Plan to prevent downfall after disaster
AL’S BUILDING TIPS TO UNDERSTAND why builders charge you for different site costs, you need to ask your builder to break it down for you into individual items. As a guide, these site costs can often include: site drainage, retaining walls, extending services, earthworks and removal of material, slab costs, asset protection under council requirements, termite protection and temporary fencing. A key factor in determining site costs is the “fall� of your site and I wanted to elaborate a bit more this week on this item. The fall is the area from the highest point on the lot to the lowest point on the lot. When calculating the costs associated with the flattening out of your lot, it’s not just a matter of a machine digging and evening out the surface for you. The top soil needs to be transferred off site and pipes need to be installed and filled with concrete for the slab to sit on top of. If you decide to purchase a block that has views or is on a higher elevation, you need to be prepared for these additional items.
After your site has been leveled, you will need to install retaining walls, will which will retain the soil and keep it in place after the block has been flattened out. These retaining walls are generally made of treated pine and steel, so this could potentially be another cost for you to factor in. Sometimes you can buy a block that has been benched; this means that the majority of the “fall� on the block has been eliminated, creating a flatter building pad for you to construct your home on. This option will help reduce some of your costs in the long run and also save you having to pay a builder to do this work for you. If you decide to choose this option, make sure you confirm with your builder that they have taken into consideration, that the block has already been benched. I am now based at Villawood’s Armstrong community, where the land is reasonably flat, so our purchasers are looking at extremely low site costs. ECONOMICAL, industrial and physical disaster can strike at any time and this month Safety@YCM consultant Andrew Learey advises all businesses to have a plan ready in the event of a catastrophe. Whatever the cause for stoppage is, having a sound plan to get back to full operation with minimal downtime can be the difference between being back in production with your competitors and being back in production before your competitors. Contingency planning is the process in which an organisation creates an action plan for a catastrophic event such as bushfire, flood, drought or industrial relations incident. These plans provide guidelines for action to be taken to minimise loss and designate accountabilities for carrying out procedures to protect personnel, and business assets. This process can be exemplified by Queensland farmers cutting the top off banana trees to allow them to weather cyclone Yasi and in doing so, reduced production downtime by 60 per cent. It can even be as simple as having tried and tested emergency evacuation plans. Regional communities should recognise threats to their area and develop plans to give themselves the best chance at properly dealing with natural disaster.

In a positive move, the government is stepping in to assist Victorians in response to the growing losses caused by bushfires each summer. In recognising the need to prepare for the greatest threat to regional communities, the Department of Planning and Community Development has started a grants fund with a limit of $5 million for bushfire preparation. Maximum amounts available are $30,000 for community safety projects and $100,000 for community network projects.
These funds are earmarked to be used for equipment such as UHF radio, computers, sirens, safety promotional activities and training exercises. Many towns within the Greater Geelong district and south-west Victoria have been identified and encouraged to apply including Anglesea, Jan Juc, Aireys Inlet, Lorne and Barongarook. LOCAL Torquay real estate agent Graeme McCartney has facilitated another successful sale, which continues a 60-year association with the Voss family. Janet Voss and Graeme McCartney have a strong family, community, and business association, which spans more than six decades, and which began when they shared the same class through primary school at Torquay State School.
Long-time friends Graeme and Jan celebrate the sale at 22 Cowrie Road, Torquay.
Janet’s family comprises four generations of the Voss/Follett family, while the McCartney name has become synonymous with Torquay with three generations of family builders in Torquay, the family’s timber and hardware business and Torquay’s first real estate office, which they opened in 1952. Janet’s family built a home in, and moved to, the Voss cow paddock in Cowrie Road in 1952, and in 1956 George McCartney, Graeme’s father, assisted the family sale of some 28 residential home sites there (see right). Around the same time, Janet and her family moved into 22 Cowrie Road. Nearly 60 years later, Janet’s on the move having spent her life at the Cowrie Road address. Graeme McCartney said all the staff at G.R. THE May REIV rental market statistics show a slight contraction in the rental vacancy rate and increase in median rent in Melbourne. The vacancy rate fell from 3.2 per cent in April to 2.8 per cent in May and there was an increase in the weekly rent for a house from $382 to $390. These are minor variations given that the vacancy rate has been around 3 per cent throughout this year and the median rent has also been around $390 as well. From a medium term perspective there is no doubt that government policies designed to increase the supply of dwellings is having an impact with a persistently high vacancy rate now being a regular feature. Within the metropolitan area vacancies remain high in the inner city where 3.9 per cent of rental homes were vacant compared to 4.4 per cent last month. The middle suburbs remained reasonably stable at 3 per cent and there was a contraction in the outer suburbs where the vacancy rate dropped from 2.8 to 2.2 per cent. Whilst rents remain broadly consistent, there is some pressure evident in the inner suburbs for three bedroom houses and more broadly in the metropolitan area for one or two bedroom units. In each of these cases, the median rents rose. The vacancy rate rose in regional Victoria from 3.3 to 4.1 per cent with the most significant change being in the Geelong where the vacancy rate rose from 4.4 to 6.7 per cent. In Bendigo, the vacancy rate remained stable at 3.1 per cent and it rose in Ballarat from 2.2 to 2.7 per cent. Median rents again remained stable in regional Victoria.
