O

ne Shawnee-based business survived the big-box retailer boom, expanded its services throughout the Kansas City metro and has nearly quadrupled its staff in the process. One Stop Decorating—owned and operated by the Roellchen family since it opened in 1995—has remained sustainable largely due to its “good old-fashioned customer service,” says Brandon Roellchen, the company’s president. “Taking care of customers. Seeing them as guests. Seeing them vital to our business,” he says. “We focus very hard every day on making sure that we’re building relationships, not processing transactions. The box stores can process transactions very easily. They do it every day, all day long. But they don’t have any magic.” Becoming One Stop Decorating Steve Roellchen started the business, at 12611 W. 62nd Terrace, after leaving his two-decade corporate career with the now-defunct retailer Venture. Though initially planning to make the site a Tru Value Hardware store, Brandon Roellchen says they pivoted to paint and wallpaper after signing on to carry a full line of Waverly F. Schumaker wallpaper. “We also were part of a buying group that sold window coverings,” says Roellchen, whose family is originally from the Kansas City area. “So by getting in the paint and wallpaper business, we were also kind of in the window covering business too.” In addition to the Waverly items, One Stop Decorating offered place mats, napkins, chair cushions, and other home decor items. This too before big-box stores such as Michaels and Hobby Lobby came along. “My mom was able to exercise her design legs with working interior design through the business, and my dad was able to exercise his retail knack for working retail stores, and at that time we just had this one location here in Shawnee,” Roellchen says. The first iteration of One Stop Decorating had six employees—all family except for one woman who used to work at the ceramics store Roellchen’s grandparents owned. Now the company employs 23 people. Navigating the Big-Box Boom As the store grew, a local Hunter Douglass representative “saw an opportunity,” according to Roellchen, and partnered with One Stop Decorating to offer Hunter Douglas blinds and shades. “They kind of stood out as our go-to brand,” he says. “So window coverings started to take over more and more and more of the business.”

Customers have myriad choices to make when they work with One Stop Decorating.

With consumer tastes shifting away from wallpaper, Roellchen says that by about 2005, One Stop Decorating “completely morphed” from a paint and decorating store to window coverings. At the same time, its brick-andmortar locations increased—to Lee’s Summit in 2000, the Northland in 2001, and Overland Park in 2007. “Box stores came along and essentially kind of cannibalized our business,” he says. “We got out of the paint business because Sherwin Williams continued to grow, Benjamin Moore continued to grow. And then, of course, your home centers started offering full lines of paint, paint mixing, etc.” The same happened after a shift to home goods, when craft and home decor stores such as Hobby Lobby and Michaels gained traction, Roellchen says. A 2009 study from the National Bureau of Economic Research (www.nber.org/papers/w15348) found that most negative effects of the increase in big-box retailers were due to closures of smaller stores “rather than reducing the scale of their operations.” But in retail, Roellchen says, losing sales in one department means growing them in another. So the Roellchens devoted time, effort, and resources to window coverings—an avenue he says was unique.

“Window coverings have to be sold one at a time. They’re all custom. They fit people’s windows exactly,” he says. “You’re able to utilize interior design because you have to choose color, you have to choose pattern, you have to choose style. You have to be an expert in function and how they work and what needs (we need) to fulfill in someone’s house. “So we were able to continue to do shop-at-home appointments to a point of really growing the business to going in almost 300 homes a month with custom window coverings—and at that time, we had five or six designers.” Family First One Stop Decorating is unique, Roellchen says, because not only is it a family business, but his mother, brother, and he all are window-covering designers. Over the past 28 years, clients have hired One Stop Decorating because, he says, they enjoy working with the company. Heidi Meyers has been a One Stop Decorating employee for two years and in that time has moved up from showroom associate to general manager. “It’s been a great experience, really,” she says. “It’s been really rewarding to work for a company that appreciates growing people to their potential.”

Meyers says she was drawn to the company by its brand recognition and that she wanted to get involved in the home services market. “Brandon recognized that in me, kept giving me more to do,” she says. Meyers says she enjoys the family aspect of One Stop Decorating and that the Roellchens “really care” about their employees. “They really take their hiring decisions very seriously,” Meyers says. While the late 1990s and early 2000s saw small businesses living “in fear of big box encroachment,” according to the 2015 IRI report, “The Changing Face of Retail,” in the aftermath of a recession, “momentum has shifted away from ‘biggest box’ retailing” (www.iriworldwide.com/iri/media/ IRI-Clients/IRI-The-Changing-Face-of-RetailMay-2015_1.pdf ). “Across the majority of retail subindustries, shoppers are increasingly shifting their purchases to smaller-format locations, with traffic to malls and big-box retailers declining by more than 28% since 2011,” the report states. And though One Stop Decorating closed its Northland location in 2014, Roellchen says the company has expanded its digital footprint— especially since the lockdown era of the COVID-19 pandemic.

