GREAT OCEAN REPORT FEBRUARY 2014
WITH MARTY MAHER FROM GREAT OCEAN PROPERTIES THE coastal market has been very active across all price points over the first two months of 2014 and this trend looks set to continue. In the previous Great Ocean Report, we spoke about the level of general engagement in the coastal market, and how it was likely to increase more than usual over the 13-14 summer period, and this has certainly been the case. It is too early to see how this increased engagement will affect median property values (we do these over the full financial year); however, we tend to make notional judgements on the amount of “cream� results that we witness in the market place – and there have been quite a few this summer. Cream results are properties that sold above expectation and this is usually due to competition
for the properties. These are not always the spectacular properties that often get the headlines. These cream results can also occur in lower price points where affordability is high and stock levels tight. On the coast, where public auctions are still in the minority, these sales often start as private sales, but get finalised in private auctions and are quite common in a highly engaged market place, like we are in now. Even to the point where we have had to develop marketing products to facilitate these sales. Despite these buoyant conditions and higher transactional rates, there are always some properties that fail to attract interest while others around them are selling. We thought we would use this Great Ocean Report to help explain why. What is not obvious to many property market participants, particularly sellers, is a “narrowing effect� that occurs that will facilitate competition for some properties, while other properties will sit unwanted in the market place. The narrowing effect is really a sorting process that buyers go through when searching for a property to inspect and possibly buy. The buyers narrow down their options so that they are really only focussed on one or two properties at any one
time, despite 100 properties being available. It is really a phenomenon that has developed since the internet became the method of choice for initial searches by buyers of real estate. This is overlaid by human nature in that everyone wants what everyone else wants and the reverse is also true – no one wants what no one else wants. The real estate search engines have become a popularity barometer for properties that are available for purchase. The best illustration of this is some recent statistics from realestate.com.au. These statistics show that 100 per cent of buyers search for property on page one of their particular sought after area, yet only 31.4 per cent go to page two. Only 17.7 per cent search as far as page three, 11.6 per cent as far as page four and only 7.6 per cent get to page five. This, of course, highlights the need to have strong presence in the print publications like the Surf Coast Times and Bellarine Times so properties that are listed for longer still gain strong exposure to the market place. Sticking with the online narrowing effect for the moment, if we look at Anglesea for example, it generally averages around 100 properties for sale at any one time. Only 20 of them can fit on page one of realestate.com.au. They are labelled a new listing for a week and then as new listings come on they drift down the list, as the properties are listed chronologically. So they have a window of opportunity to sell before they look unpopular online. We, as agents, access a hit graph that shows the amount of views that each property receives. The graph, almost without exception, shows that the amount of views peak in the first week. The narrowing effect works roughly like this: 100 per cent of the buyers (that are researching online) view 20 per cent of the properties that are available (those on page one), within that they look within their budget, then they focus on the properties that actually appeal to them and then they compare those that appear to represent value, based on recent comparable sales that they are aware of. They can now buy this comparable sale data online. So when an appropriately priced property comes onto the market that has genuine appeal due to its features (position, view, standard of dwelling, potential etc) it will generally receive good enquiry, particularly in a highly engaged market, and often competition. Properties that slip down the list and miss their window of opportunity to be popular usually do so for a reason. Mostly it is inappropriate pricing, often it is poor presentation and sometimes just bad marketing. In terms of pricing, many vendors who think they can “test the market� and then say “we can always come down� followed by “we are not in a hurry, we don’t want to give it away� are often found on pages four and five looking unpopular and in no position of strength in the market place. There are some exceptions where affordability is an issue, in that they are in the upper price range of their area, and this can affect their days on market.
Al’s Tips on choosing the exterior surface of your new home WHEN thinking about how you want the outside of your home to look and what building materials you will need for this, make sure you keep in mind the maintenance of certain surfaces. There are really only two types of exterior surfaces that don’t require any form of maintenance for at least 25 years; Colorbond roofing and natural face brick. If you’re considering roof tiles for your home, keep in mind that they are painted concrete. Unless they are coloured right through, they will need to be repainted around 15 years after they have been installed. If you decide to Colorbond your roof, however, the colour is guaranteed for at least 25 years. When selecting your roof treatment, also be careful of cheap imports; some can become chalky and form a white powder over the colour which will cloud the colour.
