Australia Day purchase begins the dream BY DEAN WEBSTER

MOST home sellers realise that good presentation will improve the appeal of their homes. Some are even prepared to spend up big in quest of the prestigious top dollar. However, according to Bellarine Property managing director Christian Bartley, while attention to detail may make your house sell faster and add dollars to its price, spending a lot of money getting your home ready to sell may be a waste. Buyers don’t always want to pay for improvements that are not to their taste and potential sales may be lost. “On the other hand, there are still a lot of simple things you can do to make your house welcoming and attractive,� Mr Bartley said. “Bear in mind that appeal is not just visual – other senses like hearing and smell all contribute to a purchaser’s evaluation of a property.� According to Mr Bartley, sensory stimuli such as noise and smell can be powerful emotional triggers and buyers could react negatively to features that are not even “fixtures� of the home. “Smokers and dog owners could burn essential oils or use room deodorisers. “Unpleasant or alien odours probably have a more negative effect than any other single attribute. “Conversely, inviting smells like freshly brewing coffee or hot baked cakes have a positive impact.� According to Mr Bartley, loud or extraneous noises are a distraction at best and could even turn a buyer against the property. “While you won’t want to change the carpet just because it may not appeal to everyone, exuberant dogs or loud music are inexpensive to keep to a minimum. “Even if your buyers are dog lovers, getting involved in canine rough and tumble may distract them from the real purpose of their visit.� Mr Bartley said that most purchasers had a checklist of criteria they used to evaluate properties on a rational and critical level. “Yet they often end up making a decision based on emotion and not according to how the features match up to those on their list. “Most agents will tell you they have seen purchasers fall in love with properties that don’t meet all of their stated needs. “Sometimes the positive effect is almost subliminal – days later people don’t know why they feel more positive about your home than a similar one down the road.� Mr Bartley said that home sellers wanting further ideas on what to do when presenting their homes for sale should come into Bellarine Property and pick up a copy of the Bellarine Property brochure “Tips For Home Sellers�. Rental rates vary from north to south
How do I value my sale property? THERE are things you can do to help gauge the likely selling price of your property, but developing a comprehensive understanding of the property market takes time. Where do I begin? Start by checking the local papers Surf Coast Times and Bellarine Times and real estate websites for recent sales results, especially for properties with the same land size or floor plan as yours. The Real Estate Institute of Victoria (REIV) publishes regularly updated median prices for properties by suburb, which you might find useful. You can also use hockingstuart’s property alert, Early Alert, to keep track of properties sold by hockingstuart. Do comparisons help? While sales results are a handy guide, to really understand the market value of a property, you need to inspect and understand the property itself. For this reason it’s a good idea to attend as many property inspections as possible, particularly for properties similar to yours and in your location. Hockingstuart can help you identify properties that are directly comparable and thereby gain an understanding of your property’s likely selling price. What other factors come into play? Hockingstuart will determine market demand based on the style and size of your property, its condition, features, floor plan and broader influencing factors such as economic and market conditions. The location is vitally important too. Proximity to shops, schools, transport, infrastructure, community services and amenities affects your property’s appeal and therefore its value. Once a realistic and achievable price range has been determined, hockingstuart will make every effort to exceed that expectation. WARRALILY continues to celebrate the summer months in style, launching Warralily Coast’s 1.5 hectare T-Park over the weekend. The milestone was celebrated in true summer style, channelling the laid back, holiday vibe of the Surf Coast with a beach-themed party. Warralily general manager for development Mark Whinfield said he was delighted the park had celebrated its official opening so families could get out and enjoy it during the warmer weather. “We are very proud of the T-Park, which is the precinct’s largest park area, boasting over 1.5 hectares of landscaped community leisure space. “Timing for the launch was particularly important as we wanted the Warralily community to be able to get out there and enjoy it during the longer days of summer. “As our Warralily community grows, we have been able to provide places for residents to meet and socialise and for kids to play. “It is these important additions that assist in growing the community feel already evident among our residents.” Warralily’s celebration of the T-Park was part of their annual summer events calendar, which this year offered families plenty of fun-filled activities to enjoy from yoga in the park, kids’ activities at the display villages and an afternoon market with a Goldilocks and the Three Bears pantomime. THE REIV’s monthly rental vacancy figures include an overall rate for regional Victoria. But while the relatively low December 2013 rate (2.9 per cent) suggests rental homes are hard to find statewide, it is the rates for particular areas which tell the real story. The employment situation, economic factors, projects under way in regional towns and the amount of available rental stock are among the factors which can create big variations in rates. For example, the December 2013 figures show a rental vacancy rate of just 1.8 per cent in Ballarat and the Central Highlands. That may be welcome news for investors seeking tenants, but it can create localised challenges for those seeking accommodation. While that was the lowest rate, the state’s highest December rate – 6.3 per cent – was in East Gippsland and Wellington Shire, an area with limited economic opportunities and low household incomes. In Bendigo, where the December rate was 3 per cent, there is a history of rental shortages – the market there was previously described as a treasure trove for property investors and it is expected to tighten again as the New Bendigo Hospital project steps up. As recently as two years ago it was generally more difficult to find an affordable rental property in regional Victoria than in Melbourne – where building programs had boosted housing stock. However, that gap has closed and the overall rental vacancy rate for Melbourne city and for regional Victoria are now the same at 2.9 per cent. But there are substantial variations between the inner and outer suburbs of Melbourne, just as there are between the various regional areas across Victoria. In Geelong and the Barwon region, December’s rate of 4.7 per cent was up from 3.8 per cent in November; but still below the year’s high of 6.7 per cent in May. In Warrnambool and the Western District, the rate was 3.6 per cent, also down on the year’s high of 6.9 per cent in August. In Albury-Wodonga, the rate was just 2.1 per cent.

Charlton and Mortlake add to Inspirations Series THE most recent additions to the Dennis Family Homes Inspirations Series – the Charlton and Mortlake designs – have widened the choice for new home buyers throughout Victoria. “Our customers can now select from 56 different individual floorplans in our current Inspirations Series, in addition to many further designs available in other sections of our entire product range,” Dennis Family Homes general manager Richard Uden said. Both the Charlton and Mortlake are high-quality homes with considerable appeal for today’s growing families. The Charlton is an existing four-bedroom design that has been updated and enhanced for its incorporation into the Inspirations Series, whereas the Mortlake is
a newly created product available with either three or four bedrooms. With its wide and spacious layout, the Charlton allows buyers to think big in their planning. “We have doubled the number of size options for the Charlton from two to four, with the home now available in floorplans of 28, 30, 33 and 35 squares,” Mr Uden said. Several new features have also been added to the Charlton design, which is suitable for construction on blocks from a minimum width of 17 metres. These improvements include a significant increase in kitchen pantry size, a larger living room, better positioned study and the inclusion of walk-in-robes in all bedrooms in the 33 and 35 square versions of the floorplan. Storage capability has also been
increased in some size versions of the Charlton design. Customers are able to choose from a selection of six facade options. “We believe these modifications have given the Charlton a number of very strong new selling points,” Mr Uden said. In creating the Mortlake design, Dennis Family Homes was seeking to provide a product suitable for 14-metre wide blocks which would
