he distinctive sail-shaped silhouette of Burj Al Arab is more than just a stunning landmark: it’s a symbol of modern Dubai.



This magnificent seven-star hotel took five years to construct, with it striking gigantic white sail standing proud off the shore of Dubai it reflect the vision of the young team of designers who refused to compromise on any part of the hotel’s design to ensure that the project pushed the boundaries of design. The Burj Al-Arab was envisaged by Dubai’s crown prince, Sheikh Mohammed bin Rashid Al Maktoum, as a means of diversifying the country’s economy away from oil into tourism. The Sheikh dreamt of a luxury hotel that would put Dubai on the world map, and surprised many by choosing a relatively inexperienced British firm to supply the design. The Sheikh employed the architect Tom Wright of Atkins and Canadian engineer Rick Gregory also of WS Atkins who were tasked to create an iconic or symbolic statement for Dubai; similar to that of Sydney with its Opera House, London with Big Ben, or Paris with the Eiffel Tower. The building needed to be a building that would become synonymous with the name of the Dubai. Construction of the 321m (1,053 ft) building began in 1994 the design team wanted the structure to rise into the sky on an island, giving it the illusion of being at sea. Their refusal to compromise on this element of the design led to the construction of a low-rise, artificial island from concrete cubes on an island of reclaimed land known locally as Chicago Beach this was connected to the mainland by a private curving bridge. The shape of the structure is designed to mimic the sail of a ship. The building’s layout is organized around two blocks forming a V shape enclosing a main courtyard. Two steel arches, separated from the main structure, give the Burj Al Arab its characteristic form. The facade is covered with two layers of canvas, separated 60 cm from each other, in order to isolate the excessive heat and sunlight. With the construction coming together and the hotel scheduled to open before the Millennium Tom Wright’s extraordinary designs was to go one step further– crowning the hotel is an enormous “floating” restaurant The Al Muntaha (“The Highest”)which is suspended 200 meters above the sea, projecting itself 30 meters on each side of the central column. The idea of the design is to give diners the feeling that they are dining in the air, with an uninterrupted view of the surroundings. While the exterior design is remarkable for its sculptural form and its elegant and iconic form, its interior design is opulent, palatial, eclectic and baroque. Its interior design was carried out by Chinese designer Khuan Chew, famous

decorator of great hotels in the world. The concept was based on the four elements of the ancient world: water, fire, wind and earth. Water is present in aquariums and fountains at various points in the hotel. Earth is represented by 24,000 m2 of marble and precious stones used. The air is represented in the steam that rises from the fountains, and the fire in another fountain at the entrance of the hotel where water is about ignited. The golden colour throughout is not gold painting. “Here, all that glitters is gold”. Throughout the hotel 2,000 m2 of gold foil was used. Yet for all the wonder this stunning architecture it’s the service within that really makes the Burj Al Arab so extraordinary. Fact s • This is the tallest operating hotel building in the world (not counting mixeduse buildings like Jin Mao Tower in Shanghai or the unfinished Ryugyong Hotel in Pyongyang, North Korea). • All of the hotel’s 202 rooms are twostorey suites, ranging in size from 170 square metres (1,830 square feet) to 780 square metres (8,396 square feet). • The atrium is 180 metres high, one of the tallest in the world. • The Al Muntaha restaurant is located 200 metres above the Persian Gulf, offering great views of Dubai. It is accessed by a panoramic elevator. • The hotel features a total of eight restaurants and bars. • The building’s design is influenced by the profile of an Arabian sailing ship. • The building’s external lighting schemes, from white light to a multicolored one, change from one to another every 30 minutes expressing the evening’s progress. • Burj Al Arab is the world’s tallest structure with a membrane facade. • A 24 meter (79 feet) wide helipad projects from the building 210 meters above the ground. • “Burj” is Arabic for “Tower”. • The “Assawan Spa” is situated on the 18th flooor.

Spring 2013 Colour Trends This year colours both invigorate and calm us: fluorescent’s meet diffused pastels; iced coloured-metallics’ gives the year it’s most alluring surface effect. Intriguing tinted nudes; faded vintage tones draw strength from mysterious opium den ultra-darks; audacious brights’ announce retro-revivals; tribal tones shout from the depths of lush rainforests. Mature, optimistic, intense, dynamic and sophisticated … Colours are set to be more nuanced and complex. So let’s take a look at the key colours trends for 2013.

INTENSE CELERY GREEN/YELLOW:

We spotted this colour being used towards the end of last year as an all over mono, but we forecast it will be much more widely applied this year. You’ll be amazed how many other colours it works brilliantly with including deep pinks.

Chippendale

One of the best known and copied masters of antique furniture is Thomas Chippendale. Thomas Chippendale was one of the most important furniture makers in British history who became popular towards the end of the 18th century during the reign of King George III. Thomas Chippendale – after whom the style is named provided furniture for some of the most important and wealthy people of the Georgian period. His furniture was made from the most expensive materials and he used some of the most intricate techniques of the time to create his works of art.

