Industry Info Aussie boss calls for action on shortage FEDERAL and state governments need to release more land for housing in capital cities and address the high costs associated with it as our population surges and the property market heats up, according to Aussie Home Loans executive chairman, John Symond. “Governments across the country have been negligent in allowing our housing shortage to reach the levels it has,” he said. “Recent figures from the Australian Bureau of Statistics show each capital city grew faster in 2008-2009 than they did on average over the last five years. “The major problem is the inaction of governments to release land, and the cost of connecting utilities is far too high, creating a huge burden on first homebuyers. “Quite often, connecting utilities to new houses in metropolitan cities can be well over $100,000 per house, and in turn this pushes the price of the new

THE CONCEPT of negative gearing is the subject of a significant level of debate at the moment, so it is worth reviewing what it is and how it works. From the perspective of the tax office, a rental property is negatively geared if it is purchased with the assistance of borrowed funds, and the net rental income – after deducting other expenses – is less than the interest on the borrowings.
As an example, an investor borrowing funds to buy a property ideally wants the rent from that property to pay for the interest on the loan, with a small profit. If it does, this is called positive gearing, if it doesn’t it’s negative gearing. An investor should ideally purchase a property that will appreciate over the medium-to-long term.

A boat with three men in it was lowered from the wreck, but it broke away from the davits when touching the water, and the men were obliged to pull away from the side of the ship without waiting for any other passengers. Under Rosser’s guidance they were steered through the most favorable portions of the surf, and reached the shore of Zeally Bay in safety. Then they rowed back to the wreck and took off the captain’s wife and daughter and the stewardess. The remainer of the crew, numbering 21 men, were also landed shortly after 8 o’clock. The captain, first mate and the carpenter were the last to leave the ship, being conveyed ashore in a small boat.

Lighting Where possible, we use low voltage and LED lighting. These are environmentally friendly. Plumbing All our homes have AAA + rated tapware and flow restrictors. Water tanks are plumbed to laundry and toilets. Greywater recycling is also available for those wanting to go for more water savings. The EPA has just endorsed some Greywater systems that HIA has distributed to all GreenSmart builders. Professional Development We are very passionate about GreenSmart building practices. As recourses become scarcer, the products available in this area grow. We continually attend seminars and source materials to help achieve more eco-friendly houses. Site and waste management The demolition and construction of buildings contributes up to 40% of all solid waste in Australian landfills.
