The best products available for benchtops

Y

OUR benchtop is an important part of your kitchen. Not only does it need to be durable for daily use, it also affects the overall design of the kitchen. Do you want it to blend in with the rest of the kitchen or do you want it to create a contrasting feature? You can also combine benchtops with different colours and materials in your kitchen. For example, a stainless steel benchtop in the cooking area and stone benchtop in the rest of the kitchen, or a raised breakfast bar in timber and the rest in plain-coloured laminate. Thickness of benchtops varies, but is usually around 3-4cm. However, many new designs now have either very thick front edges (around 6-10cm) or very thin front edges (around 0.5-1cm). Laminate A popular choice in benchtop due to its hard wearing property, affordability and variety in colours and patterns, from simple solid colours to patterns that imitate timber and stone. You can also choose from a range of textures. Be aware that high-gloss laminate can show scratches easily so it is best to avoid using dark high gloss laminate for benchtops. To increase the life span of a laminate benchtop, never put hot pans onto the benchtop and never cut directly onto the benchtop. Once it’s damaged, a laminate benchtop is difficult to repair.

Laminate benchtops can be “edged” in many options. The most common one is post formed front edge which is safe and easy to clean. If you like a square design on the front edge but prefer the one-piece design of a post formed front edge, you can choose a “tightform” front edge which has a very tight radius that looks almost like a square edge. Granite Granite is a very hard material and is less porous than marble, making it suitable for kitchen benchtops. Its surface is very hard so breakages such as glass onto a granite benchtop will hardly survive. Being a natural material, granite patterns and colours can vary from slab to slab, so make sure you select the slabs you like before installation. With any natural stone benchtops, granite should be resealed regularly. Marble When compared to granite, marble is more porous so higher maintenance is required. Any spillage should be wiped off immediately to avoid staining. Marble also needs to be resealed more frequently than granite to protect its surface. Solid timber Timber benchtops are warm to touch and will age beautifully with time. To protect the surface, the timber benchtop is either sealed with

polyurethane or wood oil. Polyurethane usually gives a higher gloss finish, is more durable and requires less maintenance than an oiled timber benchtop. On the other hand, an oiled timber benchtop gives a natural matte timber finish, requires recoating regularly to protect the timber (which can be done by yourself) and is more environmentally friendly if you are using a natural wood oil. An oiled timber benchtop is also easier to repair too: any scratches and cuts can be sanded back and “oiled” again. Any damages on a polyurethane-coated timber benchtop however will often require professionals to repair. Acrylic composite/solid surface An acrylic composite/solid surface benchtop is made of acrylic with natural minerals, and can be moulded into almost any shape. Its main advantage is that a long seamless benchtop can be created. You can even use it for splashbacks and sinks in one moulded piece with the benchtop to create one seamless surface, making it very easy to clean. Different colours and patterns can also be combined onto one seamless surface to create a unique design. Stone composite/engineered stone/quartz A stone composite benchtop (or sometimes is called engineered stone or quartz) is made of approximately 95

per cent stone powder/crushed stone and 5 per cent binding agent such as polyester resin and acrylic, depending on the brands. It is extremely durable, able to withstand high temperatures and much less porous than granite and marble. Low maintenance is required to maintain its sheen. As a man-made product, uniform colour and pattern can be achieved throughout the whole surface and it is available in a wide range of colours. Stainless steel An extremely hygienic surface, stainless steel benchtops are often found in commercial kitchens and is becoming more fashionable in domestic kitchens. It is very easy to keep clean and can withstand high temperatures, making it ideal for placement around the stove. However, as stainless steel is a soft metal, it is prone to scratches. Although some stainless steel benchtops have special textures that can hide scratches better. Tile A tiled benchtop offers a unique design that is both durable and affordable. Although it is more likely to be found in country-style kitchens, a tiled benchtop can also be designed to suit contemporary design. E-STUMPING, re-roofing and re-plumbing are high on the Archicentre top ten most expensive faults often faced by homebuyers forced to cope with the unbudgeted and expensive repairs to the home they have just purchased. Archicentre, the building design, inspection and advice service of The Australian Institute of Architects, said that an estimated 80 per cent of Australian property transactions take place with purchasers failing to protect their financial position by not having the property inspected for structural or termite problems. David Hallett from Archicentre said, “Rising living costs, including water and energy prices that are cutting into household budgets around Australia by hundreds of dollars a year, have the potential to compound the financial problems of a homebuyer who’s ‘bought a lemon’. “Buying a property is a complex exercise and if people purchased a property which had major faults, it can lead to a major personal and financial crisis.” Archicentre often receives calls from homebuyers, after they have moved in, to carry out an inspection to determine the extent of the problem, provide cost

