How do I find the best suburbs to invest in?

SO YOU’VE decided to buy an investment property. You know your budget and it’s time to think about the location. It’s natural to start looking at areas you know and like, but you really need to sideline your emotions and regard it as a purely rational, financial decision. Consult professionals for their advice to make the most informed decision on which suburbs offer the best investment opportunities. Should I look in the inner or outer suburbs? Properties in the outer suburbs can be vulnerable in a soft market, as home owners in these areas are sensitive to interest rate rises, which can stall growth. With fewer amenities and less infrastructure, the outer suburbs can also be difficult places to find reliable tenants, but

this is very general – other factors will also apply. What should I look for specifically? Mindful of the need to secure tenants quickly, think about who and why someone would live in the area. Infrastructure is vital. Look for suburbs – or areas within suburbs – that offer something valuable. It might be fantastic shops, a wide range of restaurants, a selection of great schools, a popular university, the beach or entertainment amenities. Also consider whether public transport is available nearby and how the area has performed historically in the rental market. Which is better – apartments or houses? Apartments

investors as they are generally more affordable to purchase, easier to maintain and often easier to rent. But over time, equity growth in a house is likely to exceed that of an apartment. WHEN taking out a loan for your house and land package, most of you will need to pay mortgage insurance and I get many people coming into the Armstrong sales centre who don’t understand why or what it actually means. When you take out a loan for $300,000, you will usually need a minimum deposit of five per cent, which is $15,000 plus your costs. When you are borrowing more than 80 per cent of the loan amount, you will need to pay mortgage insurance. Mortgage insurance protects the bank if you default on your loan repayments. To avoid having to pay mortgage insurance, you would need to have a deposit of around $30,000 plus costs, on a $300,000 loan. It is very common for buyers to have to pay mortgage insurance, especially first home buyers, so it’s important when you’re doing your sums, to factor these costs into your equation. If you are a property investor or own your own home, you can usually use the equity in another property to put towards your deposit. Make sure you discuss this

with your bank or financial adviser when the time comes. Some of the other costs that are often hidden or not factored into people’s budgets are things like bank fees, conveyancing fees and other legal fees. Make sure that you have some contingency in your budget to allow for these other costs. With some good planning, you won’t be surprised when some of these costs come up and you will be financially prepared to pay for them. WHILE the median price of a house in regional Victoria rose only slightly in the September quarter, major centres showed stronger growth. Buyers are still attracted to the key regional centres of Geelong, Ballarat and Bendigo. Clearance rates averaged more than 80 per cent in all three centres this quarter. The median house price rose by 0.8 per cent in seasonally adjusted terms to $308,000 from a revised $305,500 in the June quarter. Geelong, Ballarat, and Bendigo have outperformed the broader regional market and remain at their peak prices after growth in this quarter. Geelong’s house price increased the most out of the three main centres with a 3.8 per cent increase in the quarter to $405,000. Ballarat recorded a more moderate increase of 1.8 per cent to $290,000 while Bendigo recorded a 1.6 per cent increase $315,000. Interest rates remain low and buyers are taking advantage of this with the chances of a further rate cut this year becoming less and less likely. There have also been a number of positive indicators in the state which has increased demand, primarily in the metropolitan market. We are also starting to see this demand have some flow-on effects into the major regional centres, particularly Geelong. The average days on market for a private sale in regional Victoria has increased by three days in September quarter to 111 days in comparison to the previous quarter. Rural properties exceed and excel BY DEAN WEBSTER RT EDGAR Real Estate’s rural and lifestyle property sales manager for the Bellarine Peter Lindeman has reported strong buying enquiry numbers this year, particularly for properties worth between $1 and $4 million. “We have had some standout sales in Wallington on the Bellarine Peninsula this year, including a record price for this hinterland region of $1,450,000 for a quality sandstone clad character home at 36 Dawn Place, built by local builder Mark Styles,” Mr Lindeman said. “As far as broader acreage goes, blue-ribbon rural properties worth tens of millions of dollars have hit the market in recent weeks, including noted Penshurst properties Minjah - described as one of Australia’s finest large-scale agricultural holdings. “Also in the Penshurst area, the iconic 2,428 hectare Blackwood, with an asking price of more than $15 million, has been listed for sale.” The number of mixed farms on the market, particularly in the Western District, is at a level not seen for the past decade. Balancing this is significant demand from local and international buyers looking to increase their holdings or ensure being part of agriculture’s bright future. Mr Lindeman said that locally they have had a lot of interest in a 200 hectare property at Lethbridge. “This property is located in an area designated for intensive farming, including broiler farms and piggeries complete with access to high pressure town water. “The asking price of around $2 million includes added value for the access to water infrastructure, and the Golden Plains Shire giving the green light on this type of development.” There has been increased buyer activity in the rural property market fuelled by recent interest rate

cuts and the fact that vendors are more aligned to the existing market. Properties under $1 million are still the strongest segment in the lifestyle market, but there’s new interest up to $2 million and beyond in the Bellarine Peninsula coastal and hinterland lifestyle properties, an improvement from 2012 when higher end buyers were scarce. Mr Lindeman said some of this interest had translated to sales and it was logical to think that if enquiries were up, and new mortgages were up, then we would see continued demand during spring and into summer. Astute buyers are seeing opportunities in the present market and instead of playing “wait and

see”, they have decided now is the time to buy while lower interest rates allow greater borrowing power, and excellent value remains on offer. Recognition by the federal government that agriculture will play a significant role in Australia’s growth over the next decade and beyond has also contributed to improved confidence in the rural property market. “There is good reason to be confident in the rural real estate market with interest rates low, the Australian dollar coming off a record high, and the long term outlook for agriculture being very optimistic,” Mr Lindeman said.