Styles of Chippendale furniture The Chippendale style is often described as being an anglicised type of Rococo, and Rococo is one of the styles Chippendale encompasses, along with Gothic and Chinese. Rococo Chippendale furniture often displays French influence, with chairs based on Louis XV designs, although usually less ostentatious. The ribbonback chair with a broad seat and cupid’s bow-style back rail is perhaps the most famous Chippendale design. Gothic Chippendale furniture is characterised

by s-shaped curves and pointed arches in the backs of chairs, while Gothic bookcases were triangular at the top and had wooden glazing bars to hold the glass in place. Chinese Chippendale creations often included cabinets and shelves, and typically featured pagoda-style pediments and glazing bars arranged in a fretwork design. This fretwork was also used on the edges of tea tables and on the backs and legs of chairs, often coated with lacquer.


Identifying Chippendale Furniture Thomas Chippendale never left an identifying mark on his furniture, which makes it very difficult to precisely identify an original Chippendale piece. Perhaps the only way to know for certain that a piece of furniture is truly Chippendale is through the preservation of original bills of sale. These original bills are generally found in estate papers and other such documentation. Original Chippendale furniture is noted for its unique craftsmanship, irregularities, and fine wood. When attempting to determine if a piece of furniture is a genuine Chippendale, the legs are often the primary focal point. There are six different basic Chippendale style legs. These are the lion’s paw, the ball and claw, the late Chippendale, the Marlborough, the club and the spade. Picture books will give you an idea what each looks like but three of the styles are based on the cabriole shape which is an elegant, serpentine style ending in a distinctive foot. These include the lion’s paw, which ends with a lion paw shaped foot, the club, which is a simple round foot and the ball and claw, which (not surprisingly) looks like a claw holding a ball. The remaining leg styles are straight with the Marlborough being a plain, square leg; the spade a tapered round leg often with a square or trapezoid foot and the late Chippendale having a square leg with a square foot. There are many variations on the basic leg styles but close observation will reveal the basic pattern When we talk about Chippendale furniture today, what we are really talking about is well-constructed, mid- to late-18th century furniture of the Chippendale style. Wood used in this style of furniture was primarily manufactured from mahogany which was imported from the West Indies. Chippendale generally favoured solid wood because it better accommodated the detailed carving of the furniture style. Though veneers were used for furniture of this period, they are not typical of the Chippendale style. Modern reproductions of the Chippendale style will often be hand carved but will not have the depth and detail of carving that the genuine 18th century furniture has. Another feature of 18th century wood furniture is its irregularity. All the work on this furniture was done by hand and often quite exquisitely. However, handwork, no matter how well done, will not be able to match the exact regularity of machine work. When you examine a piece of wood furniture for the purpose of determining its age, look at the joinery closely. It will reveal a lot about the history of the piece. Hand crafted joints will be slightly irregular and show evidence of tool marks. Finishes on wood furniture can help reveal its age with age, wood takes on what is called a patina. Patina is the warm, mellow, aged look that wood gets from being touched, lived with, polished and cared for. It’s something you must see to appreciate.

Plants offer lush foliage, beautiful blooms and interesting forms. Some thrive in damp bathrooms, others need a sunny spot, so your ability to keep house plants alive and healthy has a lot to do with putting the right plant in the right place. A good trick to remember is plants with large dark green leaves photosynthesise better than others, which means they need less light to live and can be placed in those difficult shady areas. Zanzibar Gem (Zamioculcas zamiifolia) is an exciting newcomer on the indoor plant scene a very hardy and attractive looking plant. Zanzibar Gem, grows in dry, shaded sites in its native African habitat, tolerates an amazing amount of neglect. Cold and over- watering are the greatest threats to its well- being. Zanzibar Gem has been described as the ultimate indoor plant because it is almost un-killable it can tolerance low light and lack of water. Water occasionally, but allow the plant to dry out well between watering.

Lady palm (Rhapis excelsa)

is a dramatic, tall house plant that is easy to grow. Palms are not desert plants. Aim to keep the soil evenly moist, but not soggy, during the growing season. Mist the foliage daily or use a room humidifier if the air is dry. Brown leaf tips are caused by irregular watering and dry air. Snip off the brown tips with scissors, if you want. These plants require indirect light too much sun will cause the leaves to turn yellow-green.

Chinese lucky plant (Aglaonema)

is a very hearty plant that is easy to take care of. Keep water fresh by changing it every week, and always keep water levels at approximately an inch from the base of the canes. Lucky Bamboo prefers plenty of indirect sunlight and room temperatures at 65-70o Two of the most common factors are too much direct sunlight; and too salty or heavily-fluoridated tap water. Give your new Lucky Bamboo a thriving start keep it away from direct sunlight, and water only with filtered or natural spring water.

