Lorne’s lone crusader

MANY home owners who extend or renovate their homes make money when they sell, while others wonder why they have trouble getting their money back. “Location is crucial,� Bellarine Property managing director Christian Bartley said. “But location aside, there are many factors that minimise the risk of over-capitalising. “Home owners should consider consulting an estate agent before making improvements. “In many instances agents aren’t called until the work is completed and it’s too late to put the genie back in the box.� Mr Bartley said that some alterations don’t improve the standard of the property enough to compensate for their cost. “Some owners sacrifice one feature to gain another thereby adding cost but not value. “Frequently reported examples of this sort of expenditure include turning a bedroom into a dining room or a garage into a rumpus room. “Another common oversight is failing to take proper account of the scale or age of the property when adding on. “It is important to make sure extensions are seamlessly integrated with the original home. “Many three bedroom homes don’t ‘work’ once a fourth bedroom and family room are added – the original rooms may be too small to balance the extensions and the original property,
though in good condition, may look out-of-date beside the new. “Furthermore, bad design resulting in poor natural light, an inconvenient floor plan such as a living area that ends up a long way from the kitchen, or a badly positioned bathroom will be reflected in the sale price of the property.� Mr Bartley said that some renovators overcapitalise by deviating from their budget along the way. “Many homes and locations don’t justify top-of-the-range appliances and fittings. And if renovators run out of money before completing the work or have to skimp on the finishing touches, the overall effect can be disappointing and limit the ultimate selling price.� According to Mr Bartley, home owners concerned first and foremost about investment potential need to think twice before making changes for their own unique needs. “But quality of life is also important and if people stay in a property long term the cost of idiosyncratic changes will usually be absorbed in most locations. “Those considering making major changes should seek advice from an estate agent with whom they have a good relationship. BY MARK BOURIS THE Reserve Bank reduced the official cash rate to 2.5 per cent at their last meeting, which is good news for people with a mortgage. However, I’m concerned that this low interestrate environment has produced a very confusing borrowing market for consumers. With rates coming down and competition heating up, lenders have had to pull out all the stops in order to attract and retain customers, so one tactic that has become popular amongst marketers is to highlight the “discount” rate in mortgage advertising.
Discounting isn’t new. Back in the 90s, banks used to give their high-income customers preferential treatment by offering them discounts – otherwise known as professional packs – with the hope that they could reel the customer in and sell them on other products over the medium to long term. Now, as interest rates have dropped and margins on each loan are pressured, the discounting strategy is being used as a broader customer acquisition and retention tool, but with one key difference. Back in 2003, the advertising of “honeymoon rates” became very popular, whereby the lender would promote a low introductory rate with no mention of the true long-term cost of the loan. So legislation was created to control interest rate advertising by introducing what’s called the “comparison rate”. The comparison rate is a formula that includes all the costs and fees, and it factors in any potential short term discounting to give the borrower a clear picture of the loan’s true rate, the rate they’d be paying over the long term. Comparison rate legislation is still in place today, however, advertisers who are looking to get their product out to the market in the simplest and most effective way possible, have moved away from advertising the interest rate and the comparison rate in favour of advertising just the discount.
So now you’ll see ads spruiking a “1.05 per cent p.a.” discount for the life of the loan, but the interest rate is nowhere to be seen, leaving the consumer to dig to find the actual rate. This makes things all the more difficult for the borrower, who just wants to know the “true rate” that they’ll be paying on their loan. So now that you know how it works, I urge everyone seeking a mortgage to look past the discounts and to focus on the comparison rate, the true rate that you will end up paying over the life of the loan. This won’t always be easy because the discounts are designed to catch your attention and change your thinking, they make you feel like you’re getting a good deal, which may be true for a pair of sneakers or a new sofa, but with interest rates, there is a lot more to the equation than just the “per cent off”. So at the very least, find out how much your loan is costing you, after the discounts and deals, then go searching for your true rate, and make sure it’s competitive with what else is in the market. If it isn’t, go get a better one. What’s the standard? REAL estate agents generally charge a commission for selling a property. This means that they must sell your home in accordance with the contract – known as a sales or auction authority. If your property does not sell, you do not pay commission, although you will have to pay advertising and other agreed expenses. Real estate is one of the few professions were consumers pay on the successful result, the REIV is regularly asked whether there is a “standard” commission for selling a property in Victoria. There is no “standard commission” rate in Victoria, the commission amount is negotiable between the vendor and agent and once agreed it is recorded in the sale authority you sign. In some cases, the commission is a flat percentage fee and in other cases it is a sliding scale with the agent receiving a higher percentage the higher the sale price. Your agent must include a dollar figure on the authority of sale to provide you with an estimate of the commission you are likely to have to pay. If you are considering selling your property, it is advisable to seek quotes from at least three REIV estate agents members. You should base your choice on the entire service offered. Surveys indicate important considerations for prospective sellers include real estate agent’s knowledge of the local market, the marketing plan proposed and most importantly their reputation. Always ask the agents for recent customers you can contact for references of their service.

“Sustainable House Day gives people the opportunity to see firsthand for themselves from their neighbours how to modify their homes, make their gardens more productive and adapt their lifestyles.” BY HAMISH BROOKS THE best of the region’s sustainable architecture and landscape design will be on show in under two weeks’ time with the arrival of Sustainable House Day on September 8. Across Greater Geelong, the Surf Coast and Queenscliffe generous home owners will provide residents and visitors in the region with a unique opportunity to visit new and retrofitted houses and edible gardens and to talk directly with the home owners. In Geelong, there will be 12 open houses. Eight houses will be around Geelong, the other four are on the Bellarine in Barwon Heads, Ocean Grove, Drysdale and St Leonards.
In the Surf Coast, there will be up to eight houses and/or gardens open along the coast in Torquay, Anglesea and Aireys Inlet and in the hinterland towns of Deans Marsh and Bellbrae. Sustainable House Day coordinator for the Geelong region Vicki Perrett said the day has become an important regional event and is growing in popularity every year. “Geelong residents are actively seeking practical information and independent advice on how to live more sustainably. Sustainable House Day gives people the opportunity to see firsthand for themselves from their neighbours how to modify their homes, make their gardens more productive and adapt their lifestyles. It’s about sharing a common journey –

Surf Coast Energy Group’s (SCEG) Julia Brangwyn is overseeing the Surf Coast event and said there were a range of houses on show, including Karen Shum’s place in Torquay which is a good example of what can be done on a traditional block. “There’ll also be a bus tour out to the homes and gardens in Deans Marsh and Bellbrae from Patagonia in the morning and people can call me on 0410 441 589 if they’re interested. “Architect Peter Winkler will also be on hand at the house in Anglesea to answer questions about sustainable design aspects from an architect’s perspective and he’ll have a couple of question and answer sessions during the day.” Ms Brangwyn said SCEG was also holding a film night on Friday September 6 at Surf World Museum, in Beach Road, Torquay. The group will screen Build Green, which is narrated by Canadian environmentalist David Suzuki and deals with the same themes as Sustainable House Day. Entry cost is gold coin donation. Both SCEG and the Geelong Sustainability Group are also promoting the “Speed Date a sustainable housing specialist” at Deakin Waterfornt on Saturday September 7. Geelong Sustainability Group (GSG) is coordinating Sustainable House Day for the Geelong region. GSG is also collaborating with community groups and local businesses on a range of other ancillary activities.