estimates and solutions to repair their home. Mr Hallett said, “To limit the risk of financial stress in purchasing a home prior to making an offer, arrange a prepurchase property inspection to ensure the house is safe and sound from an independent, professional and trained person such as a structural engineer or

an architect.” “Homebuyers need to be methodical and realistic when purchasing a home, as there is little room for making a mistake without serious consequences.” “A professional inspection of the home will assist buyers in determining the condition of the property and the cost of repairs to provide them with a

bargaining tool and to enable them to factor in repair or maintenance costs into their budgets.” According to Archicentre, health and safety risks exist in about one quarter of older Australian homes, and potentially expensive hidden defects exist in about one in three properties. The top ten most expensive repairs Re-stumping People interested in purchasing a home can get some inkling of this fault if they hear glasses rattle in the sideboard or flowers shake on the table when they walk through the home. Without a proper inspection of the sub-floor area it is impossible to obtain a clear indication of the state of the stumps. Archicentre inspectors, when inspecting the sub-floor areas, have found a range of approaches to try and cover up dodgy stumps, including wedging pieces of scrap timber between stumps and bearers, temporary props wedged under bearers sitting on bricks, and stacks of bricks under bearers.

ten most expensive repairs Roofs The roof is one the most important parts of the home which receives scant attention from most homebuyers despite roof faults costing tens of thousands of dollars to repair. With heavy rain, a leaking roof, a cracked roof tile or poorly fitted guttering can have a major impact on the interior of a home, and also on safety if water penetrates the electrical wiring. Archicentre inspectors have reported a number of roof cover ups. The most common being a quick fix for the rusty roof with the roof painted to cover up the rust, often with the rust reappearing soon after settlement. An inspection inside the roof cavity is a good indication of the structural soundness of the roof and to observe probable leaks, especially through holes in the roof, which may be temporarily plugged up with silicon. Wiring Blackened areas on power points are one of the first give-away signs that all is not well with a home’s wiring. Wiring is a vital part of the home and must be installed by licensed electricians who are registered to ensure the installation is carried out to correct standards and is safe. Unfortunately some home owners

carry out illegal wiring in the belief they can cut costs. Often the work is carried out in roof spaces or under the floor areas where homebuyers, who do not have an inspection, are not able to access. Apart from illegal wiring, buyers of older homes may face the issue of renewing all wiring and adding safety switches. Pest Management When some homeowners are confronted with the realisation that their home is infested by termites and that the eradication and damage cost will be expensive, they decide instead to sell their homes and in some cases take steps to conceal the problem. The following is a summary of some of the traps facing prospective homebuyers: · A mattress placed on the floor and heavy boxes strategically placed to conceal termite damage.· Access hatches to the sub-floor nailed shut to prevent access. · Access hatch to the ceiling nailed shut to prevent access. · Patches nailed over severely affected floorboards and then carpeted. · Skirtings and architraves patched and painted to conceal damage. · Rooms being locked during inspection times apparently ‘because they contained valuables’.