Happy plant (Dracaena sanderia)

gets its name because it’s a plant that’s easy to care for and grows tall as it displays deep green leaves, making it the perfect centre piece or background plant for your indoor garden. It survives, bounces back and flourishes in spite of its surroundings. The Happy Plant grows best in diffused sunlight or partial shade and prefers to be away from the heat of the sun. Direct sunlight will burn the leaves and cause them to dry out. Unlike many other flowering plants, the Happy Plant will produce flowers without direct sun and in cooler room temperatures. Happy Plants should be planted in a large pot with good drainage, and should be allowed to dry out before they are given water. Too much water will cause root rot and the plant will die. You can spray the leaves with a warm water mist if the room is too dry. The best water is filtered water because there are no added minerals or fluoride in it which is harmful to these plants.

Swiss cheese plant (Monstera deliciosa) can be very long lived and large growing. Its attractive leaves, at least 40cm long, have deep cuts in the margins and large central holes. Monstera deliciosa prefers medium lighting, so it is best to keep this plant located within 5 to 8 feet of a window. However, be careful when choosing the location for this house plant because once you have placed it somewhere it does not like to be moved. The Monstera deliciosa requires moderate watering. Water once every 7 to 10 days. Most do not seem to mind being dry once in a while either. Water thoroughly, keeping the soil evenly moist.

The plant you love to hate! Ficus benjamina is one of the most common tree species that is used as an indoor potted plant. The most common complaint for this plant is that the leaves turn yellow and fall off, leaving you with bare branches. This plant requires lots of light BUT filtered light early morning or late evening sun is the best the best way to test whether the plant is getting enough light is you should be able to see your shadow on the wall behind the area you select. Another common mistake is overwatering to test whether you are watering too much or too little always feel the surface of the soil with your finger tip. If it feels dry to the touch one inch below the surface, it is time to water. If the soil still feels moist, withhold water for a day or two.

Kentia palm (Howea forsteriana)

has sparsely branched trunks and leathery, lanceshaped, mid-green leaves. The Yucca plant requires bright light, however they will tolerate less than sunny spots. So place your Yucca houseplants within 3-5 feet of a window. They also prefer sandy soil and require good drainage. To ensure proper drainage, place 2 inches of pebble stones in the bottom of your pots. The Yucca plant prefers moderate watering. Water thoroughly once every 7 – 10 days or when the soil feels dry to touch down 1 inch in depth. Because the Yucca is adapter to desert like climates they are able to tolerate being dry. If the foliage shows a brown tip with a yellow halo you probably are over watering.

Dragon tree (Dracaena marginata)

has upright stems topped with grassy, redmargined leaves. Dracaena care is easy. Dragon tree thrives in average room conditions, tolerating dry indoor air and low light levels that are deadly to most plants. This dynamic house plant also handles changing temperatures and humidity levels. Just don’t overwater. It will not tolerate soggy soil, which can cause root rot.

Umbrella tree (Schefflera arboricola)

has large green leaves like the spokes of an umbrella. Schefflera arboricola prefers higher light if possible, but can adapt to a wide variety of light levels – Not to be placed in direct sunlight as the leaves will burn. As a tropical plant it likes moisture, but avoid letting the plant sit in water after you water it. It likes to be moist but not wet.

has magnificent upright leaves. Kentias tolerate shade better than some, but you’ll get a healthier, greener plant by giving your palm bright, indirect light year-round. Take care not to put it in direct sunlight, which may cause brown scorch marks on its leaves.

Aspidistras are very slow growing and shade loving plants so it can be cultivated as indoor plants where the sunlight is low. are shade-loving plants in their native habitats, and in the home they prefer light to moderate shade. Some varieties can withstand more light. During the summer months, water and mist frequently. They thrive with higher humidity, but never allow the soil to dry out.

Though a palm, it is quite small and will grow in shade. Although this palm will tolerate dry indoor air, it will be healthier with higher humidity so a bathroom environment is ideal for these plants as misting also keeps its leaves clean and helps to prevent spider mites that love to attack this plant. Keep soil lightly moist and provide good drainage. If leaves are yellowish-green, it may be getting too much sun.

Spider plant (Chlorophytum comosum)

Spider plants need bright natural light but they will sunburn if grown in direct sunlight. Spider Plants also thrive when grown under artificial grow lights which make them good plants for the office. Keep the soil evenly moist, but never soggy. Asparagus fern (Asparagus densiflorus)

thrives in dim, moist surroundings. It will thrive in an east or west-facing window. Keep it out of direct sun otherwise it will get scorched outside. Let the plant dry out a little in between each watering. In summer it may need to be watered 2-3 times a week. Don’t allow it to stand in water for any length of time as roots will rot.

Landlords and Property Sellers Take Note

A

fter the 1st June whether you are selling a property or renting a property for more than four months per year in Spain you will be required to provide a Energy Performance Certificate (EPS). Perfect Homes Magazine takes a further look at what an Energy Performance Certificate is.. What is an Energy Performance Certificate?

