Al’s Tips on rain tanks in your home WELL, it has been another hot and dry summer in Melbourne and a lot of us have watched our lawn and gardens die from the heat. Now is the time to get organised with looking at some measures to make your home more environmentally sustainable when it comes to water and one of these is a rain water tank. The tanks come in all shapes, colours and sizes and vary in price. My tip is to buy the largest one you can, in the right shape to suit the space you have. When you decide to buy your tank, make sure you check with the retailer about what rebates could be available to you at the time of purchase. If you’re thinking about the design of your garden watering system and not really sure where to start, have a think about running some irrigation pipe through your garden. You can then connect the pipes to your rainwater tank and create your own watering and drip feed system. If you turn
the system on at night, it will also give the most benefit to your garden. Mum’s the word BY DEAN WEBSTER THANKS to a fantastic initiative by Yellow Brick Road Geelong and Torquay, Surf Coast mums are able to get access to free financial advice while enjoying a coffee. Yellow Brick Road wealth manager Dylan Baker said that their aim over the next five years was to positively influence the financial lives of 1,000 people, and the free coffee and financial advice sessions were part of that initiative. “We know mums are busy but love a coffee in the morning while catching up with friends, so
we thought this would be a great time to offer free financial advice,� Mr Baker said. “Our first session with local mums was great. In a relaxed environment at Cafe Moby’s with their children happily playing, we were able to answer many questions about financial matters.� Yellow Brick Road Torquay is inviting all Surf Coast mums interested in attending a free financial advice morning to come and join them. If you are interested in attending one of the sessions, get a couple of friends together to ask some the questions you want to over great coffee. Yellow Brick Road Torquay is looking for groups
of five to 10 mums. Mr Baker said that many mums already have a weekly coffee with a group of friends, so it could tie nicely in with that. Rate hold good news DESPITE all the optimism which accompanied the growth in Melbourne house prices late last year, there have been signs that the market may slow in 2014. So it was good news that the Reserve Bank maintained interest rates at their record low, as announced earlier this month. Low interest rates mean smaller mortgage repayments and give buyers, especially those entering the market for the first time, the chance to get a foot on the property ladder without the stress of financial struggle. Though regional house prices show healthy growth in some parts of the state there are still many affordable areas and the interest rate stability will support confidence in home buyers and investors. As the year gets under way, buyers can house-hunt with greater certainty, with rates in their seventh month at the current level. While the past year was about housing market recovery, which the REIV expects to continue in the first quarter this year, we have seen signs that consumer sentiment has been slowing. In addition, employment conditions have weakened in some parts of the state, and the Victorian economy as a whole is experiencing only slow growth. But agents in key regional centres such as Geelong remain positive. New employment opportunities are arising, and governments are conscious of the need to support the harbour city and other key regional centres. In Bendigo, for instance, projects including the New Bendigo Hospital project are gearing up. There has also been a decline in the Australian dollar in recent months, which has been welcomed, helping to make Victoria’s export businesses more competitive. The impact of the low interest rates throughout 2013 took some time to flow through to the market – with growth in both Melbourne and regional house prices only taking place in the final few months of last year. In Melbourne it is the middle and outer suburbs which showed the greatest growth in the final quarter of 2013. As the city spread continues, more commuters are considering regional centres such as Geelong and Bendigo, and towns along the rail links, as an affordable and highly viable housing option. The Reserve Bank decision will clearly be a great help to buyers in the first quarter of this year and we hope that the banks will respect this decision – and help buyers by either reducing interest rates or keeping their rates on hold.
