Bellarine Property clears all at auction BY DEAN WEBSTER BELLARINE Property’s flying start to February has continued with two Barwon Heads properties sold at auction over the weekend. The day was hot and so was the bidding, with the sales maintaining Bellarine Property’s 100 per cent auction clearance rate for the year. A crowd of 40 or more were at 6 Baytown Close in the morning for the first of the two houses to go under the hammer. Priced in the $550,000-plus range, the two bedroom home with classic bluestone feature walls

was initially passed in at $542,000 but was sold immediately after the auction for $573,000. Bellarine Property principal and auctioneer Christian Bartley said a fun crowd witnessed the auction. “It was a great day, the crowd was fun and took great interest in the auction and we sold the property. “The vendor was very emotional and exited about selling their wonderful home. A great result for them and the buyer, both very happy with the result. “The purchaser from Melbourne has secured this property for a holiday home to spend more time in this great part of the world.�

The next house to go under the hammer was at 40 Warrenbeen Court. A crowd of about 30 people watched on as Mr Bartley struggled to extract a bid for the property which was quoted in the $1,150,000 range. However, within a minute of the gavel falling with no bids, a buyer came forward and bought the property for well above the quoted price. “In the end this was a great result for the vendor and purchaser,� Mr Bartley said. “This is a really rare property. It’s probably the second largest holding in Barwon Heads. “It is a great find for the purchaser from

First display homes underway at Armstrong BY DEAN WEBSTER VILLAWOOD Properties’ Armstrong development has reached another milestone this week and has much to celebrate. Titles for the first stage have been issued and construction has already started on site. Villawood Properties’ executive director Rory Costelloe said that 40 lots in stage one had now been titled. “All the titles for lots in stage one have now been issued, so we are very excited for more activity to commence on the ground,” Mr Costelloe said. “This officially marks the start of activity on our remarkable Display Village and Green Street. “All builders have been notified that titles have been created for the lots in the Display Village and they can now take ownership of their respective lots. “What this means for builders, is that they can now mobilise to site and start building their display homes.” The Armstrong display village will feature 36 homes from more than 19 of Geelong’s and Melbourne’s leading builders. “Two of the builders are already out of the blocks, with the majority of other builders expected to start work in the coming week,” Mr Costelloe said. JMark Homes director Jamie Mills said that it was a great milestone for Villawood and JMark Homes. “We are proud to be one of the

Statewide median rise THE median price of a home in regional Victoria reached a record high in the last three months of 2013. Statewide, the December quarter median house price for regional areas was $320,500, an increase of 2.6 per cent on the September quarter price of $312,500. But across the state there were huge variations in price growth, with some areas increasing by more than 10 per cent while others fell. Median house prices in the three major centres – Ballarat, Bendigo and Geelong – all grew and their prices remain at their peaks. Bendigo was up 1.6 per cent on the September quarter, the highest growth of the three centres. Such growth reflects the strong price increases in Melbourne over this period, with buyers taking advantage of record low interest rates. But across Victoria it was a mixed story, with economic conditions and local factors impacting on prices. In Queenscliffe, for example, sought after by both retirees and holiday home buyers, the median price was $687,000 – an increase of 13.6 per cent on the previous quarter. Among the other best performing areas were Ararat, where the December quarter median price of $179,750 was up 17.9 per cent on the September quarter; ColacOtway, where the increase was 8.1 per cent; Wellington Shire, with 3.5 per cent; and Wangaratta, with 7.3 per cent. By contrast, the overall median house price for East Gippsland fell by 1.7 per cent, compared with the previous quarter, while Horsham’s fall was 7.7 per cent. There was a 2.2 per cent fall in Warrnambool. Medians include the highest sales as well as the lowest, which can push up the median price. But this does not necessarily mean all homes in the area will reach such heights. This is worth remembering if using the medians to price your own house – they are a valuable starting point but many individual factors – location, quality and size, for example – may mean your home is worth more, or less.
