Check your insurance WITH CHRISTIAN BARTLEY FROM BELLARINE PROPERTY

INSURANCE companies agree that the most common reason for home owners being caught short when disaster strikes is not that they have no insurance at all, but that what they have is inadequate. “Under insurance is an insidious thing,� Christian Bartley of Bellarine Property said. “Once people take out home and contents insurance they tend to think they’re covered. “They file their policy away and don’t look at it from one year to the next. “It’s a bit like thinking you’re healthy and not bothering to have regular medical check-ups.� According to Mr Bartley, contents insurance particularly should be updated once a year, especially if the home owner has made significant purchases. “This way if you fall victim to fire, theft, storm or other disaster, you won’t find that you’ve just spent thousands on a new lounge suite or the latest in computer technology only to realise that your contents cover hasn’t kept pace with your rate of acquisition,� he said. People can choose from indemnity type insurance or new for old, but the latter offers greater benefits. “You pay more for new for old, but instead of getting the cash value of the

insured items less depreciation, you end up getting what it would actually cost to restock your cupboards, refurnish your rooms and so on with brand new items.� “Insurance companies are able to value every household item from the contents of your pantry to your little girl’s Barbie doll collection.� He said building insurance also offered a choice of indemnity or new for old. “Once again the preference is for the latter because the insurance company will not only replace your home but also cover the cost of demolishing any remains, rubbish removal and so on. “With indemnity insurance if your home burns to the ground the company replaces your home less depreciation only. Cheaper costs driving push to refinance WITH interest rates now at historically low levels, a national mortgage broker says it is encouraging that nearly a quarter of Australian mortgage holders are considering refinancing their loan, with cost the major motivation. Mortgage Choice released a survey last week of more than 1,000 Australian homeowners with a mortgage. Of the 24 per cent who were considering refinancing, 36 per cent of these have had their home loan for four years or less. Mortgage Choice head of corporate affairs Belinda Williamson said cost was ranked as a more compelling reason to refinance ahead of the ability to gain access to additional funds or a preference for fixed or variable rates. “Of those considering refinancing their home loan, 45 per cent of respondents said they would do so to switch to a cheaper loan, with cheaper defined as a combination of a lower interest rate, fees and charges.� Other reasons given for refinancing included lowering

repayment levels (22 per cent), consolidating their debts (21 per cent), lowering fees (19 per cent) and having better loan features available (14 per cent). Ms Williamson said some homeowners were looking at refinancing to improve their lifestyle, for a renovation (14 per cent) and for an investment property (10 per cent). When refinancing, 62 per cent of respondents said they would consider changing both loan product and lender, while 38 per cent said they would stay with the same lender, but switch loan product. “With interest rates back on the agenda ahead of the Reserve Bank of Australia’s monthly board meeting on today, savvy mortgage holders will naturally be keeping a keen eye on any movement in the cash rate,� Ms Williamson said. “Many economists say there is potential for more variable rate cuts this year, so it is always a good idea to educate yourself on the best loan options for you and to make certain you are still getting a good deal.�

Custom construction takes the prize BY JAMES TAYLOR A CUSTOM build in The Sands estate from local firm Hayden Constructions has won at this year’s Master Builders Excellence in Housing Awards. The 27-square home at 43 Lahinch Mews was awarded Best Custom Home in the $400,000$500,000 category by the Master Builders Association of Victoria (MBAV). Hayden Constructions, headed by Stephen Hayden, are a build and construct company based in Torquay and have been building houses on the Surf Coast for seven years. The house, which features design work by Peter Rechenberg, has a stunning view from the kitchen over the water and onto the golf course. It features four bedrooms, two living areas and a study overlooking a grassed courtyard. The kitchen has polished concrete floors, a stone island bench and a huge butler’s pantry. The master bedroom has a walk-in robe with an integrated full-length mirror, and the ensuite has porcelain tiles, louvers, and taps coming out of the long mirror above the two basins. Mr Hayden, who also entered two other homes into the Best Custom Home category, said it was fantastic to have received the plaudits from MBAV. “I really wasn’t expecting it. “It was the first time we’d entered.” Hayden Constructions have built 15 other homes in The Sands, but Mr Hayden said he was especially proud of the Lahinch Mews house. “We use a lot of these materials in our really highcalibre build. “At this price point, we have absolutely set the bar.”

