With progressive ideas and a talented team of architects, artists, makers and strategic thinkers, we have grown organically to a thriving team of 17 over 2 locations in 8 short years. We are a business built on strong cultural values and relationships and have built a collaborative network of Scottish talent since our inception, from which we assemble the best team for each job. We approach each challenge with fresh enthusiasm and believe projects are most successful when all ideas are heard. In resourcing each project, we carefully consider the experience of our staff to ensure clients are working with the most knowledgeable and experienced staff for the job specification. We encourage and support the growth and development of our colleagues, and regularly promote training courses and accreditations to strengthen our team. In addition to ARB charterships, our collective CV includes an in-house artist, RICS mediator, Approved Certifier of Design (Section 6), Principal Designer and APEAS examiner.

INTERIORS Alongside our architecture commissions, we
are
often
appointed
to

out interior design, creating highly functional and beautiful spaces to live, work and enjoy. Our work is carefully considered, drawing from the context and user requirements, rather than being informed by one particular style. We work with clients to understand their business, to incorporate brand values and current and future requirements. We can also work with suppliers to dress spaces for prospective buyers or promotional photography.
BIM LBA are invested heavily in BIM software and training and are working efficiently at BIM level 2 across multiple projects. We strongly advocate the use of BIM processes, streamlining costs and maximising efficiency.
LEISURE Our team collectively have fantastic experience working on leisure projects, from boutique hostels to luxury castles for hire. We recently completed CoDE Pod Hostel; a unique luxury hostel in the heart of the Old Town, which welcomed its first visitors during the Edinburgh Fringe in 2019. We have a wealth of experience in the conversion of, and alterations to, listed buildings. Carlowrie Castle, previously a family dwelling, has been sensitively converted into a luxury nine-bedroom venue for hire. Following the success of alterations to the existing building, LBA have been commissioned to design luxury new-build cabins for additional accommodation.

C A R L OW R I E CASTLE Carlowrie Estate consists of an 1892 Scots Baronial castle within a parkland setting. The A listed property, previously used as a family dwelling, was converted into a luxury nine-bedroom venue for hire - with replacement Orangery, manager’s cottage, office within the walled garden, stable conversion, conference facilities and a cedar clad new build to form a Bio-mass plant. The castle has been transformed into a very unique offering, with luxury en-suite bathrooms to the rooms within the castle. The traditional fully glazed replacement Orangery caters for functions and weddings and opens on to the stunning mature landscaped gardens. LBA have been retained for further development on the estate to create additional sleeping accommodation for guests, including luxury cabins and converting the stables in both suites and self-catering accommodation.

CoDE POD HOSTEL This A Listed former Courthouse and Police Chambers sits within the prestigious Parliament Square in the heart of the Old Town, which is constantly abuzz with tourists and visitors. This historically rich property has been transformed into a luxury pod hostel, as the flagship venue for CoDE Hostels. LBA’s approach for this project was to sensitively preserve any original features, with localised repairs being exposed, honest and clearly identified as new. The design enables the original function and form of the building to be a central component of the visitor’s experience. The room types range from very small vaulted rooms, which were the original cells, with little natural light, to large congregating spaces, originally courtrooms and an entrance foyer. The design concept is all about the preservation of this magnificent building, working with the existing structure rather than redefining it.
C ARLOWRI E CABINS
The setting of the 12 cabins is within the mature grounds of the A Listed Carlowrie Castle, nestled behind the dominant stone wall to the formal gardens. Contrasting against the historic backdrop but at the same time sympathetically blending with its context of natural materials, the new additions are of their time and contemporary in style. The design approach is to create natural looking cabins that use timber cladding and large panes of reflective glazing to blend with the surroundings and sit elegantly within the landscape. A sense of connection between the occupant and the landscape will be achieved through the simplicity of the design and the focus on the external spaces. The design is simple and reflective of a traditional basic summer cabin, minimising its impact on the surroundings and floating within the woodland setting.

W I L L I A M S TO N E FA R M STEADINGS Nestled on the edge of North Berwick, this romantic collection of 17th century farmhouse and steadings could transport you to rural France. This project has brought these buildings back into use by an innovative and design-led solution not seen before on other steading developments. The three 3-bedroom dwellings are all different in character, however a coherent and consistent approach was implemented creating a harmonious award-winning development. Steadings traditionally have minimal openings, so new openings had to be sympathetically designed in terms of position and scale. Modern openings were wrapped in Corten steel, ensuring these read as new, whilst glazing was set back to highlight the depth of the historic walls.

