Mackay joins the Hayden team BY SARAH LAWRENCE WITH more than 30 years in real estate, Wayne Mackay is one of Torquay’s newest yet most highly experienced agents. Since his beginnings at the Geelong Hayden’s office in 1980, Mackay has established himself as a well known and respected real estate agent in the region. He has taken over the new role of sales manager at the Hayden Real Estate Torquay office to assist the busy sales team as well as conducting auctions. “I’ve learned from the ground up. I started as office manager and then went into auctioneering within 12 months – back then there were not nearly as many auctions as there are now,” he said. “We were the first to actively promote residential auctions. “So once I got more involved in auctions after several years it led to being a sales manager and eventually a director of Hayden Real Estate in Geelong.” Since starting in Torquay, Mackay has been happy to bump into many familiar faces down the street. “I’ve always had a connection with Torquay. What happens when a property is passed in at auction? IN RECENT weeks, auction clearance rates have been at historical highs. The year-to-date clearance rate is 86 per cent, compared to 73 per cent this time last year and in 2008. REIV members report that attendances and competition at auction is very strong, and, as such, it is timely to offer some tips about the auction process. Arrive in sufficient time beforehand for a final walk-through of the property and to allow yourself time to check the contract, vendor’s statement, information about auctions and the auction rules, which will all be on display. Pay particular attention to the rules. They tell you how the auction will be conducted. One of the rules especially important to be aware of is if the reserve is not met and the property is passed in. If the auctioneer passes in the property below the reserve price, the owner will first negotiate with the highest bidder. If you have participated in the bidding or have been sitting back watching, and the auctioneer announces the property is going to be passed in, it is a good strategy at this point to bid up to obtain the right to first negotiate. Securing the right to first negotiate does not cost anything and you have created a contract between yourself and the owner. Your contract comes into existence the moment the auctioneer concludes the auction by passing in the property. Once the property’s passed in, it is too late to shout out a bid.

I have also seen a lot of familiar faces in Torquay that have come from Geelong to live here.” During his career Mackay has conducted thousands of auctions, and he admits to still enjoying the experience. “To do auctions you need to enjoy them as well as promote the property and yourself on behalf of the community,” he said. “To auction you have to feel comfortable and confident to get the best results plus have a good rapport between vendors and buyers. “An auction also must be organised well in advance so that information is available to prospective buyers to enable them to confidently assess the property and prepare them for bidding.” Mackay is also looking forward to working in a market with a coastal vibe. “To date, I’ve seen Geelong as a very aggressive and competitive market,” he said. “While the Torquay market is still very competitive, it certainly seems to have a more relaxed nature about it.” When not at work Mackay plays in two Geelong bands as well as spending time with his wife, Leigh, and his two grandchildren.

With the course changed, the ‘Inverlochy’ survivors were guided by the boat piloted by Brown and Lucknow, fishermen, around the Bluff to the mouth of the Barwon River, and they came ashore at the pier.