Energy Performance Certificates (EPC’s) or as they are properly called, Certificado de Eficiencia Energética (CEE), are documents which will show how energy efficient your home is displayed as a rating from A to G. Much like the stickers you see on things such as fridge freezers, washing machines or air conditioning units, the energy performance certificate in Spain gives the property a standard energy and carbon emission efficiency grade from ‘A’ to ‘G’, where ‘A’ is the most efficient and ‘G’ is the least efficient.

Who Needs an Energy Performance Certificate in Spain? After 1st June 2013 every domestic property for sale or long term rental needs to have an Energy Performance Certificate in Spain. This does not apply to properties that are currently rented out on a long term basis as this was prior to the new ruling. These properties will only require an Energy Performance Certificate when the tenancy expires and a new tenancy agreement is required.

Are there any exceptions? If you have a long term tenant in place you do not need an Energy Performance certificate in Spain. If your property was built after October 2007 you may find that you already have a Spanish Energy Performance Certificate. Likewise if you only rent your property out on a short term basis such as holiday rentals you may not need an EPC in Spain.

Will I be able to rent or sell my house without an EPC in Spain?

Energy Performance Certificates are now compulsory in Spain from June 2013

After 1st June 2013 the answer is NO. You will be required by law to present your Energy Performance Certificate in Spain when your property is for sale or long term rent. When you sell your house the Notary will need the original EPC and when you rent your house in Spain the tenant will have to be given a copy of your Energy Performance Certificate in Spain. What if I rent my property out through an agent? Either you or your agent will need to get a Spanish Energy Certificate for your property for long term rentals or sales. An agent will not be legally allowed to offer your property for long term rent or sale without a certificate.

When will this come into effect? The law was formalized on the 5th April 2013 and will take effect on the 1st June 2013. You will be expected to comply as soon as possible after this date. This applies to properties currently offered for sale or new rentals and for properties new to the market. Whether your property is for sale or rent you will have to have


a Spanish Energy Performance Certificate in place before your property can be advertised. As mentioned this does not apply to current long term rentals. Who can issue the Energy certificate in Spain? Only certified and registered assessors are able to issue the Energy Performance Certificate in Spain. This includes architects, technical architects and some engineers.

How can I get an Energy Performance Certificate for my property? You will need to contact a registered assessor who will be able to assist you in getting your Energy Performance Certificate in Spain.

How much does an EPC cost in Spain? The cost depends on the size of your property so you would need to contact a registered assessor for further information. Prices vary along the coast so it is a good idea to shop around

Who has to pay for the energy certificate? Ultimately the owner of the property will have to pay for the Energy Certificate here in Spain

What if I get a low rating on my EPC? Along with your Energy Performance Certificate in Spain, you will get a report giving advice about how to improve your properties energy rating. The report will recommend cost effective measures which could be undertaken to improve the energy rating of the property. It will also contain information about the rating that could be achieved if all the recommendations were implemented.

Why have Energy Performance Certificates been introduced? The EPC has its roots in the Kyoto Protocol which was a worldwide initiative started in 1997 to address the issue of Greenhouse gases. Since then the European Union have formulated the European Directive for the Energy Performance of Buildings, which applies to all member states with a clearly defined timetable of the measures we must introduce. An Energy Performance Certificate (EPC) is a certificate which demonstrates the energy rating of a building. It forms part of the ‘Energy Performance of Buildings Directive’ (EPBD)

The readings taken will then be entered on line into one of the Governments approved programmes which will generate the rating for your property giving its energy efficiency and environmental impact. The programmes used are the same for all properties so a potential buyer or tenant will be able see the projected energy costs for each property viewed. Your Energy Performance Certificate in Spain will be registered to the Catastro reference for your property.

How Long Does The Energy Performance Certificate Last For in Spain? The Energy Performance Certificate in Spain lasts for 10 years.

What if I make changes to my property in Spain? You can have your property re assessed at any time during the period your EPC in Spain is in date

Can I get an EPC in Spain before 1st Can I get in trouble if I do have an June 2013? EPC? Yes although the law is not due to come in until 1st June you can book for your Energy Certificate in Spain before this date.

The government have said they will fine people that have a property for sale or rent that does not have an “EPC”. Fines range between €3000,00 and €600,000 euros.

How is the rating on my EPC in Spain worked out? A Registered energy assessor will visit your property and take measurements and recordings from things such as your air conditioning, your hot water system, type of windows fitted, type of insulation, type of construction etc.

Climate Change The challenges of global warming can seem totally overwhelming. Tales of dead zones in the sea, a critical meltdown in ice sheets and severe sea level rises leave us feeling helpless and unable to decide whether to zealously embrace change or sink into utter despair. damage is done. Whether we decide to grow our own fruit or vegetables or decide to place solar panels on our roofs it doesn’t matter as long as we do something! Electricity, heating and transport are the big three offenders for co2 emission and recently the EU agreed an ambitious deal for tackling climate change, committing its members to reducing their greenhouse – gas emissions by 20% by 2020 and to produce a fifth of their energy via renewable sources. It also wants 10% of the fuel used for transport to be from bio-fuels and to ensure that 20% of its power comes from renewable energy sources such as solar, wind power and hydroelectricity.


