Police and HIA unite over theft
How do I find the right type of property to buy?

with Leigh Hall-Sullivan hockingstuart Torquay WHEN looking to buy, there’s a huge range of property types to consider: apartments, units, town houses, detached houses, semidetached houses, terrace houses, old or period homes, renovated homes and new builds. There’s no right or wrong choice, just what’s most suitable for you considering your needs, wants and budget. How do I avoid buying the wrong property type? The type of property you choose should reflect your lifestyle. Ultimately the decision will come back to one very basic question: how will you use your property? For example, if you have young kids, you may conclude that you need a house with a big backyard. But maybe a townhouse with a small courtyard would be suitable, if it’s next door to a park. If you have a boat and enjoy fishing, a house with a large garage and easy access to the coast might be ideal. Or if you’re retiring, downsizing to a low-maintenance apartment, unit or townhouse can free up the equity
in your property and possibly leave you mortgage-free. Does it matter where the property is located? Sometimes the location determines the property type. For example, many inner city locations have small period cottages and an abundance of apartments, while the outer suburbs often feature large, modern family homes. Established inner ring suburbs also tend to have large homes, typically older period homes that are keenly sought. Should I get a second opinion before buying? Before buying any property, know exactly what you’re getting. That means making sure it’s structurally sound, that the title is clear with established ownership, and that there is no pest problem such as termites or white ants. It’s worth calling in experts to determine these things. Building and pest inspections will require permission from the vendor, which the selling agent can help to arrange.
THE Housing Industry Association (HIA) is supporting a coordinated approach by Victoria Police and a group of major builders to actively fight the incidence of thefts from building sites in the metropolitan growth areas over the Christmas/New Year break. HIA regional executive director Gil King said the cost of theft from and damage to sites added significantly to the cost of building a new home. “Our members report that the average cost is about $1,600 per site,� Mr King said. “With construction levels at about 47,000 new starts this year, this amounts to a massive $75 million which is ultimately passed on to consumers.� Common items that are stolen are doors, windows, appliances, hot water units and fixtures and fittings. Other issues relate to the consequential damage that is caused, the additional costs associated with repairs and delays and costs associated with increased security. Another major issue is the dumping of rubbish that has to be removed at the builder’s expense. Torquay Police Station officer in charge Sergeant Brian McKiterick urged the community to be vigilant. “If you see suspicious activity around building sites, call 000,� Sgt McKiterick said. “We have had many reports of thefts from building sites on the Surf Coast and we have increased our surveillance in developing estates where new housing is

under construction.� Many of these incidents occur during daylight hours due to the cover provided by the usual busy activity around building sites and the relative isolation in new estates. Mr King said that a recent meeting of major builders with Victoria Police at the HIA head office identified a number of strategies that will be implemented to reduce the incidence of thefts, and to identify those who take advantage of the quieter sites over the holiday season.

