First offer syndrome WITH CHRISTIAN BARTLEY FROM BELLARINE PROPERTY
SELLING in a reasonable time frame is every genuine vendor’s aim, second only to selling for the highest possible price. “Yet most agents say that the hardest sale to make is the one that comes along in the first days of marketing,� Bellarine Property managing director Christian Bartley said. “Inexperienced vendors are often unaware of the mechanics of the marketing process. They think that if purchaser one is prepared to pay $x in the first week of marketing, then purchaser two will pay $x+ next week. “They say things like ‘if the first ad brings in this sort of response, what will the second one bring?’, as if price increases incrementally with time.� Mr Bartley said vendors should be aware of the processes that were set in motion when a property first came on the market. “A property attracts the greatest amount of attention when it is first presented. “All the purchasers that have been looking for their ideal home for weeks and months converge eagerly on a new listing.� According to Mr Bartley, these are the qualified purchasers – the ones who have done their homework and know exactly what their money will buy. “New listings attract numbers and numbers mean competition. “And it’s competition that creates the climate that generates the highest offers. This
is the time when a purchaser who falls in love with a property will be afraid that someone else will snap it up before they do. “The longer a property is on the market at a given price, the more the sense of competition fizzles out and the more likely subsequent purchasers are to feel they have plenty of time to make up their minds.� Mr Bartley said the feeling that time is on their side gave purchasers the psychological edge. “Basically they feel they can afford to offer less with more chance of getting a bargain. “It’s not hard for them to work out that a property is getting stale.� According to Mr Bartley, a property starts to go stale once all the “qualified� purchasers have inspected it. Those who come on the scene subsequently are new to the marketplace and have yet to work out what their money will buy. Naturally, new purchasers are unready and unwilling to commit themselves until they have done their homework. “In the final analysis, the vendor’s two main aims are not separable. “They are two sides of the same coin. Geelong region on par with Melbourne’s property market BY DEAN WEBSTER
THE latest edition of the Bendigo Bank’s Real Estate Market Facts Report reveals some interesting trends around Australia that should prove useful for people seeking suitable residential or investment properties across several price points. Dennis Bice, executive retail Bendigo and Adelaide Bank, said the weighted average median capital city house price in Australia for the September quarter was now $562,503, which represented a rise of 3 per cent since the June quarter. He said apartments now average $460,315, which was an increase of 2.2 per cent over the same period. “Melbourne was again the leader in terms of
city house prices, with a rise of 7.3 per cent for the quarter or 15 per cent compared to the September quarter of last year.� “Sydney recorded a 4.2 per cent increase for the quarter and 11.7 per cent for the year.� Not all of this quarter’s property buying activity was in Australia’s capital cities. Australians are also enjoying great quality of life and attractive, affordable properties in many of our regions. Cities such as Newcastle and Wollongong in New South Wales are being rediscovered, contributing to higher demand and strong price growth. Compared to the September quarter of 2012, apartments in these centres recorded 16.5 per cent and 13.1 per cent respectively.
Mr Bice said it’s a similar story in Geelong, which recorded house price increases of more than 15 per cent compared with last year and in Bendigo, apartments recorded 11.3 per cent growth for the quarter and in Cairns, apartments recorded a 10 per cent increase. In other regional areas, prices for houses in South Australia’s Riverland were up 15 per cent and in Mandurah, Western Australia, apartments picked up sharply to record 13 per cent growth over the quarter. “At Bendigo Bank, we know that the property market is not always about the East Coast capitals,� Mr Bice said. “With our headquarters in Bendigo and a brand new state office block opening soon in Adelaide’s

Strong sales in median range in Torquay BY DEAN WEBSTER IN QUAY Real Estate’s Summer Market Report for Torquay, Hank Moerenhout reveals the median house price is $551,500 with 162 houses presently on the market. The average days-on-market figure is 199. The report also indicates that in the 12 months
to September 2013, properties in the $500,000$600,000 range were the highest sought after with nearly 80 properties sold in this category. At 45 property sales, the $400,000-$500,000 range was the next most popular, and probably represents more affordable properties in newly developed estates. The high end side of the property market remains
slow, but after some recent sales in this area the next round of data should reflect some growth here. On a national level, Housing Industry Association (HIA) data shows that 151,508 homes were built in 2012 generating $68.3 billion for the construction industry, while at the same time creating 1,000,949 jobs. This level of construction is on par with 2011 but still short of the 2010 boom where 176,854 houses were constructed. Although the house construction industry is strong HIA figures show that the net undersupply of housing in 2012 was 28,492 compared to 3,146 in 2010. These figures illustrate the state government’s reason for fast trafficking residential subdivisions in growth areas. HIA FAST FACTS: • A 1 per cent productivity increase in the new home building industry will benefit the wider economy by about $1 billion. WITH finance remaining more available and investors increasingly active in the Australian property market, they will welcome news that regional Victoria’s rental vacancy rate has fallen significantly in 2013. Last month the rate fell to 2.4 per cent, down from 2.9 per cent in October and a marked improvement on the 4 per cent rate at the beginning of the year. While this means it’s harder for renters to find a property, with fewer vacant properties to choose from, for those looking to rent out an investment property, signing up tenants to holiday homes over the summer or even letting out their own home, it is good news. However, that is the state-wide picture. It varies considerably between major centres with local factors such as the availability of good properties and the availability of work affecting the rental market. While the vacancy rate was just 1.7 per cent in Albury-Wodonga and 1.9 per cent in Ballarat and the Central Highlands, both down on the previous month, it was a different story in Geelong and the Barwon region. There, the November rate was up slightly to 3.8 per cent and in Warrnambool and the Western district it was 3.9 per cent, although that was a fall from 4.5 per cent in October. Median house rentals in regional Victoria have been stable all year – $300 for the past three months, the same as for the first three months of the year. After falling to $295 they picked up again by September. For apartment rents too there has been little variation. The November median of $250 was the same as in January, though down $5 on the October median. There has been some variation during the year with a low of $228 in June. Geelong, with a house rental median of $330 and an apartment rental median of $290, led the regional centres followed by Bendigo and Ballarat.
