Castelo Branco Office Park is one of the most modern office building complexes currently under development in Brazil. Tishman Speyer brought to Barueri, in the Greater São Paulo, an international level of corporate building complexes. When completed, the project will include eight office towers, as well as a hotel and commercial centre offering different services and a food court. The architectural project was designed by KOM Arquitetura, one of the most important offices in Brazil, involved in major commercial developments all over the country. Due to the complex’s enormous potential, covering over 500 thousand square meters, it is being built in different phases. Two tower blocks have already been delivered, and are working at full steam. The Jacarandá building, inaugurated in 2009, has 31,900m² of leasable area and 699 parking spaces. In 2013, the Jatobá tower opened its doors, with 32,000m² of leasable areas and 709 parking spaces. Both towers have 14 floors of office space, each with up to 2,380m² of flexible area, built according to the Core & Shell concept: floors free of pillars and easily adapted to the individual needs of each client. This project has been designed to meet the needs of large Brazilian and multinational companies seeking a strategic location, close to the country’s largest and busiest city – São Paulo – with close to 12 million residents. The need for new and large real estate projects in the city, combined with the challenges posed by the city itself, such as congestion and sky high rental prices for quality corporate spaces, have driven companies to search for locations in other nearby areas that offer greater fiscal incentives. Household names such as Philips, Redecard, Azul Airlines, and others, have installed offices at Castelo Branco Office Park. The project is now attracting more and more interested clients. By the time it is completed, Castelo Branco Office Park will offer over 283,000m² of leasable area. Its third tower is scheduled to begin construction in 2014, which will consolidate the project as the best corporate option in the region, a real hub for economic development and an example of the high standards set for other Tishman Speyer developments in Brazil and abroad.