Carbon Footprints - The Truth… Your carbon footprint is a measure of the amount of carbon dioxide emitted by burning fossil fuels and of the impact the carbon-emitting activities have on the environment. Carbon Footprints are usually measured in tonnes per yearly basis. Websites such as www.carbonfootprint.com can calculate your footprint from the amount of gas, electricity, oil you use to the way you travel and the way you consume.

Electricity: Heating: Spanish families consume 25.6% of all electricity generated in Spain for heating; this high share of electricity consumption is due to the inferior utilization of heating together with the high proportion of houses which still do not have any kind of heating system installed. It is common for households to utilize vector radiators as their main source of heat. Fridges & Freezers: Europe’s refrigerators and freezers account for 62 million tonnes of carbon dioxide emissions every year this is because most models still use hydroflurocarbons (particularly potent greenhouse gases) as coolants. Lighting: Some 12.5% of all electricity generated in Spain is used for lighting Electrical Appliances: These account to 46.9% of the %share of electricity consumption with approximately 8% wasted by electronic equipment left on standby

Low-carbon technologies such as wind turbines, solar panels and biomass boilers let you generate your own energy, saving money and reducing your carbon footprint in the process.

What is renewable energy? We’ve all heard of solar panels and wind turbines, but renewable energy covers more than that. It is energy from any source that is naturally replenished when used. Often called ‘renewables’, ‘green energy’, ‘micro-generation’ or ‘sus-tainable energy’, the main sources of renewable energy for the home are: • energy from sunlight • heat from the earth, the air or water sources • plants grown for fuel (biomass or biofuels) • wind power

Solar water heating systems use free heat from the sun to warm domestic hot water. A conventional boiler or immersion heater can be used to make the water hotter, or to provide hot water when solar energy is unavailable. Solar water heating systems use solar panels, called collectors, fitted to your roof. These collect heat from the sun and use it to heat up water which is stored in a hot water cylinder. There are two types of solar water heating panels: • evacuated tubes • flat plate collectors, which can be fixed on the roof tiles or integrated into the roof. Larger solar panels can also be arranged to provide some contribution to heating your home as well. However, the amount of heat provided is generally very small and it is not normally considered worth-while.

Ground-source heat pumps: Ground source heat pumps extract heat from the ground using pipes which are buried. This heat can then be used to heat radiators, under-floor or warm air heating systems and hot water in your home.

A ground source heat pump circulates a mixture of water and antifreeze around a loop of pipe – called a ground loop – which is buried in your garden. Heat from the ground is absorbed into the fluid and then passes through a heat exchanger into the heat pump. The ground stays at a fairly constant temperature under the surface, so the heat pump can be used throughout the year – even in the middle of winter.

Micro wind turbines: Like any wind turbine, micro or small-scale wind turbines harness the power of the wind and use it to generate electricity for the home. To work well the turbine needs to be sited in a high position so it can catch the wind such as the roof of a house. A typical system in an exposed site could easily generate up to 30% of the average households energy more than enough to your lights and electrical appliances.

Biomass: Wood-fuelled heating systems, also called biomass systems, burn wood pellets, chips or logs to provide warmth in a single room or to power central heating and hot water boilers. A stand-alone stove burns logs or pellets to heat a single room and may be fitted with a back boiler to provide water heating as well. A boiler burns logs, pellets or chips, and is connected to a central heating and hot water system. A wood-fuelled boiler could save you nearly £600 a year compared to electric heating. Spanish Property We’ve all read about the hundreds of repossessed properties that banks are trying to off-load for next to nothing. But is snapping up one of these bargains really as easy as it looks?

F

ive years ago the advertising hoardings of MacAnthony’s, Dreams and many more estate agencies wallpapered the Costa del Sol’s, and the estate agents boasted of flogging hundreds of properties per month and developers couldn’t find land quick enough to erect their new developments on. Sadly these days many of the main players no longer exist and Spanish banks have now become the country’s biggest real estate agencies sitting on billions of euros worth of properties with prices still tumbling and reports that they still have much further to go. Spain’s Mortgage Association reported a fall of 27% from the peak so far, with 10% of that last year. Predictions (though gloomy) are that prices will not bounce until a further 20% has been wiped off the value of Spanish homes.

