Book goes out the door BY DEAN WEBSTER THE Surf Coast Times and Bellarine Times had a great response to the giveaway of Rick Otton’s book, How to buy a house for $1, with many stories received from people about their real estate experiences ranging from buying, selling and renting. A happy respondent, Ros Robinson, who has had multiple real estate experiences, was delighted to receive a free copy of Otton’s book and spoke to the papers about her dealings with real estate agents, ranging from buying her first property from Hayden Real Estate Torquay

HOW do vendors know whether their agent is showing their property to the right people? “Some vendors complain that there are not enough inspections – others think the property has been shown to unsuitable people,� Bellarine Property managing director Christian Bartley said. “For example, Mr and Mrs Vendor with steep stair access to their home might question their agent’s wisdom in bringing the elderly man with the walking stick or the young couple with the toddler in a stroller.� Mr Bartley said that professional agents will always “qualify� purchasers before taking them to look at properties on their books. “But that doesn’t mean eliminating potential buyers from a property’s must-inspect list based on the agent’s own value judgements of who will suit what. “Many sales are made to so-called unlikely candidates. Most purchasers have wishlists bigger than their pockets, and after much soulsearching end up sacrificing certain things in order to get others. “The couple who said they wouldn’t renovate ended up buying a house needing a new kitchen because it was near the golf course. “The couple with the stroller fell in love with the panoramic view and reasoned that their agile toddler would soon be climbing the stairs for herself.�

Community digs garden BY DEAN WEBSTER WARRALILY recently hosted a community event to welcome in spring with a Paella and Planting day for the estate’s residents. Local landscape architect Perry Mills was on hand to construct Armstrong Creek’s first “nodig� community herb garden, while The Paella Pan provided lunch and demonstrated how to cook two delicious and nutritious paella varieties and a vegetarian risotto. Mr Mills said that through his work he promoted connections in places where people live. “The Warralily event was a great example of connecting communities while providing some great ideas on how residents can grow fresh food, save money and live healthy.� The community herb garden initiative was implemented in direct response to the Warralily community showing interest in sustainability and growing their own food, with residents to be the first to be connected to the Barwon Water “third pipe� recycled water system. Due to the residents interest in learning how to grow food safely with recycled water, Warralily decided to have a demonstration day to help residents learn how to construct a no-dig garden for themselves while creating a no-dig community herb garden. Warralily community development officer Kylie Pollock said that everyone from grandparents to new babies enjoyed the fantastic weather and worked together to build the garden at the estate last Saturday. “Barwon Water provided information about growing food safely using recycled water because Warralily residents will be the first in the region to

have access to recycled water later this year through the third pipe system, which is connected to every home in the estate. “Members of the recently-formed residents group were on hand to welcome new community members and construction of the garden was supervised by local landscape architect Perry Mills. “By lunchtime everyone had worked up an appetite for the delicious paella which was prepared by The Paella Pan onsite at the playground adjacent to the newly completed community herb garden.� A no-dig garden consists of layers of organic

Sales Update SEPTEMBER marks the beginning of the spring selling season and the local auction market is off to a very solid start. A review of REIV sales results so far this year reveals that auction sales are set to grab a higher share of the market than last year. The very high clearance rates recorded last week provide further support to this view. More vendors are choosing to sell by auction this year with more than 19,000 auctions held so far, which is 15 per cent higher than this time last year. The year-to-date clearance rate improved to 71 per cent from 60 per cent last year. This increased activity in the market is also reflected in an increase in private sales. So far this year, there have been nearly 35,600 homes sold by private sale, a 5.2 per cent increase on this time last year. With the auction market improving by a larger margin than private sales, the share of homes sold by auction in 2013 is on track to exceeding last year’s share of 23 per cent. While more than 90 per cent of auctions are held in Melbourne, it is also a popular sale method in some parts of regional Victoria.