If you’re thinking of rendering your home, the latest trend in render is acrylic. The beauty of this method, is that if you get sick of the colour or if the colour starts to break down, you can paint it the same way as you would paint weatherboards and it comes up like new. To render an entire home can be quite an expensive exercise, so most people like to use a combination of render, stone, cement weatherboards or other products, to treat the façade of their home. Take the time to look around at other houses which you like the look of and take note of their facades; also remember to do your homework into the maintenance of the treatments that you choose.

In regard to poor presentation, buyers take everything on face value, particularly so in lifestyle property when they are not going to live there. They generally don’t want to paint or recarpet or replace the spouting, they just want to go to the beach. Presale preparation is very important when you realise you are competing with 99 other properties for a buyer. There is just no excuse for bad marketing, which is why it’s important to have mix of online and print advertising. There are always exceptions to this rule that mystify us as to why a property has not attracted the attention it deserves, and then there are also some properties that are just unlovable. Even then it usually comes down to price. If buyers can see value they will respond. The key point for sellers is to have a clear strategy when they enter the market place that will maximise their potential to attract interest and hopefully competition for their property, within the window of opportunity that page one of realestate.com.au. Size and price – finding your perfect home COMPARING median house prices is a useful house hunting tool, helpful when researching which areas have shown attractive capital growth and where bargains are available. Refining that search by comparing the medians of particular towns, types of property – houses or units – and number of bedrooms makes it even more useful. The REIV’s newly-released December median price data shows four-bedroom houses in regional Victoria increased in price more than smaller homes over the final three months of 2013. That median price was up 2.3 per cent on the September quarter, compared with 1.8 per cent for three-bedroom houses and 1.7 per cent for two-bedroom. Prices for one-bedroom units, favoured by buy-to-rent investors, also increased by 1.7 per cent, but the median price of two-bedroom and three-bedroom units actually fell slightly over the three months. Comparing medians for different areas shows substantial variations across the state – for example, the median price of a fourbedroom house in Ballarat Central increased from $387,500 in September to $432,500 in the December quarter, an 11.6 per cent increase. In Benalla the September median of $257,500 went up to $278,750 in December, an increase of 8.25 per cent. But in south-eastern Bairnsdale the September median of $299,000 for a fourbedroom house fell to $292,500 in the December quarter – a 2.1 per cent fall. It is worth noting that median prices include both the highest and lowest sales in a town, so a few exceptionally high or low sales can have an impact on the median, particularly in an area such as Bairnsdale which recorded fewer than 50 four-bedroom house sales in the year. So areas with negative median price growth in the December quarter may still be an excellent long-term investment. Factors such as a home’s quality, its location and how near it is to amenities such as schools and transport will determine exactly how much it’s worth. Local factors such as employment opportunities will also have a bearing on house prices. Developers release blocks of land ahead of schedule Moremac Property Group has released blocks of land for their The Point development in Point Lonsdale ahead of schedule.
BY REBECCA LAUNER DEMAND for quality blocks of land at Point Lonsdale has led the developers of a new estate to release its next stage ahead of schedule. The Point, which was bought by Moremac Property Group in the latter stages of 2013, has sold 17 blocks since late last year, mostly to local ‘move up’ buyers from other surrounding towns. Moremac Property Group director Bryce Moore said most new buyers were permanent
residents rather than holiday makers. “Our buyers have been predominantly locals from the southern side of the Bellarine Peninsula,” Mr Moore said. “We have seen a diverse range of buyers spanning retirees and empty nesters through to older families and those with young children. “The fact that most of our purchasers are local residents confirms that there is a shortage of new land opportunities in this popular location so we are pleased to be able to service this with our quality land offerings
at The Point. “This recent sales surge indicates pent up demand for quality blocks of land in Point Lonsdale and so we have responded accordingly by releasing Stage 2B well ahead of schedule in order to meet this demand.” The Point currently features blocks ranging from prime waterfront blocks priced at $385,000 to some of the region’s most affordable land offerings priced at under $200,000. A host of quality house and land packages