Uncertainty in the housing market has also been added by the arrival of a new player, the “bad bank”, Sareb, set up by the government to take toxic real estate assets of banks that have had eurozone bailouts. These assets are often new developments and land belonging to developers who failed to repay loans or have gone bust. Sareb has not said how many properties it holds, but estimates are that it will eventually mop up €65bn worth of property making it Europe’s biggest single real estate portfolio and twice the size of Ireland’s bad bank, Nama. So with all this is mind you would think getting your hands on one of these bargains would be simple. Sadly as with many

things here in Spain it is not that easy especially if you aren’t Spanish or don’t speak Spanish. Spanish banks may be the country’s biggest estate agents, but until recently haven’t been well versed in marketing properties, especially to foreigners plus Spanish banks have also become very picky about who they deal with, as they are worried about getting ripped off by unscrupulous agents or left holding the baby again with a new bad debtor. That said over the last year banks have tried to evolve previously most bank repossessions never got anywhere near the public domain with the real bargains tending to stay within the banking community or passed to their friends or family members. Banks preferred to keep a property on their books if they felt the price it would sell at wouldn’t be sufficient to cover the original loan plus costs, and thereby built up a collection of assets with the intention of selling them off later at an inflated price to cover any loss and then some, this is because many of the purchasers who defaulted on the loans had taken out 100% mortgages (and more in some cases), which meant that the value of the loan was, in many cases, equivalent to the property value at the time it was bought. Such properties were often overvalued when compared to the general property market and since the onset of the global economic recession the value of these assets has decreased dramatically.

With mounting debts and properties on the books, the banks have taken it upon themselves to open up their own arm of real estate agencies and over the past year we have seen banks selling repossessed properties for as much as 50% less than the original valuation of the property. Banks prefer to have cash assets, as this not only balances the books and keeps their shareholders happy, but they are fully aware that an empty property runs the risk of falling into disrepair or being overtaken by squatters, and thus losing its value even more. Working with a banks real estate agency in theory should be less complicated when getting a mortgage on a bank repossession property than a “normal” resale property, as the banks are keen to move the properties from balance sheets. Many banking real estate agencies are advertising 100% mortgages however, any mortgage is “subject to status” and dependent upon your ability to pay back the loan secured against the property, and in this respect bank repossessions are no different. As a client you will be required to prove you can repay the loan banks will want to know how much you earn and what your other financial commitments are (your personal balance sheet). As a general rule banks will lend according to earnings multiples whereby your loan repayments on all your worldwide borrowing does not exceed 35% of your net annual income. As with all things “Cash is King“ and Spanish banks prefer cash buyers however, if you are not a Spanish resident and you need to apply for a mortgage in Spain then you must bear in mind that Spanish banks are unlikely to grant a mortgage of more than 80% of the price of that property, at the very most, so a 20% deposit will be required as a minimum and all mortgages are subject to status.

The look of our kitchens is ever changing it is an evolving feature of every home, whether formal or minimalistic the use of our kitchens today includes elements our parents never even considered‌


Appliances: As technology advances, one of the most dramatic changes we have seen to the modern kitchen is the incredible number of options available for custom and unique range hoods – When a hood is simply elegant in its simplicity there is no way it should be hidden. Bulky extractor units of days gone by are now replaced with seamless lines of glass or steel. Kitchens these days are being designed more and more like commercial kitchens with warming drawers, wine refrigeration, compartments & microwaves integrated into the design. Drawers have been brought higher up making for easier loading and unloading.

Counters: While we are seeing total integrity of cupboards and appliances creating a smooth streamline finish a new trend is emerging with a return to the more furniture style free-standing look as opposed to the minimalist, clinical versions. By this I mean that little kitchen details are appearing instead of counter cabinets working flush against the floor, a toe space gap has been created, lifting the cabinet off the floor creating an open space with beautifully designed clawed feet or stoppers. Islands have also been given their own identity instead of looking like a continuation of the workstation and cabinets’ islands are now being designed as stand-alone pieces. Wall cabinets are being designed with a bracket in place gives the cabinet a grander even regal appearance. Previously fridges were always hidden behind a cabinet door when designing a kitchen and now we are seeing free standing fridges in all shapes and sizes creating a retro theme to a kitchen and showcasing the home-owners unique personality.

Surfaces: Exotic and colourful countertops can transform a room. The trend toward using exotic and colourful surfaces allows the homeowner to be neutral in their approach to wall covering and tiles but this balance’s well with the contrasting unexpected colour.

Flooring: An on-going trend between open and closed planned homes has been the unification of flooring throughout the downstairs area. Running a continuous wood or tile flooring throughout the dining room to the kitchen allows the kitchen to feel less of a separate room but part of a larger environment.


Lighting: Taking inspiration from that of art galleries and museums, lighting trends have changed to focus more on making the lighting source disappear. The traditional style of central lighting has moved to offer either elaborate styles’ such as a dramatic chandelier hung over an island creating a focus point or a trio of pendants hung seductively above a table giving the area a minimalistic look.

Back Splashes: Backsplashes are a very personal statement most homeowners tend to stick to the timeless neutral tones however the more adventurous are indulging themselves with bright bold block colours and textures such as rhinestone or velvet effects – Glass tiles can make a dramatic effect and add light to the area.

Colour: The colour trend for this season is emerald and it is popping up everywhere. As a wall covering this rich jewel colour adds a layer of depth and drama to your kitchen space, however, if the thought of painting or tiling your walls green fills you with fear then fear not as there are a host of accessories that can be used to create the same effect such as beautiful glass bowls or glasses, sculptors, candles or a vase filled with flowers.

