GREAT OCEAN REPORT JANUARY 2014
WITH MARTY MAHER FROM GREAT OCEAN PROPERTIES HAVING just completed a very busy 2013 in terms of real estate activity, the signs are looking very positive for the rest of the coastal selling season. The discretionary coastal property markets in Victoria have always taken their lead from the metropolitan property market and 2013 has seen some impressive statistics produced. Although not finalised at writing, the REIV predicted that Victoria will have close to 110,000 sales for 2013 – 80,000 in the metropolitan area and the rest in regional Victoria. The clearance rate is expected to finish at around 71 per cent, which is a vast improvement on the 61 per cent in 2012 and 59 per cent in 2011. It was interesting to watch the psychology of the property market in 2013. If we use the auction clearance rates as an indicator, you can see the herd mentality of the property market in full effect. As the market picked up steam in early 2013 on the back of low interest rates and talk of more to come, we saw buyers who had been ready to move for a while finally enter the market. The previous two years had seen many potential buyers take fence sitting positions as they waited the outcome of the European debt crisis. They were in a financial position to act but were nervous. As that news dissipated from the headlines they started to run out of excuses not to engage and in early 2013 they
started to swoop on property that was still priced at 2011 and 2012 levels but was expected to rise. In May, the Reserve Bank of Australia cut interest rates again and there were simply no more excuses not to engage. Money was affordable and all sectors of the buying demographic were engaging. Owneroccupiers, first home buyers and investors were all active, particularly investors who were looking for alternatives to fixed interest deposits that were now at very poor rates of return. Auction clearance rates through the middle of the year were in the high 70s and several times in the early 80 per cent range as buyers fought over the offerings available and prices started to rise. These percentage ranges are normally associated with a peaking market but it was just too early in the upswing for this to be occurring. Something had to change. The change came from the other side of the ledger where property owners started to sense an opportunity to sell. They had been waiting patiently since 2010 for an opportunity and here it was. The amount of stock available for sale started to increase and the second half of the year would see record amounts of auctions conducted. There were nine “Super Saturday” weekends (the most ever) where there were more than 1,000 auctions conducted and in November alone there were 4,600 auctions, a new record. This had the effect of reducing the clearance rates back to levels that would normally be associated with a buoyant but not over heating market in the high 60 to low 70 range. With the year averaging out at 71 per cent as already mentioned. On the coast, activity has also increased and turnover has been steady throughout the year and stock levels have certainly tightened. At the end
of the 12/13 financial year in June is when we calculated the previous median house prices and it showed that prices had only moved incrementally. For the coastal property market, January, February and March are when the “cream” prices are generated if the market is strong enough. Mainly due to the increased amount of people visiting the coast during this time and it is the period when most of the emotional attachment to the coast occurs. Every journey to purchase a coastal property, particularly a lifestyle property, starts with some form of emotional attachment. Given that the metropolitan market hadn’t yet seen its strength in those early months, and it always leads, it is not surprising that the coastal values had not moved that much at the end of the financial year. We suspect it will be a different story in 2014. The key point to remember is that everyone does what everyone else does. Given the increased participation in the property market generally and the coastal stock levels tighter than previous years, it means the probability of increased competition for properties which obviously can result in upward pressure on prices. How much upward pressure is too hard to foresee as there are a few factors that can affect the lifestyle property market that are unique each year. The weather, for example, can make a huge difference to the initial emotional attachment journey of a potential buyer. Great days on the beach with family and friends are a very strong starting point for many who buy a holiday house or even move here permanently. Last summer was one of the best for many years, another good one would cement the seeds of intention in those who had a great experience last season. If it rains all January,
market participation could be more subdued. Even a factor like the new Fairhaven Surf Life Saving Club being finished and open can generate a lot of good will towards that particular area. The facility is magnificent and it is a large club of over 1,200 members. We have already seen purchases made purely because of the social aspects the club provides and in an area that only averages 19 sales per year because of limited opportunities, competition for properties is more likely than previous years. It will be interesting to watch. Affordable finance, strong leads from the metropolitan property market, good sentiment from the stock market and the general lack of negative offshore news (there is always and always will be something to cause concern) will provide a good platform for potential coastal property buyers to make a decision to buy this summer and that is what we expect them to do. 101 A NEW boardwalk has opened in December at Curlewis, providing public access to a quiet beach on the northern shores of the Bellarine Peninsula. Constructed as part of the exclusive Baywater Estate, the 100-metre boardwalk links the public open space reserve on the clifftop to the beach below. Baywater Estate, by Bisinella Developments, offers the only residential land for sale on the Bellarine with Port Phillip Bay frontage. Inaccessible to the public until a new bridge over Griggs Creek opened in October, it’s a stunningly beautiful location with sweeping views over the bay to the You Yangs and the distant skyline of the Melbourne CBD. As you cross the bridge into the estate, the views over the glistening waters of the bay to the You Yangs can take your breath away. A viewing platform and a large colourful shell sculpture have been completed in the open space reserve, with the children’s playground expected to be open early in January. The beach is ideal for a stroll or a paddle and a short walk along the sand is the popular Clifton Springs boat harbour. Stage two of the estate is under construction.