S

itting in a small meeting room inside their office building in west Shawnee, Greg Marsden and Doug Day illustrate that looks can be deceiving. They speak readily and easily, yet quietly and controlled. One would never know by their appearance that—at all hours of any day—they and their company, Frontier Restoration, tackle what most would consider some of the most weighty, gritty, and, most importantly, vital work for residences and businesses throughout the Kansas City area and beyond. In the movies, they would be considered cleaners. When disaster or tragedy strikes, whether natural or manmade, they and their team descend on the scene to return order to chaos, adding sheen and fresh scents where there had been grime and pungent odors. They come in at some of the lowest points of people’s lives and try to make things better, close to the way they were before calamity struck. “It’s not unlike a body shop for cars,” says Marsden, who owns Frontier Restoration with Day. “We have projects that run from $500 duct and carpet cleaning to multi-million-dollar jobs cleaning up fires at apartment complexes. As diverse as our services are, so are the sizes of the jobs,” he says. Frontier Restoration offers a wide range of services. Some are mundane—the aforementioned duct cleaning, mold remediation, and general contracting services that include hardwood floor installments and countertops. Other services are responses to disasters or other crises— cleanups from fires and floods, crime scenes, suicides, and other biohazards. Usually Frontier serves an eight-county area throughout metropolitan Kansas City—as far south as Paola, north to Smithville, east to Grain Valley, and west to Lawrence. But it’s not unusual for their services to go regional; the company has completed projects in Topeka and at the Lake of the Ozarks. Marsden and Day combined more than 30 years of experience and created Frontier Restoration in 2013 after meeting through a mutual friend and working together for six years at another restoration company. Marsden, a lifelong Shawnee resident, and Day, who grew up in Paola, saw a need in the area for a “one-stop shop” for disaster cleanup and reconstruction. Their stated goal is to streamline the process, making it as direct as possible to give victims of home or business damage and destruction some peace of mind along with a single point of contact, from start to finish. “Taking the stress from the mess,” as they like to say. That goes a long way toward explaining why Frontier’s tagline is, “Restoring your space, your life, your story.” “We started with some lawn chairs, folding tables, and four employees in Lenexa,” Day says. Marsden adds, “We bought some used equipment from a guy we knew who was getting out of the business. It’s not too exciting, but it has been a fun adventure growing from four employees to 25 a decade later.” Why Frontier?

“We brainstormed some names and wrote down about 10 on a piece of paper,” Day says. “We named it Frontier because that was the only name that turned out not to be taken yet. I remember us drawing up our first logo on a napkin.” Memorable Projects The kinds of jobs the Frontier team undertake are as diverse as the length of time and amount of effort they take to complete. It can be anything from one employee and a couple hours spent cleaning air ducts or drying carpet to projects that take weeks, even months, to perform clean-up of an entire apartment complex or office building destroyed by fire, wind, water, or you name it. Then, there are the crime scenes and cleaning blood and gore—some sights nearly impossible to believe or describe, according to Marsden and Day—or biohazards where safety measures and thoroughness are critically important. Over Frontier’s 10 years, there have been a few projects that stand out in memory, whether for their uniqueness or level of challenge. A recent project involved cleaning a storage room that contained hundreds, if not thousands, of vintage, classic films from the 1930s. They were owned by a Kansas City man who used to trade and sell them, some to Hollywood luminaries. Frontier also has completed clean-up and restoration work for several Kansas City Chiefs players, coaches, and officials. But it was another project related to the Kansas City Royals that Marsden remembers.

