OUR KNOWLEDGE OF THE PAST INFORMS HOW WE SEE BUILDING FOR THE FUTURE Building Control isn’t simply about constructing or altering a building. Our expertise encompasses everything from fitting out the shells of new builds or the restoration of existing structures to conservation projects, making them ready for occupation. Our department draws on an archive of maps, plans and records that span hundreds of years – an invaluable resource. If you are planning a refit of an existing building, it is likely that our surveyors will have been involved in setting out earlier configurations of the same building a generation earlier.

Knowledgeable
Our experience is second to none. We have qualified specialists in the fields of civil and structural engineering, fire engineering, mechanical and electrical (M&E) and drainage as well as being all round building control surveyors. We are able to use this extensive knowledge to provide innovative solutions for achieving compliance whilst also meeting client and design team ambitions for projects.
Privacy
We are totally impartial and offer complete confidentiality. We hold extensive historical records of buildings that we have dealt with, which may be accessed.
Unique
We are the only organisation allowed to administer the London Building Acts within the Square Mile and can offer a reduced fee for this service when used in conjunction with our Building Regulations function.
Fire Risk Assessments
The Regulatory Reform (Fire Safety) Order 2005 requires that all nondomestic premises undertake a suitable and sufficient assessment of fire hazards and risks, identify general fire precautions, and ensure safe escape, we can undertake this assessment for you should you wish. Our team of accredited & experienced Fire Risk Assessors will survey your premises and provide a report using the LABC Fire Risk Assessment template – all fire risk assessments will be consistent, following the same methodologies and reporting structure. Relations
We have a very close working relationship with the London Fire and Emergency Planning Authority (LFEPA) and participate jointly on various fire safety committees; we vet all fire safety proposals and fire engineering solutions in house before consulting the Fire Service.
In-house
We work extremely closely with the other divisions and departments within the City of London Corporation (e.g. Planning and Highways) and can be used as a point of contact for on-going consultation.
Standards
Members of our staff sit on British Standards Institution committees and other policy-making groups and therefore we can guarantee that we can have the most up to date knowledge of current and upcoming technical and legislative thinking.
Location
Our office is ideally located within the City, making site inspections possible at a range of times and at short notice. Flexibility and the option of out of hours inspections means we can offer an unsurpassed level of service.

We are a non-profit making organisation and the fee we quote is fixed, irrespective of the number of meetings or site inspections. Our Quality Management System is certified to BS EN ISO 9001:2008.
Relaxations
Only local authority building control is permitted to dispense parts of the Building Regulations.
Safety
Our staff also deal with dangerous structures to ensure the safety of people in and about buildings.

Through the LABC Services Partner Authority Scheme we can join with you and deal with your building control issues on a national basis.

Case Study
ONE NEW CHANGE One New Change is a six storey building with three floors for retail use and a very large roof terrace for the public. The concept Architect, Jean Nouvel, has given the building a very complex glazing treatment to the curtain walling, which changes subtly from transparent to matt and to opaque. Tak Chung, Project Surveyor on the development, says: “Our multi-disciplinary team met regularly with the design team and the client, particularly during the initial stage of the project and later on site. We had excellent communications with the team, including the contractors, to resolve any issues promptly and maintain the critical path of the project. This landmark development won 14 major Awards including the LABC Supreme Award.”

Case Study
DOUBLE TREE BY HILTON (FORMERLY MINT HOTEL)
PEPYS STREET
The 11-storey Double Tree Hotel has 583 bedrooms located on nine floor levels. It is the largest hotel ever built in the City of London. Ken Harrison, Project Surveyor on the development, says: “Overall, the project went well. We had excellent communications with the team and held regular meetings and site inspections. Combined with an innovative method of construction and design, together with the off-site manufacturing process (for example bathroom pods, composite stone cladding panels, and pre-cast concrete structural elements) reduced the programme time by three months. Issues were discussed, dealt with swiftly and all parties were kept informed.”
