Renters rights at fingertips with new app innovation
Al’s building tips OVER the years, many building design initiatives have come to fruition, but one of the most impressive has been the numerous ways of harnessing the sun’s rays; which of course, are free! During my time in the property industry, I have seen many home designs that have carefully considered the use of passive and active solar energy. This week, I thought I’d touch on some of the merits of energy efficiency and see if this is something that you could implement in your existing home, or as part of your new home design. Natural sunlight is a passive energy source. The sun comes up in the east, meaning that there are no warming sun rays to the south. So where you can, it’s always nice to design your main living area or an area of living space facing north. Also have a think about building some windows to the north side of your home, to try to let in as much natural sunlight as you can. Active solar energy technologies are used to convert this energy into alternative, more useful types of energy. If you do decide to implement some

CONSUMER Affairs Victoria has launched a free smartphone app to enable renters to have information related to rights and responsibilities of a tenant at their fingertips. Minister for Consumer Affairs Heidi Victoria launched the free RentRight smartphone app to make life easier for prospective and existing renters. “The Victorian government’s new app, RentRight, is available for iPhone and Android, and has information and tools for Victorian renters,” Ms Victoria said.
“RentRight puts up-to-date information at renters’ fingertips through their iPhone or Android smartphone, on important issues such as breaking the lease and getting the bond back. It will also help ensure smooth communication between renters and their landlords or property managers, with ready-to-use emails for common requests such as repairs.” RentRight has tools to assist both experienced and firsttime renters to: • send template emails on issues such as repairs and ending the lease, including photos • get information on their rights and responsibilities • calculate how much a week’s rent works out to be by fortnight, calendar month, six-monthly and yearly • budget for their move using a moving-in cost calculator Rental property manager at G.R. Building approvals gain ground in spring blossom BY DEAN WEBSTER AUSTRALIAN Bureau of Statistics (ABS) data released last week shows total seasonally adjusted residential approvals increased by 18 per cent in
September this year. Housing Industry Association (HIA) executive director for Victoria Gil King said it was pleasing to see the modest improvements in detached dwelling approvals.
“For this segment of the market, 2012/13 was the weakest year in over a decade, we have seen two consecutive monthly increases, we need to see this upward momentum carry on.” “The monthly flow of approvals has become more volatile lately and this is to be expected. The volatility is clearly evident in the last two months.” The uplift in approvals has been welcomed by the industry, although it does not change the forecasters expectation that construction activity in this segment is expected to decline as we move into 2014. Torquay housing estates confirm an increase demand for land to build a dwelling in the September - October period. Surf Coast Shire building applications in Torquay have increased to 99 in the September quarter, up from 79 in the previous quarter. Meanwhile, G.R. McCartney Real Estate recently sold 10 lots in 10 days at Great Ocean Views Estate, and buyers queued out front of Hayden Real Estate for a chance to secure land for their dream home in Zeally Sands Estate. Mr King said that the volatility in the market was having real impacts on the businesses and workers within the industry, particularly those operating in the detached home segment. “Economic growth in Victoria is forecast to slow in 2013/14. Policy makers must ensure that the forecast decline in residential building activity does not spiral into an insurmountable problem.”

AUCTION season is in full swing with a record number of auctions held on Melbourne Cup weekend. The REIV has a few tips for potential buyers on how to bid at auction. Before you attend the auction, ensure that you have a plan including knowing when you intend to start bidding and at what price point you should stop. On the day of the auction, ensure you arrive early and make a final inspection of the property. You can check the contract of sale, vendor’s statement, and auction rules which should all be on display for at least 30 minutes before the auction commences. If you have any questions about the auction rules, ask the agent in attendance. Before the auction commences, be sure to position yourself where you can see the auctioneer and where they can see and hear you. Make your bids clear by announcing them and raising your hand. During the auction, the auctioneer should announce if the property is “on the market” if the owner’s reserve price has been reached. If the reserve price isn’t reached, the property will be passed in to the highest bidder, or on a vendor bid. If it is passed in, the owner must first negotiate with the highest bidder for the purchase of the property. So if the auctioneer announces that the property is going to be passed in, it is a good strategy at this point to make sure you are the highest bidder to secure this option to negotiate with the owner. Once the property’s passed in, it is too late. The auctioneer can’t re-open the auction to accommodate a late bid. The owner needs to negotiate with the highest bidder, but if you are not prepared to meet the owner’s asking price, the owner may end negotiations with you immediately and start negotiating with another interested party. Warralily is the first development in Geelong to receive a certification which recognises the sustainability credentials of developments around Australia. BY DEAN WEBSTER THE EnviroDevelopment certification was presented to Warralily by Minister of Environment and Climate Change Ryan Smith and the executive director of the Urban Development Institute of Australia (UDIA) Victoria, Tony De Domenico. The certification award night was held at Crown last Friday. It celebrated Warralily’s commitment to delivering an environmentally sensitive community on the 386 hectare greenfield site, which includes Armstrong Creek as its centrepiece and conservation areas. Warralily general manager of development Mark Whinfield said that receiving EnviroDevelopment certification in the areas of community, ecosystems, water and waste management showed their commitment to the environment. “This recognition has resulted from Warralily’s genuine focus on protecting, improving and creating ecological sustainability while delivering a distinctive sense of place for the emerging community and for the benefit of future generations.” EnviroDevelopment was established in 2006 to offer independent certification across a broad spectrum of environmental and community sustainability issues. The standards are set higher than usual practice and have undergone rigorous scrutiny from government, community-based organisations and the scientific community to recognise only developments achieving sustainability excellence. “The EnviroDevelopment certification demonstrates to residents and the broader community
that Warralily is doing the right thing by the environment while delivering the best of urban living in a perfect coastal location,” Mr Whinfield said. EnviroDevelopment spokesperson Ricki Hersburgh said that with Australia suffering the largest documented decline in biodiversity of any continent over the last 200 years, environmentally responsible development was important to assist in the preservation of Australia’s diverse ecosystems and natural assets. “There is tremendous advantage in Warralily being a master planned development as environmental issues were addressed in the conceptual stages, resulting in reduced environmental impacts and improved environmental performance. “Warralily is to be commended on their
achievement, which places it as the latest development out of only 72 Australia wide to become an EnviroDevelopment,” Mr Hersburgh said. Mr De Domenico said with an increased focus on the environment and sustainability, the EnviroDevelopment certifications provided an industry showcase of outstanding environmental achievements, which ultimately had long term benefits for the local and wider community. “To receive certification, the projects are independently audited by a team of specialists and to retain the certification the projects are audited every year. This is a great credit to developers like Warralily to receive EnviroDevelopment certification.” Mr Whinfield said residents at Warralily have also embraced sustainability, taking an active role in
establishing a Friends of Armstrong Creek community group and participating in the construction of a nodig herb garden in the community barbecue area. “Our EnviroDevelopment certification is not only about the natural environment, it also recognises taking steps to create a vibrant, cohesive, sustainable community. “With the development moving ahead at a fast pace and the recent sale of our 1,000th lot, this acknowledgement is well timed to remind the growing community of the importance of environmental considerations. “They too can make a difference by landscaping with native and drought tolerant plants, selecting high star rating appliances and remembering to reduce, reuse and recycle.”
