end Lease’s privatized military family housing spans 21 installations across 12 states. In partnership with the Department of Defense through the Military Housing Privatization Initiative, Lend Lease is responsible for the ongoing renovation, development, maintenance, and management at each of its projects for 50 years. Leadership at each respective property employs a number of effective tactics to attract potential and retain current residents, including incentive campaigns, high-end amenities, and regular programming to promote a sense of community. In order to increase the appeal of the units, management utilizes model homes to give potential residents an idea of what life would be like while living in a Lend Lease community. “Our goal is to maintain occupancy at the highest level possible across the portfolio,” said Marc Sierra, managing director for Lend Lease (US) Public Partnerships. “Our property managers are constantly evolving their strategies to remain competitive in each respective market, and model homes have passed the test of time in terms of effectiveness for attracting residents.”

Model Homes at Work Tierra Vista Communities, a Lend Lease property that serves Los Angeles Air Force Base, had particularly good luck in attracting potential tenants to the community’s Fort MacArthur neighborhood with a three-bedroom model home. The community welcomes eligible tenants other than active-duty military, and has done exceptionally well in attracting local police, fire, and emergency medical technicians, thanks to the strategic placement of its model home. The model home has helped to revitalize the community, showcasing the potential of the historic neighborhood with stunning views of the nearby coast. “Showing our model provides a scale for potential tenants,” said Jerry Schmitz, vice president and regional project director for Tierra Vista Communities. “They’re able to imagine their own belongings in the home much easier when they can compare the model furniture to what they already own and need to move. It has provided valuable peace of mind to residents who are moving across the country and, occasionally, across the world.” In 2007, Island Palm Communities (IPC), a Lend Lease property at Army Hawaii, introduced model homes in an effort to attract more single and unaccompanied service members. Thanks to senior leadership buy-in, the model homes effectively attracted eager tenants to the legacy homes in the community. IPC currently utilizes two model homes in Schofield Barracks, the legacy area of the property’s Patriot Housing Community. In order to attract potential residents to the older homes, IPC representatives show one of the model homes with a list of customizable elements for new residents to choose from: “Residents are usually pleasantly surprised to see the model home,” said Peter Sims, vice president and regional project director for IPC. “Showing our model home resulted in 27 leases during April and May of 2014. Those leases were critical in maintaining our occupancy before peak [permanent change of station, or] PCS season.” Campbell Crossing at Fort Campbell takes a different approach with its model homes. Instead of showcasing older or historic legacy homes that have not been upgraded, the management team has invested in staging legacy houses that have been renovated to attract potential residents. As part of Campbell Crossing’s ongoing out-year renovation plans, a spacious, three-bedroom, ranch-style home in the Werner Park community features new fixtures; updated flooring; and a large, fenced-in backyard. Project managers also are working on a four-bedroom, two-story, Company Grade model in the New Drennan community to show officers the convenience of renting a home on Fort Campbell. “We stage the homes with furnishings from CORT Furniture, and purchase additional decorations from local businesses,”

said Mike Goodwin, project director for Campbell Crossing. “At this point in time, the model’s purpose is to showcase the new renovations and demonstrate to our new and current residents alike the potential of residing in a Campbell Crossing home.” Like Campbell Crossing leadership, property managers across the broad Lend Lease portfolio have developed key partnerships to ensure that model homes remain effective and attractive. Atlantic Marine Corps Communities (AMCC), the largest privatization project in the Lend Lease’s privatized military family housing portfolio, has partnered with Marine Corps Community Services to decorate and furnish model homes in some locations with products from the Marine Corps Exchange. “The partnership has been beneficial for both parties,” said Hilary Hawkins, project director for AMCC. “We showcase the Exchange furniture in the homes to give prospective residents a vision of how they could live there. This encourages potential and incoming residents to then
shop at the Exchange for savings and other perks.” As competition for rental housing near military installations continues to grow, creativity in marketing quality housing located on base is ever-evolving and an effective and necessary tool in our leasing program. Lend Lease project directors have seen that to be true, but agree that some traditional tactics remain effective when executed correctly. “Moving to a new base and searching for new housing can be quite taxing and stressful on military families,” said Sierra. “We honor their service to our nation, and we try our best as a company to reduce their apprehension in any way we can. Yardi: Supporting Service Members and Families on the Home Front
I
n 2003, the U.S. Army, seeking to manage an immense global portfolio consisting of single-family homes, dormitories, and privatesector rentals, engaged Yardi Systems to create a workflow, reporting, and integrated real estate management solution to help the U.S. Army manage its global housing portfolio. The company developed Yardi Voyager® for Military Housing, a customized, fully integrated program derived from a single database that is shared globally via the Internet. The Army’s housing offices were transformed from more than 100 disconnected offices to a smoothly operating network. Since then, Yardi has applied best practices in property management to help provide service members safe and comfortable housing for themselves and their families. This effort has produced significant achievements, including better management, analytic reporting and accountability through automation of processes and accounting systems, delivery of better housing choices and amenities to service members, and new efficiencies through continual upgrade of systems and procedures.
