Emotions make poor investors WITH CHRISTIAN BARTLEY FROM BELLARINE PROPERTY ONE of the major dilemmas for property investors is where and what to buy. “It always surprises advisers how many investors are emotional about their purchases,� Bellarine Property managing director Christian Bartley said. “Many people see their investment properties as an extension of their own home and indulge in the same feelings of pride of ownership. They turn down a property with terrific investment potential and strong rental demand just because they themselves couldn’t live in it.� According to Mr Bartley, many investors lose out by making heart rather than head decisions about property purchases. “The strongest demand for both re-sale and rental is usually, by very definition, around the median price in any marketplace or location. “Furthermore the luxury markets are usually the first to be hit by any economic downturn. Much of the luxury rental accommodation is leased by corporations who, in poorer economic times, can no longer justify the cost of accommodating employees in high rent areas. “And high income earners are unlikely to

Coastal medians continue to shine BY DEAN WEBSTER

WHILE the median price of a house in regional Victoria rose only slightly in the September quarter, major centres showed stronger growth according to the Real Estate Institute of Victoria (REIV). REIV chief officer Enzo Raimondo said that buyers were still attracted to the key regional centres of Geelong, Ballarat and Bendigo with clearance rates averaging more than 80 per cent in all three centres this quarter. “Geelong, Ballarat, and Bendigo have outperformed the broader regional market and remain at their peak prices after growth in this quarter,” Mr Raimondo said. “Geelong’s house price increased the most out of the three main centres with a 3.8 per cent increase in the quarter to $405,000, Ballarat recorded a more moderate increase of 1.8 per cent to $290,000 while Bendigo recorded a 1.6 per cent increase $315,000. “ The median house price in Regional Victoria rose by 0.8 per cent in seasonally adjusted terms to $308,000 from a revised $305,500 in the June quarter while Bellarine and Surf Coast medians still command a premium. According to REIV figures Drysdale’s median for the September quarter was up by a considerable 16.5 per cent to $402,500 although this figure could be skewed due to low volume of sales. Surf Coast median remains unchanged in the September quarter at $605,000 although

Torquay was up slightly by 1 per cent with the median at $616,250. Barwon Heads continues to lead the pack in coastal medians at $740,000 and Ocean Grove is up this quarter by 1.4 per cent to $466,250. Bellarine Property sales consultant John Austin said that sales for the last quarter in Barwon Heads were slow. “It has been a very quiet winter but in recent weeks we have seen a substantial increase in buyer interest with properties turning over fairly quickly,” Mr Austin said. “Now’s the time for property owners considering selling to list their property as we come into the busy summer period.” Mr Raimondo said that with interest rates remaining low, buyers are taking advantage of this with the chance of a further rate cut this year becoming less and less likely. “There have also been a number of positive indicators in the state which has increased demand, primarily in the metropolitan market. “We are also starting to see this demand have some flow-on effects into the major regional centres, particularly Geelong with its proximity to the metropolitan market. “Unlike the strong improvement in the metropolitan market, the housing market in regional Victoria has moved more slowly.”

Days on market for private sales REGIONAL Victorian properties are remaining on the market for four days longer than six months ago – in contrast to the decrease seen in metropolitan Melbourne. With more than 3,000 auctions scheduled in the remaining weeks of October, it is easy to forget that there are a great many more private sales. In any given year, private sales comprise 70-80 per cent of sales. The performance of the auction market can be measured through the clearance rate. It is a handy metric that determines the share of properties on auction that are sold. Likewise, the metric used to measure the performance of private sales is days on market. Private sales generally take longer to sell than auction. This is because they do not have a set date of sale so the number of days that a home can be listed can vary. Generally, homes tend to be on the market longer during the quieter months of January and February. The number of days on the market starts falling by March. In September, the average number of days that a private sale property is on the market was 113 days in regional Victoria. This is an increase from the previous month as well as from six months in March when it averaged 108 days. What are the key steps in finding the perfect rental property?

TRYING to find somewhere to live can be an exhausting and time consuming process. The competition to secure a good rental property is often stiff, some areas are more popular than others and there may be no second chance for a first impression. So get organised before you even begin your search. Step 1 Firstly, make sure you’re clear on budget. Your rent shouldn’t consume more than one-third of your weekly income. Just as important is the location. How much can you save on travel costs if you live close to work or study? Do you want to be within walking or cycling distance of shops, cafés, the beach, nightclubs, your friends? Step 2 Writing down a checklist of what you need in a rental property can help you find something that is right for you. Consider your preferences regarding things like property size, heating and water systems, laundry space, parking facilities, phone and internet connections, outdoor space and allowance for pets.

Step 3 It’s also a good idea to register with Early Alert. By submitting a few key details about the type of rental you’re looking for, you’ll receive emails with information about properties that match your criteria. Step 4 Before viewing a property, have your supporting reference documents prepared. These include: identification, current pay slips and bank statements, a letter of recommendation from your employer, references from previous landlords or property agents, rent receipts, electricity or phone accounts in your name from previous addresses, and character references. Be on time to meet the property agent and take your co-tenants with you. You may need to make a quick decision and fill in an application on the spot. Step 5 Finally, once you’ve decided on something, make sure you can pay bond (usually one month’s rent) and a month’s rent in advance. The move is all that’s left, so make sure you’re good to your friends!

Tutungi and McGrath charity house open for inspection BY DEAN WEBSTER THE Casey Tutungi and Tim “Bluey” McGrath charity house at Warralily Coast will be open for inspection this weekend. After rallying together, local builders, developers and suppliers have made ready for inspection a spectacular new home at 7 Rainford Place, Warralily Coast. Approaching the end of the project, the first open for inspection marks a new beginning for one prospective buyer, while also helping to secure the future of two highly valued members of the Geelong community. Warralily, Urbanedge Homes, Shojun Concrete and Gartland Real Estate have worked in close collaboration over the last few months with local supporting businesses to make this idea become a reality, and are hoping to see a great turnout this weekend. The house will be auctioned on November 23 at 11am, and all profits from the auction will be split down the middle for both Casey Tutungi and Bluey McGrath. Gartland Real Estate director Bob Gartland said the first inspection is likely to attract large crowds and will be an exciting opportunity for the community to rally behind the causes once again. “Of course we are hoping to attract potential buyers to the first inspection, but it will be no surprise to see many local community members who have been following the Tutungi and McGrath stories and are interested in the final product,” Mr Gartland said. “It will be exciting for the community to finally see the house fully finished, which will help put into perspective both the efforts of contributing businesses and the financial support the project will

provide to both causes.” Shojun Concrete boss Simon Farrell said the fundraiser is a cause that hits close to home for many members of the community, and he urged everyone to get down to Warralily Coast and attend the open for inspection and the auction. “This home has been a privilege to build and it’s truly unfortunate that both guys are a harsh reminder that misfortune can strike anyone at any time,” Mr Farrell said. “It is very exciting for the house to finally be open to the public, and the turnout will be testament to the impact both Tutungi and McGrath have had on our community.” Warralily director Sean Duke said the project was representative of the empathetic and generous attitudes of the local community. “The Geelong community is renowned for the support it provides for those in need and this is no exception. “With two great causes underpinning the auction, it should spark interest in a number of potential bidders on the day and more importantly, the proceeds made will contribute extensively to the finances for ongoing future treatment.” Come auction day, whoever buys the house will become the owner of a fantastic Urbanedge home in the fast growing and picturesque Warralily Coast, while also contributing many thousands of dollars towards a great cause.
