Feedback marketing WITH CHRISTIAN BARTLEY FROM BELLARINE PROPERTY
ACCORDING to Bellarine Property managing director Christian Bartley, in most parts of Australia and New Zealand today it takes four to six weeks to sell a (properly marketed) property. “If your property is not sold in that time check the professionalism and reach of your agent’s marketing,” Mr Bartley said. “If it appears to be adequate, check the feedback.” Mr Bartley said that negative or nonbuying feedback can be divided into two types: conditions (things you can’t change) and objections (things you can change). “Objections are variables like ‘worn carpet’, ‘bathroom in poor condition’, or ‘no fencing’. “These are all items that can be fixed, added or replaced. Conditions on the other hand are intrinsic to the property – like location. “If a purchaser comments that the property is not close enough to amenities or too close to a busy road, or the block is too small or too steep, you can’t physically move the property to remove that condition.”

“The property market is one of the few sectors of the economy that has not had its business model turned totally upside down by digital technologies. “Real estate agents have still kept their relationships with preferred newspapers because they know the power of print for buyers. “Consequently, newspaper publishers are also behind the leading sites, realestate.com.au and domain.com.au. “Enhanced Media Metrics Australia (EMMA) data shows both print and digital should play a key role for real estate advertisers. “EMMA data also suggests there are 1.4 million prospective home buyers in Australia – that is, those who say they will buy in the next 12 months, of these, 900,000 are up-graders and 500,000 first home buyers. “There are also 900,000 investors planning to buy an investment property or second/holiday home. “Geographically, there are 1.2 million potential property purchasers in the five major metro markets and 900,000 in regional markets.”

Three-quarters of buyers with a personal income of $100,000 or more use property content from newspaper publishers to decide on their biggest lifetime purchase. The Australian property market is running hot, with record auction clearances and strong price growth achieved in both Sydney and Melbourne. The pace of sales is picking up in many other cities, including Brisbane, Adelaide, Perth and Darwin. Competition at the affordable end of the market between first-time buyers and investors, who are powered with funds from their superannuation, is firing up the market. That means hunger for real estate information has never been greater, according to Simon Baty from The Newspaper Works. He wrote that when you combine this desire with readers’ love of photography of big houses with water views, swimming pools and manicured gardens, it quickly becomes evident that newspaper real estate sections remain a critical influence in the buying cycle. He wrote that readers love keeping an eye on their local market, seeing what’s for sale, what has sold, and admiring – or being amazed – at the different designs, styling and architecture every week. “Digital platforms provide different benefits, especially for those serious about a purchase. Sites and apps offer the facility to search on specific criteria, photo galleries and deliver location-based services on tablet and smartphone.

Interest rates – to fix or not to fix? THE decision to fix a home loan or keep it variable is very difficult for some. The insurance of fixing Choosing a fixed loan is similar to buying an insurance policy, it gives you certainty over a period of time. A fixed rate can be a good option if you’re on a tight budget because it allows you
to know exactly how much each repayment will be, irrespective of interest rate movements. This also, however, means that when interest rates drop below the interest rate at which you’ve fixed your loan, your repayments would be higher than they would be if you had a variable rate loan. One of the downsides of fixing is that many fixed loans charge for extra repayments and have heavy fees associated with an early pay out. Seek advice before you sign the contract on how any exit fees are calculated in case you have to sell or refinance within the set term. Options Other than choosing to fix the entire loan amount you may choose to split the loan. Split rate loans allow you to divide your loan between fixed and variable rates, which gives you a foot in both camps.

Homes selling faster in regional Victoria AS BUYERS take advantage of the few weeks left before the Christmas slowdown in the property market, the number of days homes were on the market by private sale in regional Victoria fell to its lowest level in almost two years in October. Selling times fell in both Melbourne and regional areas, with the average number of days on the market in the regions falling from 113 to 92. Although these figures are not seasonally adjusted and the average number of days on market generally falls in October, this is also due to the strong market at a time of easily available finance with low interest rates. With so much publicity about the number of auctions scheduled at this time of year and the “super Saturday” auction days taking place in Melbourne, it is easy to forget that most house sales in Victoria are private sales. This is particularly so in regional areas. While auction clearance rates enable measurement of the auction market’s performance, days on the market – that is, the length of time it takes the property to sell – enable measurement of the performance of private sales. Generally, a shorter time on the market reflects a stronger market. The October result of 92 days was the lowest since 88 days in November 2011 and the first time since June 2012, when the figure was 98 days, that it had fallen below 100. The number of days a property is on market is linked to the negotiation process – the sooner the buyer and seller can agree on a price, the quicker the sale. The real estate agent’s role is to facilitate this, but when buyers are negotiating they should remember that the agent is legally obliged to act in the best interests of the seller they represent, not the buyer. Buyers who feel they need someone to represent them can use the services of a buyer’s agent.

Red tape relief for builders BY DEAN WEBSTER THE state government has moved to cut unnecessary red tape to save builders and home owners time and money when building new homes or extensions. Builders will no longer need to apply for unnecessary planning permits to build boundary walls on new homes in an effort to improve affordability. Minister for Planning Matthew Guy announced that under the new reformed building standards, boundary walls of new homes or extensions will have further setbacks and greater heights allowed
without the need for a permit. “The Coalition government continues to redefine planning and building controls for Victoria by delivering common sense reforms that drive better outcomes,” Mr Guy said. “These reforms will save time and money for builders, councils and Victorian families as they build their new home.” Mr Guy said the new rules will be included into Victoria Planning Provisions as Amendment VC99, and align the law with existing building practices while cutting back unnecessary red tape. “This is about bringing our planning processes in

line with modern building practices and expectations among home buyers – saving everyone time and money.” Masters Builders chief executive Radley de Silva strongly welcomed the changes. “These are simple but important reforms that align regulatory standards with today’s building practices,” Mr de Silva said. “This cut in red tape will save builders time and money while boosting housing affordability.” The average height of a boundary wall allowed without a planning permit will be increased from three to 3.2 metres under the reform and the maximum height of boundary walls is unchanged at 3.6 metres.

Neighbours will be notified of any application to exceed boundary wall average or maximum heights, as per existing requirements. The increase to boundary wall setbacks will allow for adequate fascia and guttering, and the boundary wall height change will: enable builders to use ‘waffle pods’ for laying a concrete slab on the ground promoting efficiency and reducing waste; meet homeowner desires for higher 2.7 metre ceilings rather than 2.4 metres; and allow the construction of garages under the same roof line as the house. The Victorian Housing Industry Association (HIA) has welcomed the changes while questioning the delay in implementation. Executive director of HIA Gil King said the changes were logical and had always been logical. “The Housing Industry Association drove the campaign to have these changes made by introducing them to the Building Regulation Advisory Committee in 2008 and 2011. “We also highlighted the delay in their implementation with the red tape commissioner, John Lloyd, shortly after his appointment. “We know that the minister signed off on these changes in December last year and yet it has taken nearly 12 months to come into effect. “This is a similar timeframe to what the industry experienced with bushfire regulation changes. “HIA is pleased that common sense has finally prevailed, however, it is unfortunate the full recommendations made by the red tape commissioner have not been implemented.” In line with advice from the Building Regulatory Advisory Committee, Mr Guy said the amendment delivered on the ongoing commitment of the state government to reform, update and improve Victoria’s Planning System.