“It was during the Royals championship parade in 2015,” he says. “Westport got so busy that the sewers couldn’t handle it. We were walking in poop up to our ankles that day.” Another memorable incident occurred when a car barreled completely through a jewelry store from one end to the other in the middle of a busy business day, yet not one person was hit or injured. “Empathy is the biggest thing (to have in our roles),” says Marsden, who was a Shawnee volunteer firefighter from 1992 to 2010. “We’re working with people at some low times in their lives. Things like pet deaths. And we have diverse demographics we work with, which takes shifts in mentality and empathy. “Our least favorite are crime scene jobs just because of the emotional aspect.” Often, the most difficult part of the business, according to the owners, is getting paid. They typically must go through multiple steps with multiple entities, the least of which are mortgage companies that must inspect the project and issue payment out of escrow, which can take time. But, in the end, they do get paid. Business has grown every year for the last 10, including during the COVID-19 pandemic, when it thrived. Marsden and Day say Frontier did $6 million in revenue in 2022. Shawnee Proud Frontier has forged a good relationship with Shawnee since moving its offices from Olathe nearly a year ago, and the company is a valued member of the Shawnee Chamber of Commerce, according to the Chamber’s director of marketing and events, Chris DiMaso. “Frontier Restoration is active in our community as well as the Chamber,” DiMaso says. “We know we can count on them for their support.” Marsden says, “We’ve enjoyed our relationship with the Chamber. They’ve been very positive with giving us referrals. We receive referrals from the fire department. The mayor referred us for some work at City Hall. We’ve worked with Sunflower House. We’ve done work at Old Shawnee Town. “Shawnee’s been very good to us.”

F

or Kansas and Missouri residents looking to buy or sell a home, the NextHome Gadwood Group offers a friendly, hands-on approach that clients rave about. With a cheerful orange French bulldog logo, the 40-agent real estate brokerage has locations in Shawnee, Overland Park, and Lake of the Ozarks. The team takes their hashtag #humansoverhouses to heart. “We really focus on the human and how we can help them get to the next chapter,” says owner Julie Gadwood. Regardless of whether clients are selling their home because of positive or negative circumstances, Gadwood and her team strive to make the process as smooth as possible. “I think that is what sets us apart and makes people want to be around us. We have all kinds of client events. Our brokerage is kind of like a little family.” The NextHome Gadwood Group prides itself on partnering with clients from beginning to end, as opposed to passing them off to someone else along the way. “People really feel that care and that difference, we hear that a lot,” Gadwood says. “My approach has always been (that) it’s not about the number of sales; it’s about how many people we can help.” A lifelong Shawnee resident, Gadwood attended Shawnee Mission North High School and graduated from Kansas State University before returning to Shawnee, where she and her husband purchased a home. In addition to a business location, Gadwood owns several rental properties

in the city. “We’re pretty deeply rooted in Shawnee,” she says. She cites the hometown feel as one of the best parts of living and working in this area of Johnson County. The NextHome Gadwood Group recently transitioned to a new location at 11212 Johnson Drive in downtown Shawnee. Gadwood is excited about the growth possibilities and the energy and convenience of the spot: “I just love the walkability. It’s fun to see all the activity now that we have this new location.” Gadwood began her career as a real estate agent in 2005 after her youngest child started kindergarten. In 2012, she decided to open her own brokerage. “My whole goal was to do the business I was doing, but to be more in control of it as far as not having to charge extra fees that were implemented by the franchise or the brokerage that I was with,” she says. “So really I intended to do the same thing that I was doing, just under my own umbrella. And the beauty of it was so many wonderful people called and said, ‘I’d love to work with you,’ and so it just very organically grew into this great group.” The business continued to blossom and, in 2019, Gadwood purchased the NextHome franchise. Since becoming the NextHome Gadwood Group, the company has been in the top 20% of their franchise and wins premier sales awards each year. Perhaps an even bigger sign of Gadwood’s success is that each of her three children earned their real estate license when they

