telephones. A pre-paid long distance calling card is needed for any and all long distance calls. In the age of cell phones, many rental properties do not have land lines. CHECK for the following items that may be needed during your stay: salt, pepper, sugar, coffee filters, kitchen towels, paper towels, toilet paper, soap, washing detergents, cleaning products and coat hangers. These items are NOT provided by the owner or the rental agent. MONEY: We suggest that you bring CASH or TRAVELERS CHECKS as NO personal checks can be cashed on the Grand Strand. ITEMS LEFT BEHIND: Surfside Realty Co., Inc. is NOT RESPONSIBLE for personal items left in rental units. If you request us to pick up and mail items to you, if found, they will be mailed at your expense. LOCKED CLOSETS: Most of our unit owners maintain a locked closet and/or utility room in their unit for storage of personal possessions. Please respect these locked closets and utility rooms. They ARE NOT included in your rental. LOST KEYS should be reported to our office immediately. There will be a $35.00 service fee if it is necessary for our staff to bring you a key which had been lost by you during or after business hours. A service fee of $15.00 will apply to replace a lost key during business hours at our office.
