A FEW THOUGHTS ABOUT 2020 AND THIS MARKET REPORT • In every way imaginable, 2020 was like no other year we have ever seen. This more than holds true for real estate in the Sun Valley area, which saw every conceivable real estate record get shattered. • The flurry of activity began in late May after our mandatory lockdown protocols were lifted. At that point, properties started going under contract at a record rate. • From late May on, the activity never slowed. Even historically slower months, like November and December, saw production that easily eclipsed the highest levels of our “normal” busiest months. • Overall, 2020 established high-water marks for: • Sales.............................................1286 • Sold Dollar Volume.....................$1,244,014,821 • Sales Price for a Home...............$18,000,000 • Sales Price for Vacant Land......$23,000,000 • Average Sales Price...................$967,352

The figures do not take into account off-market sales, commercial leases, mobile homes, mines, undisclosed sales, FSBOs and other market anomalies. • Several micro-markets (North of Ketchum, South of Ketchum, Bellevue & Beyond, Custer County) do not have Condo/Townhome figures, as there are no such units in these areas. • The numbers in each table don’t always add up due to reporting idiosyncrasies, such as Fractional Sales, Garages, Co-listings, Leases and other ways to report a transaction. • Information is deemed to be reliable, but is not guaranteed.