turned 18. “My middle son, Nick, has made this his career,” Gadwood says. “He graduated from (University of Kansas) and he is now a full-time, top-producing real estate agent.” Unsurprisingly, one of the biggest challenges facing Gadwood and her team is a lack of available homes. “We need more houses to sell. There are a lot of buyers out there, and it’s very low inventory at the moment.” With a 30-year fixed interest rate currently at over 7%, another difficulty facing homebuyers is obtaining affordable financing. As much as possible, the NextHome Gadwood Group agents do what they can to help clients get creative with managing it all. Giving back is also something that the NextHome Gadwood Group values. With every transaction, they donate to Eden Village of Kansas City, a community nonprofit that constructs tiny homes for the chronically homeless. “If we can sell homes and help them buy a home,” Gadwood says, “that’s pretty cool.” The team has a day each June where they come together and work on projects that help the community. atalie Bright starts her day bright and early, leaving her Shawnee home around 7 a.m. to reach the Kansas State House in Topeka by 8:30. Lawmakers start meeting around this time, sometimes sooner. Bright likes to get there early so she doesn’t miss a moment of the action. Bright is one half of Bright and Carpenter Consulting Inc. Alongside her business partner, Marlee Carpenter, Bright lobbies on behalf of organizations and nonprofits across Kansas, including the Shawnee Chamber of Commerce. Bright attended Washburn University, where she and Carpenter met, and the two of them have been in business together for 15 years. This January will mark Bright’s 29th year attending sessions of the Kansas Legislature The legislature is composed of 165 part-time legislators who gather once a year. Meetings begin in January and usually last 90 days. Bright is there for all of it. It’s her role to advocate at the state level on behalf of her clients. She acts as a liaison between the Shawnee Chamber of Commerce and elected officials. “I’m that mediator, the facilitator between them to make sure we get it right. To make sure we get the legislation passed in the way it was intended to be,” says Bright. Sometimes she lobbies in a proactive manner, including introducing legislation on behalf of a business or client. Other times, Bright works in a defensive mode.

“When something has been introduced, and our clients have concerns or think it might not work in practicality, we need to talk about changing it to make it look different,” Bright says. How does that change occur? This is where the “bright and early” part comes in. The Process Lawmakers begin meeting early in the day, and they hit the ground running. “Traditionally, for us in the Kansas Legislature, they start out with introductory meetings and educational backgrounds on different agency reports. As we progress into the session, it really gets to be a pretty chaotic schedule. Committees run all the way up until 5 p.m.,” Bright says. It’s the lobbyist’s job to look at the various committees and figure out exactly where they need to be to have the most positive impact on their clients. They attend some meetings in person while interns attend others and report back. Still other committee meetings are held remotely. According to Bright, if you can’t be there in person, then you better go back and watch the meeting in its entirety. “We will try to catch legislators when we can. It’s an elevator speech of how quickly you can get out as much as you can as fast as you can before they are darting to their next meeting. And we’re often walking with them back and forth. lunch meetings because that’s a time when you can get them out of the building and get them to focus on you. You can meet them in their office, but you’re lucky if you get 5 to 10 minutes because there’s always someone else waiting,” says Bright of the hectic schedule. After the committee meetings comes the general session—when lawmakers all meet as one body on the floor of the house. This session is followed by still more advocating at evening events, often provided for those legislators coming from the far reaches of the state. “During the legislative session there are specific events happening each evening, so the lawmakers have a place to catch a drink and eat dinner. A lot of them are living away from home, so they’re looking for things to do at night. As an advocate, I’m still looking for ways to connect with them,” she says. Bright knows that relationships are key in her business and she’s keen to take advantage of every opportunity she can, even if it makes for an extremely long day. For the Chamber The Shawnee Chamber of Commerce has benefited from Bright’s diligence, most recently through economic development policy. “That’s important to the community. What are we doing to grow the businesses we have, but also attract new businesses? We want to grow consistently, and there’s still lots of area for Shawnee to grow on,” says Bright. Bright was engaged in the APEX Act (Attracting Powerful Economic Expansion), which passed in 2022. This act was instrumental in bringing Panasonic to the area. Though it’s in De Soto, the proximity to Shawnee will hopefully lead to positive effects for the community. “We’ll have housing growth, and it can potentially impact our schools, so we’ll watch it from that angle,” Bright says of the APEX Act. She also lobbies in the areas of transportation, infrastructure, and healthcare, all for the benefit of the businesses and citizens of Shawnee. “These are all chamber issues for sure. We want to be as competitive as we can be,” Bright says of her work on behalf of the Shawnee Chamber. And, at the end of the day for Bright? “I feel very blessed to represent a great chamber like Shawnee because it really gives me those opportunities to make things better in the community. It’s important to me.”