WELL C O U RT HALL Located in the leafy, tranquil setting of the Dean Village, this A Listed architecturally quirky and iconic building reflects the Arts and Crafts movement, with red sandstone and a red pantile roof. LBA were delighted to take this former community hall and transform it into a luxurious threebedroom serviced apartment over three floors. The two-storey hall houses the open plan kitchen, living and dining, with the kitchen nestled below a mezzanine level. The mezzanine is the showcase of the project as it is completely encased in full height glazing and houses the master suite. The master suite also utilises the iconic clock tower which has been converted into a luxury master en-suite with a threestorey vaulted ceiling.

R E T A I L LBA have experience developing spaces for luxury retail, from full strip out of existing interiors to bespoke furniture design and branding. The ethos and history of the brand is extremely important in how we design, so we take the time to get to know our clients and their products, which inspires materiality, detailing and colour scheme. We have also taken on the role of retail branding in previous projects. We have a strong marketing team with experience in typography, logo design and brochure production.

HAMMOND’S Located in the prestigious St George’s Kew Bridge development on the River Thames, Hammond’s provides a high quality butchery and delicatessen. The brief was to create a luxury retail environment that conveyed the traceability of the organic high quality produce. The finished shop presents the familiar feeling of a traditional butchers shop, but with a contemporary edge. The butchery section’s contemporary square glass display chillers contrast against a much softer palette of salvaged timber and traditional brick tiling in the delicatessen. This was a particularly interesting project for the practice, consulting in all details from the re-branding to the interior fit-out.
PA D LIFESTYLE
This existing A-Listed retail unit had been a greengrocer for over 30 years, latterly left empty and in a state of disrepair. Our client, specialising in interiors, purchased the property with a clear clear vision for the refurbishment. PAD lifestyle provides unique home and fashion brands from across the globe and their space had to allow for constantly changeable displays and lighting. Many fantastic original features were uncovered during the strip out and have been reinstated and incorporated into the current design. The studio now provides a warm and bright setting for all of Pad’s high-end brands. The result is a chic, simple backdrop that complements the various brands and designers.

ARCHERFIELD WA L L E D GARDEN Proposals for Archerfield Walled Garden seek to alter and extend the existing facilities, as part of a five year growth plan for the estate. The vision for the development is to create a flexible venue, which connects the existing building to the garden, providing a community space to support the wide variety of events hosted by the venue. Proposals include internal refurbishments, upgrading to the existing facade, a Glasshouse and a new events space. Interpreting the client’s brief, it is intended that the design will ensure a timeless, high quality destination visitor attraction and a sustainable legacy for Archerfield Estate.

S T R AT H B E R RY LBA have teamed up with luxury designer brand Strathberry over the last few years, consulting on the fitout of their beautiful Burlington Arcade store and new Edinburgh west-end HQ. In the prestigious, grade II listed Burlington Arcade in London, the brief was to create a luxury retail environment, establishing the debut store’s aesthetic. The boutique was designed to showcase the artisanal nature of the brand’s products, reflecting Strathberry’s values and creating a sumptuous interior. The design aesthetic established at the Arcade paved the way for the refurbishment of the new HQ in Edinburgh, sharing the same detailing of brass and teak, fitted out to suit the originally proportioned front principal room of the Georgian townhouse.

O F F I C E Our team at LBA are able to demonstrate significant experience of delivering office projects. Based in Edinburgh’s New Town, within a World Heritage Site, we have particular experience in the sensitive conversion and alteration of historic buildings. As an office we are focused on sustainable design and so our team are experienced with BREEAM certified fit-out, conversion and new build projects that provide efficiency for owners and healthy spaces for occupiers. With a background in both Cat A and Cat B works we have experience working closely with both owner/occupiers and developers. The former has afforded us an insight into operational needs of short term and long term occupiers across various scales. Our team have delivered a number of offices of note; from converting a derelict former shop to an open plan office with bespoke furniture, to a £40m multi-use development combining office and hotel space.
