MANY people like the idea of providing their children with some sort of financial start when they leave home or get married. “Young people are finding it harder and harder to buy their first home as pressure on their earning power increases,” Bellarine Property managing director Christian Bartley said. “Many parents are planning for their children’s future by using the equity in their own home to purchase a rental property while their children are still preteens or early teens.” According to Mr Bartley, many home owners do not realise they are sitting on a significant financial resource. “A home owner’s equity, or more particularly their debt to equity ratio, is a matter of perspective. “For example, take the case of a property valued at around $180,000, which was bought 15 years ago for $50,000 or $60,000. By now most of the loan is paid off. “Some people see it as say, $30,000 owing, whereas others see it as $150,000 borrowing or investment power – a potential nest egg which, correctly incubated, will be ready to be hatched at a future date.” Mr Bartley said in most areas, now was a good time for home owners to invest in a residential property as prices were still low but the market was on the turn. “This means that the low or negligible growth of the last few years has been absorbed by the previous owner and capital appreciation will be felt very quickly. “All the same, at whichever point in the property cycle you purchase, you can be certain of doubling your money in seven to 10 years, because statistics kept since late 1800s show this sort of steady cyclical pattern.” He said home owners should talk to their accountant or financial planner as well as their real estate agent. “Getting the right advice can save thousands of dollars and set you well on the road to giving your children that kick start. “You don’t even have to sell the rental property when you want to provide for your children – you can retain it as an investment for your retirement, merely using its equity borrowing power to help your children start their own property portfolio.” For more information, phone Mr Bartley on 0410 695 325, email christian@bellarineproperty. com.au or head to bellarineproperty.com.au.

Villawood corners the cubby market BY JAMES TAYLOR THE 2014 Kids Under Cover Cubby House Challenge was held at the Melbourne International Flower and Garden Show (MIFGS) over the weekend and all five cubbies were successfully sold at auction. The Cubby House Challenge brought together members of the building industry to design, build and decorate highly creative and unique children’s cubby houses for public viewing and subsequent public auction. Villawood Properties purchased four of the five cubbies this year, and executive director Rory Costelloe said he was ecstatic with the purchase. “This is the third year we have bid at the auction at MIFGS and this year, we were successful in buying four new cubbies. “Some of the cubbies we have purchased in previous years take pride of place at our ARMSTRONG, Trillium and Aspire communities, for kids to enjoy and play in. “These four new cubbies will take up residence at our brand new display village at ARMSTRONG in Mount Duneed later this year. “For the time being, you can visit our Aspire community and play in one of the new cubbies until they make the move down to Geelong. “At Villawood, we create innovative, new communities and pride ourselves on giving our residents opportunity to create new friendships, support their neighbours and encourage them to stay connected with each other.

THE four apartments from the Channel 9 show The Block: Fans vs Faves could each become lucrative purchases for property investors after their auction two days ago. An independent depreciation assessment of the completed properties by BMT Tax Depreciation has identified significant deductions for any property investor considering purchasing one of the four apartments. The old Dux Theatre in Melbourne’s Albert Park was reported to have been originally purchased for $5.9 million, an average of $1.5

million per apartment. Originally a vacant shell, the property has undergone extensive renovation by the contestants including installation of both structural components as well as plant and equipment assets. BMT Tax Depreciation managing director Bradley Beer said the properties, which as of last week were tipped to sell for between $1.9 million to $2.2 million, were an underlying goldmine. “An investor purchaser could claim a minimum of $46,281 and a maximum of $53,995 as an average first year depreciation deduction for one

of the four properties. “The units will obtain the maximum depreciation potential for investors within the first five years of ownership.” Legislation allows the owners of any income producing property to claim depreciation deductions for the wear and tear of the building structure and the assets contained within. Beer said research had shown that 80 per cent of property investors failed to take full advantage of property depreciation. “Investors who don’t claim depreciation are missing out on thousands of dollars in their pockets.”

Energy efficiency attracts homebuyers SUSTAINABLE is the new buzzword. Everything from the local cafe to the biggest buildings has sustainability as a goal. But for many regional Victorians, what is now seen as sustainable, environmentally friendly living – rainwater tanks, growing fruit and vegetables, composting, collecting and chopping firewood – have been part of life for generations. Since the rules governing new buildings, including additions and renovations, were introduced in Victoria almost three years ago, some of these features of country life have become much more “mainstream”. They’ve also become a part of the building requirements. The 6-star energy efficiency rating, which aligned Victoria with the Building Code of Australia, requires all new homes to either have a solar hot water system or a rainwater tank for toilet flushing. The rules also focus attention on insulation, the thermal performance, size and location of windows and building orientation – the days when country homes all faced the main road and city homes had a path from the street-facing front door have given way to north-facing living areas to capture winter sun and shade out summer sun. The shady grapevine over a pergola now becomes part of an energyefficiency plan. Environmentally-friendly design was seen as the province of the well-off and of no great interest to buyers. But times change, and agents report buyers increasingly ask about a home’s sustainability credentials. For example, with more than 1 million Australian homes now with rooftop solar panels, most people are aware of their potential energy and cost saving benefits. There have been thousands of new homes that comply with the new 6-star rating built in regional Victoria in recent years. In Swan Hill, one of Australia’s only 9-star energy rated homes was built as a demonstration centre in the Tower Hill housing development. However, there are many older homes throughout regional Victoria. Agents report that while buyers may be charmed, they also ask about other features such as double glazing and solar hot water that reflect the home’s overall sustainability. Not so many years ago, agents would not bother promoting sustainability features. These are now seen as attracting buyers who want to reduce their footprint and their bills. Features such as solar panels, rainwater tanks and energy-efficient design are taking their place in marketing campaigns. So while investing in such features can also repay that investment through reduced costs, increasingly they add to a home’s capital value.
