VENDORS who sell privately think that without agents’ fees they will end up with more money in their hand. Their outsider’s view of the industry tells them that selling a house is easy work. “In reality they not only find that there is more to it than they could ever have dreamed of but many end up with a lower selling price into the bargain,” Bellarine Property managing director Christian Bartley said. “For a start, buyers know that the vendor is not paying a fee and expect to negotiate accordingly.” Mr Bartley said that a family’s single greatest asset requires professional marketing and expertise. “It takes a lot of training and experience before a selling agent is skilled at marketing and negotiating and there are many pitfalls for the uninitiated. “Negotiating direct with a purchaser is extremely difficult because of a vendor’s emotional involvement and lack of experience. “The net result is often lost opportunities through personality conflicts or poor negotiating.” According to Mr Bartley, many vendors take their property off the market thinking they have a buyer only to find that their inexperienced eye has been unable to spot an unqualified or shaky purchaser. “Timing is one of the crucial factors in successful marketing and many may well end up missing out on genuine motivated purchasers who would have paid more.” Mr Bartley said that inexperience combined with familiarity often causes vendors to overprice or underprice their property. “While the financial loss of underpricing is obvious, overpricing is a bit more insidious. “Overpricing means the wrong market is being targeted and a sale is unlikely to result. “By the time the price is varied, the property is already stale and the ultimate selling price may be lower.” According to Mr Bartley, the risk inherent in allowing anyone who knocks on the door to enter your property should not be underestimated. “Professional real estate agents are skilled at qualifying purchasers. “The time spent with purchasers in the office prior to inspecting properties becomes, in effect, a pre-inspection interview. “Home owners are unable to create this middle step in a way that won’t antagonise buyers. “While it’s possible that everything may run smoothly, there are so many different stages of the process where using the experts will ensure a professional, stress-free result and add thousands of dollars to your final price.” For further information contact Christian Bartley on 0410 695 325, christian@bellarineproperty.com.au or visit bellarineproperty.com.au.
Local architect creates winning design waves BY DEAN WEBSTER A LITTLE foreshore kiosk at Torquay’s Fishermans Beach is making waves around the world. Designed by Tony Hobba Architects and built using recycled materials, the Third Wave Kiosk has received a number of awards since opening, including winning the 2012-13 AUS and NZ Best Cafe, Eat Drink design award and being shortlisted for the London “Restaurant and Bar awards” in Best Canteen category. Recently, the little coastal gem has also been shortlisted from over 250 entries for the Australian Institute of Architects awards in three categories – best small project, best regional, and the best steel category, with the winners to be announced at the end of June. Tony Hobba, of the eponymous architecture firm, said that to be awarded and recognised by the wider community as well as the design industry reaffirms the message from his practice that good design is good for business.
“This little building shows how one doesn’t need to have big budgets to achieve great architecture. It also is a real life example of how great architecture can contribute far more than purely functional outcomes,” he said. “For the building owners, it is a robust, low maintenance asset; for the tenants, the recognition has been very good for business exposure and they are rapt; for the community, it is a meeting place, a place of interest, an iconic piece of coastal design.” Built by local building contractor Phil Jesson using recycled sheet piles that are traditionally used as formwork for seawalls, the design team has created a rustic sculpture around a standard concrete block building. The sheets double as retaining walls against the sand dunes on which the kiosk sits, and these particular sheet piles were originally used during the 2010 floods in Victoria as temporary formwork to hold back approaching flood waters. Third Wave Kiosk is located on public land
managed by the Great Ocean Road Committee (GORCC), and GORCC chief executive officer Richard Davies said he was very pleased with the project. “The committee has noted the great public response to what is becoming an iconic destination in Torquay for surf beach visitors and walkers along the Surf Coast Walk coastal pathway adjacent to the kiosk,” he said. “The kiosk operator has developed a great business that provides a quality service for the community and visitors. As land manager for the coastal precinct we are pleased with the outcome.” Kiosk operator Megan Eastmure said she was excited about the kiosk being nominated again for another design award. “It’s a great place to work with the best office view in the world, we have lots of customers that want to chat about the materials used in the building of the kiosk, some are curious to know what it is and others already know the history behind it,” she said.

RECENT changes to first home buyer assistance may see buyers of an existing home receive less financial help than in the past, but until the end of June they could benefit from extra benefits. The state government’s discount to stamp duty increases from 30 to 40 per cent on July 1. As stamp duty is payable on the date of settlement that means that if you buy a home and it does not settle until after July 1 you may be eligible for the 40 per cent discount. In contrast, the First Home Owners Grant of $7,000 will cease to be available for established homes after June 30. The grant, however, applies from the date the buyer signs the contract so as a result if a first home buyer purchases a home before 30 June that settles after 1 July they may be eligible for both the grant and the higher stamp duty discount. For the buyer of a home sold for $400,000 that means they could receive $13,548 in state government benefits compared to $6,548 for homes with a contract signed after July 1. For a home purchased for $550,000 that equates to a benefit of $16,988 compared to $9,988. First home buyers should ensure that they fully check the eligibility criteria with the State Revenue Office via sro.vic.gov.au. The tropical decor of Hugo T. Armstrongâ&#x20AC;&#x2122;s house is wild yet homely and perfectly fuses and represents the three great loves of his life â&#x20AC;&#x201C; family, music and adventure.
As the founder and proprietor of The Blues Train, a travelling mini music festival, and former director of the Queenscliff Music Festival, his house is overflowing with records and CDs, and a vintage jukebox packed with 45s â&#x20AC;&#x201C; along with historical Tahitian and nautical artefacts. Hugo shares the Point Lonsdale house with wife Desiree and their daughter Astrid, 5. It was built in 1959 by his intrepid and much-loved father, Eric, whose deep-rooted presence is felt throughout. Most of the furniture and art were his and his image and paintings line the walls. â&#x20AC;&#x153;Itâ&#x20AC;&#x2122;s all my dadâ&#x20AC;&#x2122;s stuff, he sailed around Tahiti trading coconut husks, and brought back a lot of what is still here now, most of it is from Tahiti â&#x20AC;&#x201C; I love it all,â&#x20AC;? Hugo said. â&#x20AC;&#x153;Most of the other stuff has come to me in one way or another, I donâ&#x20AC;&#x2122;t go looking for anything, people will just give me presents or it was here my whole life.â&#x20AC;? The house itself is set over three levels, and Hugoâ&#x20AC;&#x2122;s 1951 Holden 4852-15 â&#x20AC;&#x201C; commonly known as the FX â&#x20AC;&#x201C; takes pride of place out the front. The car is in excellent condition and matches the house in Hugoâ&#x20AC;&#x2122;s favourite light-green hue. Itâ&#x20AC;&#x2122;s not just for show, he drives it daily and â&#x20AC;&#x201C; just as he inherited the house â&#x20AC;&#x201C; he came into a love of cars through his father, who competed in the original Grand Prix at Albert Park.
