Top rental yield suburbs INVESTORS use a variety of measures to evaluate the performance of their real estate investment. One of the measures is the “gross rental yield”. In other words, it is the yearly rental income divided by the purchase price of your property. Generally, the higher the rental yield, the better the return of your investment property. So which suburbs in Victoria are you likely to find the highest rental yields? Based on REIV sales and rental data over the 12 months ending June 2013, the top investment option is a one bedroom apartment in Carlton returning an average gross rental yield of 8.6 per cent. While blue chip metropolitan suburbs are a popular option for many investors, it may also be worth considering regional properties. Three out of the top five highest rental yield suburbs are located in regional Victoria: Wendouree, Horsham, and Portland. A four bedroom house in Wendouree (Ballarat) can provide a rental return of seven per cent based on a median price of $270,000 and a weekly rent of $365. A three bedroom house in Horsham can return 6.9 per cent with a median price of $193,000 and average weekly rent of $255. A three bedroom house in Portland can return 6.8 per cent with a median price of $182,500 and average weekly rent of $240. You will need to look at more than just the rental yield when you are deciding on your purchase. It does, however, provide a good starting point in the search for the right property investment for you.