Revitalizing Downtown Shawnee City, Chamber, businesses all partner to grow the city’s downtown area. stor y by Jill Dutton | photographs by Kevin Anderson

S

hawnee is experiencing a revival. Walk around downtown Shawnee and you’ll see evidence of a district that has reinvented itself as a vibrant destination filled with craft breweries and craft cocktails, a renovated historic theater, fine dining, and community events. Shawnee is a testament to the resilience of a community that treasures its past while embracing the opportunities of the future. At the heart of this vibrant tapestry is the Downtown Shawnee Partnership. Aided by a partnership between the City of Shawnee and the Shawnee Chamber of Commerce, the Downtown Shawnee Partnership has worked to position the downtown region as a top area entertainment district. The Downtown Partnership, through its development projects, has breathed new life into the downtown district by simultaneously honoring its historical roots and embracing progress. Kevin Tubbesing, a developer with Stag Commercial, says the innovations that snowballed into the current revitalization began in 2015 with the reimagination of Neiman Road. “I am proud that we were a part of what really kicked the improvements to the downtown district into high gear,” Tubbesing says. “In June 2015, I approached the city manager, Carol Gonzales, with a harebrained idea to remove the pawn shop and dilapidated retail that greeted everyone when they entered Shawnee on Shawnee Mission Parkway and replace it with a gleaming office building and

a couple of restaurants. But in order to do this, we needed the cooperation of the city and the county to move the creek that pressed up too close to the parkway and didn’t allow for depth of development. “Using combined resources, we were able to come up with a plan that realigned the creek system that flows from Nigro’s up to the northwest by Saint Joseph school and church and allow the creek to be pushed north to accommodate development. When we completed this project in 2018, the city was able to use the impetus of the creek and stormwater changes to reimagine Nieman Road. As Nieman Road got new life, it opened up the area visually from a small confined street to a welcoming entry into our downtown.” A Downtown Partnership Marketing for Downtown Shawnee is a partnership that’s executed by the Shawnee Chamber of Commerce, with the Downtown Shawnee board and the City of Shawnee providing oversight. Michael K. McVey, manager at Transport Brewery and current chair of the Visit Shawnee Advisory Committee, says when the brewery opened in 2018, “There was little foot traffic, and not much momentum for the city. Since we’ve opened, the momentum has built to the point that formerly rundown buildings are finding new life with active retail tenants. The City and the Chamber have championed the rejuvenation of the heart of the city.”

Key Partners and Popular Downtown Shawnee Businesses

McVey credits the Downtown Partnership with providing the support and funding needed to first start the Neiman Project and now continue the direct investment into the downtown properties. This success, McVey says, is in part based on the draw of a variety of visitors. “We have the Valley of Champions, which attracts sports teams from across the country,” he says. “Then there’s beer tourism, which continues to grow with now three breweries. And the overall attraction of the historic area is unique to Downtown Shawnee. All of these aspects aid in drawing all kinds of visitors to Shawnee.”

Innovative Businesses Although Jeffrey Calkins, co-owner of Aztec Shawnee Theater, doesn’t claim that the theater was the impetus for the revitalization of downtown Shawnee, he does say that opening a historic theater did lend to the overall excitement and aid in the draw of new businesses to the area. “Originally built in 1927,” Calkins says, “the Aztec Theater (has been) ingrained in Shawnee for a long time.” With funding from the city, Calkins says they were able to begin renovations in 2017. Beth Ansell, executive director of Visit Shawnee, says, “The revitalization of the Aztec Shawnee Theater by the Calkins and Young families is really what sparked the revitalization of Downtown Shawnee. Every weekend, they have concerts featuring local cover bands. On select dates, they team up with Shawnee Town 1929 for vintage movies.” “We hoped,” Calkins says, “that reopening the theater would be the spark that would bring in new businesses, and it kind of was.” Transport Brewery opened next door to the Aztec and ignited the craft brewing trend. Other unique businesses, such as Drastic Measures, a speakeasy, followed. Of this unique variety of businesses in Downtown Shawnee, Calkins says, “I consider everything here as a hidden gem. I love all the people. I love all the businesses. “Some other businesses that aided in the revitalization include the newest brewery, Servaes Brewing Co., Drastic Measures, which is a speakeasy, and Wild Child, which is a new wine bar and low ABV place with a cool vibe. And then Friction Beer Co. just opened a couple of months ago. We have Annedore’s Chocolates; we have the Flying Cow Gelato Shop. McLain’s Market opened up in the old OK Garage area. District Pour House & Kitchen just moved in a few months ago. Then there were some establishments, like Betty C’s Bar & Grill, that already had an established clientele.” While each new business helped to grow Downtown Shawnee, Calkins says the true credit for the revitalization goes to the City of Shawnee and the Chamber of Commerce. “They had a vision of what the downtown area could become, and they took the steps to create it.”