Flower trends are constantly evolving, flowers unearth the emotions that inspire and fulfil the human spirit. Using colour, texture and shape, flowers create the stimulus to unleash the heart and create an environment that engages the soul. Flowers make life’s special events unique because they enhance the excitement of guests and express the feelings of the hosts. As with fashion certain colours or flower varieties come into and go out of popularity. A flower arrangement and its aesthetic appeal – just like beauty – is in the eye of the beholder. What’s hot and what’s not is often decided by personal style as well as budget. And when buying flowers, most people spare little thought for trends in flower arranging. Saying all that, most of us would have a view on what’s old fashioned (but old fashioned is good when you’re sending flowers to your Nan) and what’s modern. For example, young people seem to steer away from carnations while older generations love them. In the 1970s and 80s structured, A-symmetrical flower arrangements were all the rage whereas the current trend is for nostalgia: floppy natural-looking arrangements that remind of English country gardens with peonies and vintage roses, arranged in a loose blousy fashion. Perhaps you’re not too bothered but if you like to be abreast of fashion, here are a few trends to keep in mind when you next buy some flowers.

Single colour concept: This is an arrangement of flowers that uses one colour in a mix of either the same kind of flower. Usually flowers are densely packed together and often in a container. The outside in arrangement: This style uses glass to show off flowers as if they are in a museum case. Flowers are placed inside a vase with the tops aligned near the upper rim of the vase. Repeating

performance: This flower arrangement requires three or more of the same type of container. Each container then has one or more identical flowers, showing off the singular shape of the particular flower. Looks good on a table or a window sill. Boxed in: Flowers tightly packed into a square or

oblong shaped container is currently a very popular choice. Different colours of the same type of flower look great.

Topsy turvy: Traditional design dictates that

flowers arranged in a vase are in the following ratio: 1/3 vase and 2/3 flowers sticking out the top. This trend flips this around. In this flower arrangement the vase occupies the lower 2/3 of the arrangement and the flowers just crest over the top rim.

Unearthed: One fun trend is to display bulb flowers

such as tulips, hyacinths or amaryllis as complete units with the flower and stem still attached to the bulb and roots. The effect is reminiscent of historical botanical drawings.

SUPERTREES In the city of vertical GREEN

T

hese characteristic man-made tress right next to the iconic Marina Bay Sands Hotel in Singapore have already become a landmark of Singapore - A symbol of the city’s massive investment in green technologies and clean industries.

Designed by Grant Associates the 25-50 meter tall trees function not only as a sculptural park, but as a combined vertical garden - a conservatory eco system - where solar panels, air venting tower, and rainwater collection device are all integrated in the garden. Very few gardens have been developed on such a scale and from ground up. Normally it takes more than 20 years or more to grow a garden of this size, but in Singapore they are doing it on 5-6 years on land that has been reclaimed from the sea.

The 250-acre urban landscaping project is part of a bigger initiative from Singapore’s National Parks Board which is called ‘Gardens by the Bay’. These “super trees” vary in height between 80 and 160 feet, and they are constructed of four parts: reinforcement concrete core, trunk, planting panels of the living skin, and canopy. Just like non-mechanized forests, the large canopies operate as temperature moderators, absorbing and relocating heat, as well as providing shadow to the visitors walking below. This combination of technologies can help to achieve at least 30% savings in energy consumption, compared to conventional methods of cooling, according to the project’s website. The aim with this fusion of technology, recreational park, art and landscape urbanism is to create a sustainable garden, a livable green

space in the city, and in that way try to generate a better and greener environment efficiently: The electricity from the solar panels in the tree tops, is used on site to power everything from lights, water pumps to administration systems and related office buildings. Sky bridges connect a few of the trees, and thereby makes it possible for the most adventurists to walk at the height of a skyscraper. However, the trees are still just a small element of a larger green space with small lakes, flowers and curvy paths, that makes you want to stroll around all day. Surrounding this new eco-oasis in the city are mile-high skyscrapers and sprawling urban areas. It is indeed a spectacular project. A city, it seems to have succeeded in a program of massive and long term investments in green development and clean technology.

lmost 10 years have passed since Danish couple Anja and Claus Kielskov opened their 500m2 showroom with outdoor luxury whirlpools in San Pedro. Although they now have a thriving business and a reputable name on the coast, the road to their success has not been an easy one. They started with just three exposition spas in the backyard. Their business quickly expanded to three stores and six employees, but when the property bubble burst in 2008, the couple had to react quickly to cope with the crisis.

From one day to another

A

It is not the word “crisis” that pops up first when you enter Aquapool Spa’s impressive showroom which is placed in the industrial area of San Pedro de Alcántara near Marbella. The store which is over two floors is tastefully furnished with the latest spa models, paired with stylish accessories, inspirational pictures on the walls, green plants, soft music combined with the smell of freshly brewed coffee.