I GET quite a number of buyers coming into the Armstrong sales office wondering what an “unconditional contract� is. If you have your finances approved and are ready to purchase your block of land or new home, you may sign what is referred to as an “unconditonal contract�. This is the type of contract where there are no conditions attached to it and settlement must take place at the time of signing. “Similar programs operating around the country had proven very successful in identifying the culprits and reducing the number of thefts and damage. “Make no mistake: if you steal from a building site or perpetrate acts of vandalism over the holiday season, the chance of being caught has just increased significantly,� Mr King said. Anyone who has information regarding thefts from building sites should contact their local police.
Quite often, buyers purchase their land before it has titled. This can sometimes mean that you have to wait up to 12 months after you purchase until it titles, but this does give you a good opportunity to continue saving until your settlement takes place. If you find yourself in this scenario and you have an unconditional contract, you just need to make sure that when titles are released, you are financially ready to settle. If you are not in a position to settle when your land has titled, you may find that you have to pay penalty interest to the bank. This can end up being an expensive exercise, depending on the amount of time your settlement is delayed. FOR those buying a home in regional Victoria, the big attractions are often the lifestyle and affordability. However, regional Victoria is a very diverse region with large price variations, so house price data that merges all sales in regional Victoria is not always helpful. While median house prices are useful for analysing property market growth, a few particularly high sales in the larger towns can skew results for the entire region. So breaking down prices according to the town or suburb in regional Victoria can give buyers a more detailed and useful snapshot of what is happening. Spring Creek developer elected to lead UDIA National BY DEAN WEBSTER CAMERON Shephard has been elected the new national president of the Urban Development Institute of Australia (UDIA), the peak body representing Australia’s development industry. Mr Shephard is a director of Perth-based development firm Amex Corporation, which has a substantial investment in Torquay’s Spring Creek growth corridor. Mr Shephard, who replaces Julie Katz, comes to the role with extensive development industry experience in a number of states. He has a long-standing commitment to UDIA, serving on both the UDIA
Western Australian and National councils for many years, and recently served as both UDIA Western Australian president and UDIA National vice president. Under Mr Shephard’s leadership, UDIA will work to address Australia’s housing affordability crisis by advocating for state and federal governments to take actions to improve the supply of land for housing, fund more investment in critical urban infrastructure, and seek to reduce costs imposed on new housing and the development industry. “For a number of years Australia has experienced a significant and ongoing shortage of affordable housing, which is likely to get worse with inaction,” Mr
Shephard said. “I intend to use my term as UDIA president to work with the federal government to drive a national housing reform agenda, to address this critical issue. “It is essential that the government recognises the importance of the property development industry, which is one of the key drivers of growth in the Australian economy.” UDIA Victoria executive officer Tony De Domenico congratulated Mr Shephard on his appointment. “This is such an important position,” Mr De Domenico said. “Interstate investment is strong in Victoria, Cam understands development
issues that we currently face and has a stake in the Victorian market, so he is well placed to lead UDIA National.” Mr Shephard said research undertaken by Property Insights showed that property development was responsible for 975,000 fulltime jobs, and 7.3 per cent of national economic output. “With the federal budget under increasing strain, and the broader Australian economy on increasingly shaky footings, improving housing affordability and increasing development activity will be both more important and more difficult than ever. “Nevertheless, I’m optimistic that UDIA and the development industry can rise to the challenge.”

Coast in to new displays at Armstrong Creek THE latest Dennis Family Homes display centre has opened at the Warralily Coast estate in Armstrong Creek, introducing visitors to the Macedon 292 and Waterford 232 designs from the builder’s Inspirations Series. “Neither of these two designs has been featured in Geelong previously and we are sure they will be popular with new home buyers in the local region,” Dennis Family Homes Geelong area manager Phillip Shaw said. Both are single storey, four-bedroom homes which offer all the desired features of contemporary family living in their floorplans. The larger of the two featured designs is the Macedon, which can be accommodated on blocks from a minimum width of 16 metres. Available in four size variations of 26, 29, 32 and 34 squares, the Macedon display at Warralily Coast is the 29 squares version with the addition of an alfresco at the side of the home. Access to the side alfresco is through timber bifold doors, which are among many other optional extras showcased within the Macedon display. Other upgraded items include Caesarstone benchtops in the kitchen, bathroom and ensuite, along with a deepened island bench and mirrored splashback in the kitchen. The home has also been constructed with a Colorbond roof and highlights the Savannah facade. “The timber bi-folds in the Macedon really open up the home’s internal areas to outdoor entertaining
in the alfresco,” Mr Shaw said. For narrower blocks, home buyers should closely consider the versatile Waterford design, which can be accommodated on lots from just 12.5 metres in width. The Waterford is available in two sizes of 20 and 23 squares, with the larger version on display at Warralily Coast. One of the prominent features of the flexible Waterford design is that its standard floorplan can be “flipped” in the areas of the home beyond the garage. The display at Warralily Coast has been constructed to demonstrate this effect. Among many optional extras highlighted within the Waterford display is the use of nine-foot (2,730mm) ceilings and higher doors throughout the home. Timber sliding doors from the meals area, family room and living room lead to an external pergola and timber decking. The Waterford display features the Verve facade, one of six modern facades available with this design.
