Auction exceeds expectations BY DEAN WEBSTER SATURDAY’S auction of 65 South Beach Road, Torquay Heights was an outstanding success, achieving $430,000 above the reserve. Auctioned by Whitford Property Torquay, the must-sell executors’ auction hit the mark with both local and Melbourne buyers battling it out, until a local buyer clinched the deal at $1.4 million. The weather for the auction was perfect and a large crowd of about 100 people was in attendance. Bidding started slowly with an opening bid of $800,000 but within a short period of time the bidding was at $1 million with four keen parties battling it out.

Whitford sales consultant Steve Menegazzo said that in the end it came down to two buyers, who went back and forth from $1.2 million to the final sale price. “After a total of 43 bids the property was finally sold under the hammer for $1.4 million to a local buyer,� Mr Menegazzo said. “This was a fantastic result for the area and also for our client. “It just shows you that a realistic expectation and good competition can create a competitive auction and in this case an exceptional result of $430,000 over the reserve.� Considering selling your property? Finding the right place to live in FOR many of us, buying in an area we know is the ideal. But sometimes that’s not possible. Everything from a work transfer to school zones, being unable to afford to buy where we are renting or simply deciding it’s time for a change can mean househunting in an unfamiliar area. For those already living in a regional area – and looking to move to a new location within Victoria – the new area is likely to require some adjustment in terms of work, schooling and general day-to-day living. Similarly, those taking a “tree change” and moving to regional Victoria from the city – or from one regional area to another – will find life very different in the new location. For these buyers, it might be a move to a town or village known only from holidays. They may know where to head to buy your food and do other shopping, but how well do they actually know the area? Often the new location has only been visited during a summer or winter break and will offer an allnew experience. Pre-purchase research before buying is always very important, but all the more so when purchasing a home in an all-new area. In the first instance, talk to local agents, who will know the best areas that are right for you and that will meet your longer-term needs. Other valuable sources can be the local shopkeepers and residents. Library and community noticeboards and the local newspaper and its website list local activities, community groups and classes. Sporting groups are also a handy source of information about local events and activities. Browse around the local supermarket and shopping strip. Are there many families? Older retirees? Young professionals? Doing this, plus visiting parks, should give you a good idea of the type and age of the locals. Walk through a few streets and get a feel for the streetscape – are the roads busy? What are houses in the area like – are they well cared for? Gathering all this information will not only help ensure you are buying into a neighbourhood which offers what you want, it will enable you to settle more quickly into your new community.

Are you a PO or a PP? BY ADAM CHALMERS, DIRECTOR, KONNECT FINANCIAL SERVICES WHILE Australian investors have a lot to be optimistic about in 2014, the property pessimists (PP) will be out there looking for their typical excuses as to why it’s still not a good time to invest. I don’t have a crystal ball and I’m not an economist, but it appears that there are many indicators to suggest that interest rates are likely to remain low for a while. What happens in a low interest rate environment? Low interest rates encourage homebuyers and investors into the property market and also allow existing homeowners to pay off their mortgages more quickly. We all know that the property market isn’t the same across the country. Some areas will flourish and others will languish, so research is the key to a good purchase. With a mixture of: Low interest rates, strong population growth, job stability, affordability and increasing confidence, we may see more people being involved in property this year.

Is the market only for investors? While astute investors are aware of good buying signs and are always on the lookout for a glimpse of a new property cycle, they will take advantage of the present market. The latest auction results and buying patterns indicate that there are many upgraders moving into bigger homes, and many families and first home owners who have jumped back into the renovating cycle. If you’re a potential first home buyer, you may as well face the fact that getting your foot into the property market isn’t going to become any cheaper. Our strong population growth will continue to provide the demand for residential property. Over the next 10 years, our now Gen Y’s will become our growing 30-somethings who will be working hard, paying good taxes, establishing their families and continuing to drive the demand for housing. The property optimists that I know – who have stood the test of time and have held for the long term – very rarely look back in a 10 to 15 year period and say their property decreased in value. There are no risk-free investments, including property; however, if you follow the basic rules of investing in property, most of us can look back 49

with good fortune. It certainly has been an interesting decade for the property market and, while there are no promises, it would certainly appear that now would be a great time to consider your first, or next, investment property. Designed by Peter Winkler Architects and built by master builder SK Dunstan, the “Fifth House” has been designed in consideration of the site’s orientation for solar passive design and the ability for sea breezes to cool the residence through cross ventilation in summer. “This is the fifth major project where Master Builder SK Dunstan has really delivered for our clients,” architect Peter Winkler said. “The design captures the views over Point Roadknight bay from the moment you enter the home and from the living zone, the ochre of the coastal cliffs meander toward the Aireys Inlet lighthouse beyond. “These views are panoramic, while the vertical glazing of the stairwell connect the occupants with the site, tree tops and sky. “Perched within the tree canopy, the selection of varied profiles within the timber cladding ties the residence to the bark of indigenous trees at the site. The house is very much a part of the landscape. “It’s a real challenge to design and build a home of this calibre and the feedback from our clients has been fantastic, which is really rewarding for everyone involved.” SK Dunstan principal Steve Dunstan said

consisting of 20 panels. Stormwater is collected by water tanks and used to flush the toilets and water the garden, to minimise potable water consumption. Much of the original building was retained and reclaimed toward minimising the amount of waste to landfill, with much of the existing structure strengthened rather than replaced.