Nevertheless, the crisis has also been a guest here, confirms Anja Kielskov as we sit down with wet hands, after a short tour upstairs to see the test spa, with its 38 degree warm water. Her husband and partner Claus Kielskov nods: “I remember when it happened. It was like it came out of nowhere in October 2008. We saw a dramatic drop in sales of spas and out door furniture, month on month, and it was as if all the Brits had suddenly disappeared. At that time the couple had two new stores, one in Algarrobo east of Malaga and one in Centro Idea in Mijas. Their team had grown with four sales men and two technicians, all on permanent contracts. Privately the couple had extended the family with two boys, aged six and three years. “It was a stressful period because we had plenty of expenses to cover, combined with declining sales, a large stock and too little time for family life”. It was not a sustainable situation, we knew we had to reorganize the whole business, he says.

The turning point Anja and Claus contacted their American collaborators from Hot Spring Spas, the spa manufactor that got them started with the business in the first place. They took some time to provide input and ideas on solutions for the company’s future operations. Then Anja and Claus took a weekend out of the calendar, hired a babysitter for the kids, and began putting their business under the microscope, leaving no stone unturned. That weekend would prove to be crucial for the company’s survival. In those three days we dug into every detail of our accounts, we rethought our strategy, took in new products, and got rid of the suppliers whose products were not longer profitable. When the weekend was over we had a complete plan for the next 12 months and were filled up with renewed energy and eagerness to roll up our sleeves and get started. “After six months, we had closed two stores, made five employees redundant, reduced our stock significantly and expanded our product range to be able to offer spas at all price ranges, rather than just offering the most expensive brands”, says Anja as she points to two spa models at each end of the scale, one priced 5,000 euros and the other 20,000 euros.

Adaptable without lowering standards “We have learned to be extremely adaptable and take quick decisions, and I think that has contributed to our survival. At the same time, we have maintained our high level of service and personal contact with customers. It has always been important to us to provide the customer with extraordinary service, and it still is. We have not lowered our standards, which may seem trivial, but I believe it is still important to mention.

Those things like always maintaining a clean and tidy showroom, sticking to our opening hours, answering the phone promptly, delivering on time, offering the latest models in stock, keeping ourselves updated by attending seminars and spending a lot of time guiding our customers, both before and after a sale. I think this has been crucial to our success in an industry that has been hit hard by the crisis – just take a look at all our competitors that have closed down, one by one over the last years” says Anja Kielskov.

Being a role model The profound restructuring in 2008-2009 has turned out to be the right decision and since then the spa dealer has seen steady progress. From 2011 to 2012 they increased their turnover by 30 percent, and today the team of three people, are getting closer to the record sales achieved in 2007 when they were eight people in the team. Recently, Aquapool Spas was awarded the title of “Spa dealer of the year in Southern Europe” by the American supplier Hot Spring Spas. This is given to the dealer who has excelled most and created the best results. “We are very proud of the award and know that we are being used as a role model when Hot Spring teach new partners in Europe - and that’s really great” says Claus Kielskov.

Everybody talks about the crisis, but fortunately there are small signs that it is starting to turn. The Brits are returning to the coast, the Scandinavians are still here, and today the Russian and Spanish clients are much more present than they were just two years ago. Privately the couple have more time for family life and their boys Andreas, aged 11 and Oliver of seven years are quite satisfied that there is now room for other topics around the dinner table than just spa deliveries, salt water filters and cost-benefit analysis. “We have gone totally crazy with football at home, and its only getting worse. The boys are just as much into football as me, so Anja has been forced to learn the off-side rules to keep up with us” says Claus with a smile.

Baroque Interior Designs from the Baroque Era

Bright and golden and flamboyant - these are just some of the qualities of classic Baroque interior design. The style originated from Italy and eventually spread across Europe from the seventeenth to the eighteenth century, and still influences designs to date. Marques de Riscal

Designed by Frank Gehry the building presents an innovative and avant-garde, in keeping with the spirit of Marques de Riscal. The explosion of colour and shapes creates a movement through the forms flees from the building that foundation for its rise and mixed at high ambient and look at the surrounding landscape. The building is shaped through a series of structural bases and mirrors that of a gigantic jelly! The three super columns that are home to the stairs and elevators in the building, are the only three pillars of the building, and not only lead to the vertical loads foundation but also give lateral stability and resistance to horizontal loads. Every part of this property is wrapped in cascades of titanium (Canopies) coloured in pink, gold and silver in the light of day in their curves reflecting the red hues of red wine, golden and silver mesh of the capsule on the bottle of wine Marques de Riscal.

This could be cleaning drains after heavy rains, attending their alarm company should something be wrong with the alarm, checking the property on a regular basis to ensure the electricity, water and other utilities are in good working order or any other manner of issues that need to be dealt with in person when the owner is not present.

All of our staff, without exception, are covered by insurance which is important when someone is working in your home.

We have a very experienced team of cleaners who have been with us since the start of the business which means they are also able to tailor the cleaning as required for our clients.
