FARMING OPERATION DETAILS: • The land is a square, flat parcel of useable land consisting of approximately 158.5 acres, ½ mile on each side all within Custer County. SW4SE4 & SE4SE4 (TRACT 06-112) – SEC 21 T14N R22E NE4NE4 & NW4NE4 – SEC 28 T14N R22E • The land has been subdivided into 4 approximately 40 acre lots and each can be built on. • The land is fenced all the way around. The fence is regularly maintained and is in good condition. • The land is irrigated with a Zimmatic center pivot which was purchased new in 2008 (included). At that time a new 40 hp pump and bubbler were installed. A large collection pond was installed as well with a head gate. The pivot is approximately 1326’ in length and irrigates approximately 130 acres. • The water flows down a deeded ditch from the point of diversion on the Pahsimeroi River. • A second irrigation system was installed in 2012 consisting of a 5 hp pump and 4” mainline that runs to the land adjacent to the house. The mainline has two valves which supply two K-lines for irrigation of the land near the house (included). The amount of water available in this system far exceeds the requirements for the two K-lines which enables additional irrigation lines if so desired. • A large collection pond (approximately 150’ x 250’) was installed in 2013 to collect the runoff water from the bubbler. This is used to return the river water to a single point in the aquifer as well as providing habitat for wildlife (eagles, hawks, songbirds, owls, deer, and elk). An irrigation line and sprinklers were installed around the pond. This area can be irrigated to grow grass and is a great meditation spot or can be used for a picnic area with fire ring and pergola. • The land is irrigated with 1905 water rights from the Pahsimeroi River that go with the property. The water right is for 3.2 CFS (160 miner’s inches), with water right number 73-182. • No conservation easements or water easements have been granted.
