How does LALIQUE speak to you ? LALIQUE’s extraordinary know-how allows so many different types of finish and a wide palette of expressions. The utmost quality standards combined with this freedom give birth to unique and timeless pieces. What was your inspiration for this collection ? The ORGUE collection evokes nostalgia for simple and pure lines, such as those that characterize the 1930’s. I wanted this collection to be very contemporary utilizing a different approach of LALIQUE’s know-how: associated with the new possibilities that LED offers, the crystal of these chandeliers produce the effect of a rain shower of light. How does this collection relate to LALIQUE’s history ? The ORGUE collection is in line with René Lalique’s work as it echoes the lighting he designed for the famous Normandie ocean liner.

How does this collection also relate to the Putman style ? Studio Putman’ s designs exhibit this passion for pure lines and give great importance to the light: artificial lighting is often indirect, the sources being hidden. The ORGUE collection follows this philosophy by offering a feeling of levitation : the chandeliers are like crowns of light suspended in space. For what kind of interiors did you design this lighting collection ? These lightings are majestic yet not intimidating ; they will be at home in various types of interiors. Landlords and property sellers Energy Performance Certificates are now compulsory in Spain
If you are selling a property or renting a property for more than four months per year in Spain you will now be required to provide an Energy Performance Certificate (EPS).
What is an Energy Performance Certificate?
Will I be able to rent or sell my house without an EPC in Spain?
Energy Performance Certificates (EPC’s) or as they are properly called, Certificado de Eficiencia Energética (CEE), are documents which will show how energy efficient your home is displayed as a rating from A to G. Much like the stickers you see on things such as fridge freezers, washing machines or air conditioning units, the energy performance certificate in Spain gives the property a standard energy and carbon emission efficiency grade from ‘A’ to ‘G’, where ‘A’ is the most efficient and ‘G’ is the least efficient.
Who needs an Energy Performance Certificate in Spain? Every domestic property for sale or long term rental needs to have an Energy Performance Certificate in Spain. This does not apply to properties that are currently rented out on a long term basis as this was prior to the new ruling. These properties will only require an Energy Performance Certificate when the tenancy expires and a new tenancy agreement is required.
Are there any exceptions? If you have a long term tenant in place you do not need an Energy Performance certificate in Spain. If your property was built after October 2007 you may find that you already have a Spanish Energy Performance Certificate. Likewise if you only rent your property out on a short term basis such as holiday rentals you may not need an EPC in Spain.

Your Energy Performance Certificate in Spain will be registered to the Catastro reference for your property.

ENHANCED INTERIOR FEATURES The 2014 XJ features a range of enhanced interior features focused on the rear cabin of the car, which upgrade both the luxury and functionality of the XJ’s rear environment, resulting in the most accomplished Jaguar luxury saloon. The rear passenger compartment of the 2014 LWB car is now available with two individual ‘airline style’ reclining seats which both feature cushion and squab adjustment, three massage programs – Wave/Rolling, Lumbar and Shoulder – to provide optimum levels of relaxation during long journeys, lumbar adjustment and two memory settings for each seat. The total recline adjustment of each seat is 11 degrees, with 103mm lateral cushion movement and 14 degrees of upper articulation movement. The rear seat home positioning setting returns each seat to its home position at the touch of a button on the door panel, easing entry and exit. The new center armrest, which can be stowed in the upright position to allow the use of the center seat, houses all the seat controls as well as the Front Seat Activation button which allows control of the front passenger seat from the rear. Front seat enhancements include massage functions for each seat with five levels of intensity, allowing occupants to personalize massage settings to their preference. Through the use of the front touchscreen, any one of the four electric seats can be selected and then fully controlled via the driver’s seat switches. The rear seats can be returned to their home position by the use of the touchscreen and driver’s memory buttons, and can also be programmed to return to their home position on rear door opening for ease of entry and exit. Rear-seat passengers in the LWB version of the 2014 XJ are provided with a wide range of entertainment features. The optional Rear Seat Entertainment package comprises two 10.2” high-resolution screens mounted on the back of the front seat headrests. These can display inputs from a number of sources; the DVD player, digital TV tuner or an external media player that can be synced through the Rear Media Interface, which provides USB and RCA connections.