F

ew companies survive and thrive for more than 100 years, but Shawnee’s Straub Construction is one of those fortunate companies. Founded in 1920 by Ernest J. Straub Sr., the company began building and developing homes in the Mission Hills area of Kansas City as well as some general contracting for local schools and churches around the Kansas City area. Now helmed by the third generation of the Straub family, the business is currently owned and run by chairman and chief executive officer Ernie Straub III; president Parker Young; and executive vice president of operations Dan VanDonge. Ernie Straub has three sons who are also involved in the family business, carrying on Straub Sr.’s legacy of developing Kansas City communities through structures that serve others. In the years leading up to the company’s 100th anniversary in 2020, a series of strategic planning sessions were held to help establish the identity of the company moving into the next 100 years. Among those items identified were committing to redeveloping Kansas City’s urban core, including quality housing for low-income families. Since the 1970s, Straub Construction has built or renovated thousands of Kansas City area housing units. “Our goal was to maintain our foundation and guiding principles while adapting to the current marketplace. Through conversations and interviews with our current staff, clients, and business partners, the answer was simple. We build structures that serve others, where communities work, learn, pray, heal, and live,” says Ernie Straub III. Notable projects within Shawnee include the Sacred Heart of Jesus Church, Shawanoe Elementary School, Westmor Industries, Shawnee Community Services, and Town & Country Villas, as well as its own headquarters building. Every project is custom, and every project is unique.

Family and Giving Back While the company currently employs just over 50 people, it’s looking to increase that number by finding high-quality talent for a variety of positions. Those positions will be leveraged for upcoming projects, including construction of a new library at Benedictine College in Atchison, and projects funded by a recent Blue Valley 2023 Bond issue. Straub also says that Straub Construction creates a family atmosphere for its employees because family is the backbone of the company. A yearly summer picnic for families is held at the Knights of Columbus Park in Shawnee. Those picnics feature traditional cookout cuisine with an ice cream truck always making an appearance. Another company tradition is the annual Labor Day Cookout, Christmas Party, and Reuben Sandwich Day, which always lands around St. Patrick’s Day. Each Friday at 4 p.m., employees gather in the kitchen for a social hour. In addition to its construction projects throughout the metropolitan area, Straub Construction and the Straub family have a long history of supporting organizations that serve, educate, and care for others. Outside of the Shawnee area, Straub is also leaving its footprint renovating a 100-plus-year-old building in Kansas City, Missouri, for Reconciliation Services, which also includes Thelma’s Kitchen, a donate-what-you-can café whose proceeds benefit services to support Kansas City’s urban core. Straub is also constructing a psychiatric residential treatment facility in Paola, affordable housing on a health center campus in downtown Kansas City, and the Monastery of St. Joseph in Ava, Missouri. “More than 50% of the construction projects we do are to serve nonprofit organizations, and every year we support more than 15 organizations. Straub Week of Giving is an annual tradition that takes place the week before Thanksgiving, including Saturday packaging Thanksgiving meals for Shawnee Community Services. we’ve helped distribute as many as 350 meals in a single day,” says Parker Young. Over the years, Straub Construction has supported more than 50 charities by providing materials as well as project managers, superintendents, and laborers to charitable organizations throughout Kansas City. Employees also volunteer to renovate houses, make presentations to student groups, raise funds for special causes, work at food pantries, and remain active within their own community churches, schools, and other civic organizations. Finding a Home in Shawnee In 1987, Ernie Straub III chose to call Shawnee home and raise his family here based on the quality of life. Shawnee is expected to remain a regional growth leader for years to come with a current population of approximately 68,000. This growth can be attributed to the value Shawnee provides in desirable Johnson County. The city is committed to preserving its small town values as it plans for growth. Johnson County, which includes the city of Shawnee, is forecast, from 2010 to 2040, to have the largest growth of population, households, and employment anywhere in the KC metro area. By 2040, Johnson County will surpass Jackson County as the county in the region with the highest population and employment. Jackson County will still have more households according to the forecast, with larger household sizes in Johnson County. •

The population is expected to increase by 231,298 for the 30-year forecast, 32.1 percent of the region’s total population. Johnson County will account for 44.2 percent of the region’s growth. About 40 percent of the job growth in the metro is projected to occur in Johnson County. By 2040, the County will be home to 449,431 jobs – 35.3 percent of the region’s total. The largest sector of growth is expected to be in services. The number of households is expected to rise by 95,043 between 2010–2040, placing 40.2 percent of the region’s growth in Johnson County.
