Dead dollar rent WITH CHRISTIAN BARTLEY FROM BELLARINE PROPERTY
SOME people argue that renting a home is a better financial proposition than buying one. “They say that renting leaves more disposable income,� Bellarine Property managing director Christian Bartley said. “But for most people the lifestyle benefits are relatively short lived. Real spending power decreases over time because rents and prices go up faster than incomes.� Mr Bartley said that by contrast people who are paying off a mortgage end up increasing their spending power. “The equity in their home grows as property values rise and their repayments accumulate. “This pattern of income availability suits people who plan to have children at some stage because it produces more disposable income at the time when their expenses peak rather than when they are young. “At the same time they have the security of a permanent place to live.� Mr Bartley said that many renting singles or couples without children are reluctant to make the lifestyle sacrifices necessary to buy their own home, but often they are merely postponing the sacrifices. “As real disposable income shrinks they will find themselves moving to a smaller or less well located property to avoid spending a bigger proportion of their income on rent. “And if they are living up to their income
they will find it hard to change their lifestyle to make way for new expenses such as children.� According to Mr Bartley, high income earners are not exempt. “Wealth is not the automatic result of a high income. “It depends on lifestyle choices. Conversely people on low incomes can build wealth. “Compare two couples on an average income with around $50,000 in the bank. “Couple A go on a $5,000 holiday to Tahiti and buy a new car for $45,000, keeping it for seven to ten years, spending their income on rent and lifestyle. “Years later their only asset, the car, is worth little or nothing – a few thousand dollars. “Couple B buy an older but reliable car for a few thousand dollars and use the $50,000 as deposit on a $400,000 home. “In the same period as Couple A’s car value dwindles, their home doubles in value to $800,000.� Mr Bartley said that even if Couple B pay off the interest only and not the principal of the loan, their net wealth will be $450,000 – their original $50,000 deposit plus the $400,000 increase in the value of the property. “Furthermore, at some point in this mortgage re-payment period they will be able to borrow on their equity to buy a new car or start an investment portfolio if they want to.� For further information, contact Christian Bartley on 0410 695 325, email christian@ bellarineproperty.com.au or visit bellarineproperty.com.au.
Home buyers blind to property condition THOUSANDS of people buying homes across Australia every week have little or no knowledge of the condition of the property they are buying and the unexpected costs they could face. David Hallett from Archicentre, the building design, inspection and advice service of the Australian Institute of Architects said pre-purchase inspections are the best way to avoid flying blind. “Home buyers considering a property purchase should commission a pre-purchase inspection to ensure they are fully aware of any faults and the cost of repairs before making an offer on a property.� Mr Hallett said it is vital to verify that the inspector is qualified, registered, insured, and independent. Re-stumping is one of the most expensive unseen repairs. When inspecting the sub-floor areas, Archicentre
inspectors have found a range of attempts to and cover up dodgy stumps including wedging pieces of scrap timber between stumps and bearers, temporary props wedged under bearers sitting on bricks and stacks of bricks under bearers. Roofs can also be very expensive to repair. Archicentre inspectors have reported a number of roof cover ups with the most common being a quick re-paint of a rusty roof, often with the rust re-appearing soon after settlement. Wiring, pest management, plumbing, painting and plastering issues are also among some of the most costly hidden repairs. Tips to make the most of your tax return THE end of the financial year means tax return time and the tax advice is flowing thick and fast on how to maximise a refund and what to do with it once you have it. a High Interest Savings Account with your tax refund is a great way to watch your money grow and save for the unexpected or upcoming holiday or event. • Pay down your mortgage – You could reduce your mortgage significantly by making a lump sum payment. The RAMS Lump Sum Repayments Home Loan Calculator shows that if $2,000 was added as a lump sum to a $300,000 mortgage, borrowers could save over $9,000 and reduce their 30-year loan term by six months. • Make home improvements – Increase the value of your home by upgrading or updating your property. • Invest – If you do not have any debt, investing

THE median price of a house in Regional Victoria reduced by 0.8 per cent in the June quarter from $308,500 to $306,000 with main regional centres property markets stable. This compares with a 2.4 per cent increase in Melbourne. Median house prices in key regional centres were stable with a 0.9 per cent rise in Ballarat to $287,500; no change to the $310,000 recorded in Bendigo during the March quarter; and no change to the $385,000 recorded a quarter ago in Geelong. In comparison, demand was strong in the Macedon Ranges and the Mount Alexander Shire with a one per cent and 1.1 per cent rise respectively. These two municipalities are part of the popular Melbourne to Bendigo corridor and as the data is based on the sales over the twelve months to end of each quarter the change is quite significant. Prices also showed very strong growth in the Surf Coast Shire with a 4.27 per cent rise recorded. Based around Torquay, the area has prices similar to metropolitan areas with a median of $610,000 in the June quarter. Demand in Warrnambool and Mildura reflected the larger regional centres with a 0.78 per cent and 0.22 rise respectively. Over the course of the quarter the vacancy rate increased slightly from 3.3 per cent in March to 3.7 per cent in June. Consistent with this, the median rent for a house reduced from $300 per week to $295.

Sustainable houses sign up BY HAMISH BROOKS SUSTAINABLE House Day on Surf urf Coast is gathering momentum in ber the build up to the early September ith weekend when it will be held, with a number of households prepared to th share their sustainable elements with the public. Two homes in Torquay, two inn Deans Marsh, and one each in Aireyss Inlet and Moriac have signed up withh a couple more in the region likely too confirm for the Sunday September 8 event. Danawa (Torquay) and Anglesea community gardens will also be holding events as will the recently opened Anglesea Fire Station. A bus tour (pre-booked only) will visit rural properties in Moriac, Wensleydale, Deans Marsh and Bellbrae with a couple of these locations to be confirmed. One of the participants on the day will be Karen Shum and her family who live on a 648sqm block in Torquay and have worked hard to make their living arrangements as sustainable as possible. This means keeping their energy costs to a minimum but also growing their own vegetables and using
water, drawn from two rainwater tanks, wisely. “It’s a standard house where we tried to optimise the features that make it more sustainable. “We’ve got extra doors inside where we can create zones; we’ve got shade blinds on the sunny side of the house, two 5,000 litre water tanks and a 10-panel 2kW solar electricity system on the roof that puts us $800 ahead in electricity with the feed-in tariff, and that money pays our gas bill. We bought our solar system through City to Surf Solar at a cost of $7,000. It was the most we could afford at that time, but we’re now
pr producing more electricity than w we’re using. “We’re $800 ahead after two ye years, but part of that is to be very aw aware of energy use. “We’ve got lots of energy sa saving devices and technologies an we turn everything off at the and po power point.” Karen and her family’s desire to live sustainably and cost ef effectively makes her a perfect ca candidate for Sustainable House D Day, particularly given they are on a fa fairly standard block. Karen said her family’s push to live sustainably was also about setting a good example for their children. “It’s important to teach kids without bashing them over the head with it.