The rear seat environment, including the entertainment, is managed by a wireless controller housed in the center console which also allows passengers to alter their individual climate zones and seat heating and cooling functions. A world apart: differing approaches to inward property investment by Oliver Knight One key issue which will influence investor behaviour is the varying response from governments around the world to international investment in property markets. While European governments tempt international investors with the promise of residency and a reduced tax bill, it is important to consider the wider picture, with many Asian policymakers increasing property taxes in a bid to deter foreign buyers.
Europe Many of the measures announced by policymakers in Europe are designed to attract foreign buyers to help stimulate struggling mainstream property markets and boost economic growth. In France, for example, President Hollande has reduced the time limit for full exemption from capital gains tax for owners of second homes from 30 to 22 years from 2014 and his previously introduced taper rates will now be set at a more favourable flat rate of 6% per annum. Elsewhere, the Spanish Government recently approved a new law to fast track residency permits for investors from outside of the European Union who spend €500,000 or more on property in the country. The law is expected to be enforced by 2014.
Asia Across Asia recent steps have been taken by policymakers to deter speculative purchasers from driving prices even higher. Mainstream property prices in two of the region’s hottest realestate markets – Hong Kong and Singapore – have soared in recent years; rising by 103% and 53% respectively post the collapse of Lehman Brothers in 2008. As a result, policymakers in both locations have tried to suppress demand and control rising prices by implementing a range of cooling measures, from increasing stamp duty to curbing home loans. In February, the Hong Kong government doubled stamp duty for properties valued at over HK$2m and placed lower limits on loan to value thresholds for mortgage lending. This added to a series of cooling measures in place since October 2009. The city also penalises those selling their properties within three years. In Singapore, increased taxes for overseas buyers and tighter loan to value ratios were introduced in January. These formed part of the city state’s seventh round of cooling measures in the past four years. The recent budget also set out an additional increase in property tax for high-end residential real estate due to be phased in over 2014-2015.

European incentives Over recent years, European governments have been increasingly looking at ways to entice foreign investment from outside the EU. It is likely competition for non-EU investment will intensify in the future. IRELAND Relief from capital gains tax has been introduced for the first seven years of ownership for properties purchased before the end of 2013. In December 2010 Stamp Duty (for residents and non-residents was reduced to 1% for properties over e1m, prior to this stamp duty was at 9% for homes over e1m.
FRANCE President Hollande has reduced the taper relief for capital gains tax on second homes from 30 to 22 years from 2014. His previously introduced taper rates will also now be set at a more favourable flat 6% per annum.
PORTUGAL In October 2012 the Portuguese government passed a new law allowing non-EU investors to gain residency. To qualify new arrivals need to wither transfer e1m+ in capital in to Portugal, set up a business that creates a minimum of 30 jobs or purchase a property of e500,000+. A new ‘non habitual residents scheme’ has also been introduced which offers substantial tax exemptions for the first ten years of residence.

Other incentives include automatic one year residency permits for foreign property owners and the right of Turkish citizenship after five years.

The Spanish Government has confirmed it is preparing a new law which will allow non-EU residents that purchase homes priced above e500,000 to qualify for Spanish residency. The new law is due to be enacted in the coming months and is widely being referred to as “the Golden Visa”.
Prime Minister Letta agreed to suspend the June payment of the controversial IMU tax (which applies to residents and non-residents). This has been construed as a pro-property stance by analysts are awaiting confirmation on what will replace the IMU tax. At present there is no capital gains tax after five years of ownership and no wealth or inheritance tax.

The exterior of the Bella Navetta is simply eye-catching, standing out as it sits proudly in its mooring it is everything one would expect from a super yacht and to ensure this vessel felt like a home away from home the team at Patricia Darch Interiors took it upon themselves to create a dream home that reflected not only the owners sophisticated style and taste but an elegance of living on the open seas. Upon entering this wonderful boat, you are initially welcomed by a large living and dining area. Here the team led by head designer Bianca Medina, decided to maximize the use of light and space by using a neutral colour scheme, juxtaposed against the effect of the wooden floor and wall paneling the effect is
a wonderful, harmonious balance of warmth and contemporary styling. For seating a made-to-measure gorgeous beige sofa from the Malerba Poetic Mix Sofa Line Collection was chosen with large velvet textured cushions offset against smaller cushions in a deep red and an off-white leather bucket armchair from Polaris. Continuing with the neutral theme a high-sheen lacquered, low table with chrome effect and a champagne coloured silk effect rug from Aldeoki complete the look. For the dining area the team, choose a circular dining table with a chrome base and a lacquered top, complemented by white leather dining chairs from the Solitaire Collection this pairing blends beautifully with the sofa and armchair of the living area. Designing the interior for the Bella Navetta was both an exciting experience and opportunity for the team at Patricia Darch, and looking at these I am sure this will not be the last yacht added to their design portfolio
Collection were chosen and to help create a relaxing environment when the sun goes down beautiful crystal wall lights were added.
Two table lamps with glass bases filled with thousands of tiny crystals sparkle against the recess lighting creating a romantic ambience to the room. The finishes touches
of bedding in a deep rich mauve exclusively designed by Patricia Darch add texture and softness to the room with a collection of scatter pillows in muted shades of grey.
Finally to add a touch of colour well known artist Jessica Darch created a collection of paintings of paradisiacal themes. Hung around the living and dining area these paintings contrast beautifully against the soft neutral tone of the furnishings. The bedroom suites continue the theme of wooden flooring and wall paneling and the team made good use of this specifically within the master bedroom. As you enter the room you are immediately struck by the bold, beautiful, majestic headboard made of white leather, this is complimented with two bucket chairs and insets of leather above the window.