Choice abounds in housing

VICTORIANS live in a wide variety of homes and the specific choice of the home for them depends on a wide range of factors including income, location and the composition of the household. According to the 2011 Census, 77 per cent of Victorian homes were detached houses, 13 per cent were flats, units and apartments and 10 per cent semi-detached, terraces or townhouses. Despite a small shift from units, apartments and semi-detached homes over the past five years the overwhelming majority of Victorians choose to live in detached houses. This will be partly a personal choice but also strongly reflects predominate Australian preferences for housing. Interestingly, the composition of the household is a significant determinant with larger ones preferring detached houses. Families with children comprise 39 per cent of households in detached houses whereas they comprise 20 per cent of semi-detached homes and 10 per cent of apartments. In comparison lone person households comprise 19 per cent of households in detached houses and they comprise 35 per cent of semi-detached homes and a sizeable 48 per cent of apartments. A reasonably high proportion of flats or apartments – 23 per cent – house couples/singles without children. Whilst these findings are in many ways unsurprising, some interesting shifts occur when the price of home is included in the analysis. The more expensive the detached house, the more likely it is to have a family with children in it and the less likely it is to have single people residing in it. In light of established nature of these housing choices, significant shifts are unlikely in the medium term.

Families doubling down on their land Dennis Family Homes is looking to meet the growing demand for duplex/dual occupancy houses IN THE property market, families of all sizes are altering their traditional habits in choosing where and how they live. Many existing home owners are attached to their present location and, rather than renovating or moving, are instead turning to the rebuild and duplex/dual occupancy sectors to unlock the full potential of their property. Replacing an outdated established house with a new home or multiple dwellings has become a rapidly emerging trend. Dennis Family Homes general manager Richard Uden said the rebuild market was easily the fastest growing sector of the company’s business. “Over the past year, we have introduced a number of new products into our Inspirations Series – including the Balmoral, Churchill and Hawkesdale designs – which are suited to all markets, but are particularly apt for rebuild projects. “Extending on this trend, we have now released six new designs specifically tailored for the duplex/dual occupancy sector of the market, where more than one dwelling is accommodated on a single block.” Although conceptually similar, there is a discernible distinction between the duplex and dual occupancy products. Whereas duplex homes are adjoined as a mirror image with a common central dividing wall, the positioning of the dual occupancy designs can be varied according to the dimensions of the block, either standing independently or butted at one specific point. The new duplex products are the singlestorey Richmond 382 and double storey Hamilton 552, while the dual occupancy designs are the single storey Stirling 192 and York 192 and double-storey Argyle 272 and Somerset 262. • Richmond 382 – a single storey duplex design covering 38 squares in total, two mirrored floor plans provided a combined total of six bedrooms, four bathrooms and two single garages. The Richmond design also incorporates a separate study at the front

of the home on both sides of the common central wall. Hamilton 552 – a double storey duplex design, at 55 squares in total the Hamilton has become the largest dwelling in the Dennis Family Homes product range. Two mirrored floor plans offer a total of eight bedrooms, four bathrooms and two single garages, with open living space at the rear of the home. Somerset 262 – at 26 squares, the Somerset is a double storey dual occupancy design featuring three upstairs bedrooms, two bathrooms, double garage and alfresco. The Somerset has been custom designed to be coupled with the York 192, with the York positioned at the rear of the block. York 192 – a single storey dual occupancy design covering 19 squares, the York floor plan includes three bedrooms, two bathrooms and double garage. Argyle 272 – the Argyle is a double storey

dual occupancy design encompassing 27 squares over its two levels. With a floor plan featuring four upstairs bedrooms, two bathrooms, double garage and alfresco, the Argyle is designed to be coupled with the Stirling 192, with the Stirling positioned at the rear of the block. • Stirling 192 – another single storey dual occupancy design of 19 squares, the Stirling features a flowing floor plan with three bedrooms, two bathrooms and double garage. All six homes are able to be constructed on blocks from a minimum width of 15.24 metres (50 feet). The Somerset and York have been designed to accommodate one single shared driveway when coupled together, while the Richmond and Hamilton feature two separate driveways, as do the Argyle and Stirling when coupled together.