Plumbing Plumbing can be a major cost, especially in older homes, where the total replacement of old rusted pipes can be necessary at substantial costs with significant inconvenience, added to the equation. People inspecting homes should test the water pressure by turning on a couple of taps at once to see what water pressure is available and whether the water is discoloured. Plumbing needs to be undertaken by a licensed plumber to ensure it is safe and correctly installed, however, again often there are many homes where illegal work has been carried out. During pre-purchase inspections Archicentre architects have found make shift drains, or leaking pipes under homes that have resulted in damp areas which are a magnet for termites and can cause major expensive damage to the buildings structure if not detected. Painting Painting is often thought of as an area which can be a DIY task. If you buy a home where painting has been a quick cover up exercise and there has been a lack of preparation or skimping on undercoat or quality of paint, you can face a hefty bill to repaint the affected areas. Plastering Plastering repairs can vary from the

filling of minor cracking to major patch ups where re-stumping is concerned, or where a home has been inundated with water. The replacement of termite affected framing will also require major re-plastering. Rising damp Rising damp occurs as a result of capillary suction of moisture from the ground into porous masonry building materials such as stone, brick, earth and mortar. Damp walls encourage the growth of moulds, which with high humidity, can lead to health problems for occupants. Guttering and downpipes Rusted out, poorly maintained or badly fitted guttering can lead to major problems for a new homeowner as during storms heavy rain can result in water entering the home damaging plaster, flooring, cabinets and potentially impacting on electrical services. Stormwater Drains Underground pipework is not usually high on a homebuyers agenda when looking at a home for purchase, however, stormwater drains and sewer pipes play a vital role in the home being able to function and can be costly to repair, not to mention the danger that leaking pipes can cause. www.archicentre.com.au

Double glazing Double glazing is a well-established approach to improving the thermal insulation performance of windows and glazing. Though double glazing is most often associated with cooler climates where it offers outstanding winter comfort, it is also appropriate for warm environments where it assists in keeping air conditioned spaces cooler for longer, cutting down on energy bills and improving comfort.

Double glazing works by introducing a second layer of glass to create a static ‘air gap’. The air gap forms a transparent insulating barrier between the interior of your home and the outdoors. The illusion of space

E

VEN if your bathroom is limited in terms of the room you have available, you can still do a lot to make good use of that space. Many houses built over the last century allowed only a small space for the bathroom, so designing for small bathrooms has become something of an art in itself. What you’ll be able to accomplish will depend in part on how much you’re willing to spend. You don’t have to sacrifice your life savings to achieve a beautiful bathroom though; even small changes can make a difference to the way you use space. Here is a range of tips designed to enhance the way space is seen in your bathroom. Decide what you need If you are in the planning stages or you’re looking to spend a little money to make a change, take stock of what you need from your bathroom. For instance: is a bath necessary? A bath will add resale value to your home, but if you’re going to be there for the next ten years or more and you only ever have showers, why take up all that room with something you won’t use? If you do decide on a bath, integrating a shower into it will also remove the need for a standalone shower stall.

Use corners and recesses Wherever you can, recess things such as soap dishes, shelving, storage and fittings into the walls. Anything protruding into the usable space will make your bathroom smaller. If you’re installing a shower stall, the best place for it is likely to be in a corner - and if you’re really limited for space you might consider using a curved shower stall, or even doing away completely with a shower stall and setting your bathroom up as a wet room. Remove clutter Many small bathrooms suffer from a cramped feel because of the amount of space taken up on shelves and other surfaces by unnecessary items. Whether decorative or practical, in a small bathroom anything that is left out will increase the amount of space you see. Be thorough in disposing of old tubes and bottles, and relocate anything that doesn’t need to be there (including things like scales and laundry hampers). Smart storage Continuing on with the idea of removing clutter, you should limit your storage space in the bathroom and plan it carefully. A few shelves should be enough to contain everything you need for the bathroom. Everything else

