WELCOME . . . . . . . to the IABA Annual Parade of Homes. Each year we bring you the opportunity to view new homes constructed in our area over the past 12 months. The array of homes are in various stages of construction in order for you to see the process of building in more than just the finished stage. Keep in mind that some of the homes you will be touring are owned and occupied so we ask you be respectful of the occupants possessions and personal spaces. We are also pleased to expose you to the different styles and skills of the Builders in our area . . . one of them may be just the right professional to build your dream home! The maps provided in this magazine are general and NOT TO SCALE. The written directions will be much more important to pay attention to if you are unfamiliar with the area. There are many different ways to access the homes on our Parade and if you know a different route or a short cut feel free to take it. The Sunrise Home - Passiv Haus at Latidue 64

The Sunrise home is the northern most Passiv Haus in North America and a milestone in energy efficiency. The home is super insulated with over 12 tons of cellulose and powered and heated by a 480 SF solar thermal system with an internal 5000 Gal annual heat storage tank and a custom masonry heater. There is no conventional fossil fuel source or backup heat. The home features many prototype designs and ideas from the mass loaded foundation system to the diffusion open wall system without a typical vapor barrier. The home was specifically designed to utilize passive solar heat gains as much as possible whilst maintaining a comfortable indoor temperature. Since mid-February the passive heat gain from the sun maintained the home at 68-72F without additional heating. Besides superinsulation the home features many Green Building techniques from VOC free adhesives, paints and stains to dual flush toilets and high efficient appliances. Local materials were used as much as possible during construction and the natural feel creates a connection between the inside and the outside and creates a feel of “home”. Air filtration with proper ventilation creates a healthy indoor climate. All the systems are networked and integrated with a smart panel which allows for remote monitoring and interaction with the homes systems. The current missing link is the installation of a 5KW Photovoltaic system that is planned to bring the home to a zero energy building.

This property was originally homesteaded by Carl R. Herning in 1943. The original house consisted of a one room log cabin. As the family grew so did the house, eventually totaling 5 bedrooms, 2 bathrooms, a spacious kitchen, custom cabinets throughout and of course the famous “sunroom.” Not to mention the basement was dug out by hand, one bucket at a time. When Carl passed away in 1988, Mattie Lee wanted a heated garage, hence the 1200sq garage was built. HAVE YOU CONSIDERED A NEW HOME OVER A RESALE? Here is a little food for thought . . . 1. Customization: Many home builders allow buyers to participate in the process of designing their property, which helps create a living space specifically tailored to the consumer's tastes. 2. Building envelope: Increasingly higher demand for energy efficiency dictates that newer homes perform much higher from an efficiency standpoint compared to older homes. 3. Green appliances: The more energy-efficient mechanics of the house also help reduce utility bills for new home buyers. Newly-constructed homes often include green systems and appliances—like high efficiency stoves, refrigerators, washing machines, water heaters, furnaces, or air conditioning units—that homes built years ago might not. 4. Fewer repairs: The features of newly constructed homes should also hold up better than those of existing homes, which may have experienced years of wear and tear. People will buy resale houses and then the carpet needs to be replaced or it needs to be repainted, or it needs new appliances, or the flooring is shot. When they buy a new home in today's market, it really is new. 5. Less maintenance: Today's new homes are engineered specifically to minimize maintenance requirements. For example many builders use composite products for a home's exterior trim instead of wood, which could rot or need repainting. You buy a used house you don't know what you are getting, you might have to do a lot of maintenance. 6. Warranty: In addition, builders often agree to take care of the repair work that becomes necessary in your newly constructed home for at least the first year and most of all the other components are warrantied for extended periods. When you buy a resale home, even if you have a home inspection done, it still does not turn up hidden defects that you don’t find out about a lot of times for two years. 7. Fire safety: Newly constructed homes often include fire safety features that may not be present in properties built years ago such as fire retardant carpeting and insulation. In addition, all newly constructed homes are required to include hard-wired smoke detectors. These devices can provide better protection than battery-operated smoke detectors, which can fail to perform if their battery runs out.

FINDING THE RIGHT CONTRACTOR 1.

Decide on the scope of the project you are wanting and set an amount you are able to spend on it. Always overestimate your costs to allow for changes in plans or circumstances.

2.

Speak to your lender, realtor, friends, neighbors, check the Home Construction Directory or call the Interior Alaska Building Association for a list of reputable contractors that work in your area.

3. Always ask for proof of current licensing, bonding and insurance before you commit to signing any contracts. A reputable contractor will have these documents available within a reasonable amount of time for you to see. 4. Get two or three estimates for your project. If you find one contractor is way out of line with others, ask them why?

5.

Ask to see other work they might have completed recently. Talk with past clients. Word of mouth is the best source of information you can have.

6. Make sure you feel comfortable communicating with your contractor. Having a home built or remodeled is very personal and can be stressful, therefore, open communication with your builder is the key to making this experience a good one. 7.

Always remember that an estimate is just that. As your project advances there may be unforseen circumstances that will cause the costs to change. Ask your contractor what issues may arise in your particular situation and communicate often as the project is underway so you are not caught unaware of changes in plans or pricing.

8. Remember to keep your eye on the end goal. Impatience is your worst enemy. Communication and perspective is the key to making your building or remodeling project a positive experience.