can be kept in cupboards outside - for example, you can keep your towels in the linen closet or toilet paper in a hall closet. Wherever possible, clear out anything that is not absolutely necessary and store it elsewhere. If you do want to install shelves or storage, try and make the most of dead space around larger bathroom fixtures. You might consider installing a shelf above a toilet cistern, or a storage box under a floating vanity unit. Light colour palette Light colours help to give the impression of space, so you should choose a light colour palette for your bathroom. You can accentuate and highlight with bold or dark colours, but making these the predominant colour in the room will give it a closedin feel. Whites and off-whites will always be the most popular colours for bathrooms, but light blues and greens are trendy at the moment too. A white ceiling will help you to make the most of available light. Extra light and natural light Adding a second or third light fitting into a small bathroom can change the perception of space. Better still, installing a skylight or roof window will help you introduce some daylight, which is considerably brighter and

more effective. Windows can be added or increased in size, but this is harder to do as you’ll need to rethink the wall frame and may require council authorisation. Mirror placement Something as simple as relocating your bathroom mirror, adding another mirror or replacing the existing mirror with a larger one can drastically change the look of a small bathroom. A large mirror that reflects a lot of light can give the illusion of a much larger and more ‘open’ bathroom. Get your garage under control

T’S a common problem in many garages — stuff is piled everywhere and you can barely find what you’re looking for, let alone fit your car in. Don’t let it continue to be a source of frustration, though. There are plenty of hints and tips to help you get organised and stay organised. Here are some of our favourites. For more advice, speak to your local garage professional. Get Planning The key to getting organised in your garage is to take a look at what you have and figure out the best way to store it for easy access and to maximise your space. That is, do you plan to only store little used clothing, Christmas decorations and the like or do you need to store gardening equipment, tools and other bigger items? Once you know what you have to store you can decide what works better — plastic storage containers, boxes, racks, shelving, and cabinetry

and so on. Make sure to remember the car in your organisation plans. Get Rid of the Clutter Now that you’ve done the planning, it’s time to get rid of all the clutter. Go through each and every item that you have in your

garage and decide if you need to keep it or not. You’d be surprised at what might be lurking in there that you don’t need — toys that your kids have outgrown, rusty tools, out of date products and so on. Put the stuff you want to

keep in one area of the garage or out on the driveway and throw everything else away. Don’t be afraid to be ruthless! How to Organise What’s Left When you have a pile of the stuff that you simply must

keep, it’s time to organise it. It’s a good idea to keep the smaller items (nails, screws, etc) in small clear plastic containers and then put those inside one larger container to stop them going missing. Tools and gardening equipment should be kept in a special toolbox or hung up on a wall rack or pegboard (if using a pegboard, a great tip is to draw around each tool as you put it on there the first time so you can see instantly where it goes after you’ve used it). Larger, unwieldy items such as canoes, skis and fishing rods can actually be suspended from the ceiling, saving you valuable floor space. Anything else you have can be kept in clearly labelled boxes or containers or put on shelving or inside cupboards. Go green and keep your water clean

A

S we become more environmentally aware, it is important we take action to make our homes more sustainable. Bertalli Wastewater Management can help you do this, with their Ozzi Kleen domestic sewerage treatment plant for use in households of up to 10 people.

NERGY efficiency is becoming more and more important to home builders and renovators who are keen to slash their power bills and do their bit to go green for the environment.

polystyrene to build homes was fairly common, but many people don’t realise it. “A lot of homes around Sunraysia are built with it, but you can’t tell,” Mr Noble said. “It has been used for many years in Europe and Asia for building dwellings and for industrial applications. “There are big benefits to using it. “It’s much lighter to use and builders are able to finish jobs much quicker when using polystyrene.” Known for its sturdiness, polystyrene also has excellent acoustic qualities that block out excessive sound, which is why it is a common material used to construct walls on freeways. It is resistant to cracks and because Andpak staff treat the product with an insect repellent, you can rest assured pests will not be a problem. These reasons are why Andpak says the product is fast becoming a popular choice with home renovators, particularly those who are a bit older. “Because it is so easy to use and light it is a much more attractive option ,” Mr Noble said.
