THE purchase of real estate usually has two key components: one is emotional, the other financial. “Most home buyers (as opposed to investors) want to feel a strong attraction to the property they purchase,� Bellarine Property managing director Christian Bartley said. “After all, they are going to live in it. But they also have to make the right investment decision because their enjoyment of the property can be spoiled if, further down the track when they go to resell, they realise they paid too much or made a poor investment.� Mr Bartley said that the key to both financial and emotional success was doing your homework thoroughly before you purchased. “You can speed up the research process by making sure you look at all the properties that satisfy your basic criteria, including those that don’t sound like your ideal home. “Even properties that don’t appeal are relevant for building up a portfolio and getting a handle on price trends.� Mr Bartley said that many intending purchasers turned down the opportunity of inspecting properties in their price range simply because they “don’t appeal�. “But the more properties you see in your price range in a short space of time, the sooner you will be ready to buy. “And you’re less likely to end up seeing your dream home early in the piece and feeling you’re not ready to make an offer.� Mr Bartley advised purchasers to take a notebook with them and jot down their comments for later comparison. “Use every available information source. “When you see a signboard with a sold sticker on it, ring the agent and find out what the property sold for. Make sure you follow up all the houses you have inspected. Did they sell quickly, and if so how much for?� Mr Bartley said that most professional agents would provide information about recent sales. “Remember you need to look at a lot of properties to feel to feel confident you have a trend or a pattern emerging. Council to sell land in Beach Road BY JAMES TAYLOR THE Surf Coast Shire has declared its intentions to sell off “underutilised� council land in Torquay. At Tuesday’s meeting, councillors were expected to support a recommendation to sell the land at 1-3 Kooringa Place, near the corner of Beach Road. Money raised from the sale of the vacant land will cover the shire’s recent purchase of the Torquay library, coincidentally located across the road in the Surf City Plaza. The property has been shire-owned since the 1980s, when it was reserved for municipal purposes by the former Barrabool Shire Council. Many years ago, the old council offices located at
25 Grossmans Road were situated on one parcel of land incorporating the Kooringa Place land. Since then, many subdivisions have occurred and parcels sold off to private owners. The land in question – which is zoned Residential 1 – now comprises three lots: 86B Beach Road (509 square metres), 86A Beach Road (537 square metres) and 3 Kooringa Place (519 square metres). Property advisors Opteon assessed the land on behalf of the council earlier this year. The lots are described as “within close proximity to retail and hospitality shops and have good access via beach road to the Surf Coast Highway, and while lots 1 and 2 front industrial land, this is only seen as

a minor detriment�. Opteon’s valuation of the three lots remains confidential, but the company’s report to council makes note of three largely comparable properties in Torquay, which sold for between $219,000 and $315,000 each. The land will be sold by public competitive sale and at market value, and at the time of the sale the valuation will not be more than six months old. The recommendation included a direction to publish a public notice of intention to sell council land at least four weeks prior to the sale, inviting public submissions; and to consider any submissions received from the public submission process.

Rental rates vary across Victoria RENTAL vacancies across regional Victoria have remained low and continued to decline in the first three months of this year. New REIV data shows the state’s overall vacancy rate of 2.7 per cent was down from 2.8 per cent in the final three months of last year and 3.2 per cent a year ago. Vacancy rates were down in every part of Victoria surveyed by REIV except Ballarat and the Central Highlands, where the increase was just 0.2 per cent to 2.2 per cent – still very low in an area where there has long been a housing shortage. This is good news for investors, as they are unlikely to face long periods without rental income while properties await tenants. Rents also continue to show growth across most types of houses and units. In the March quarter, the median weekly rental for a two-bedroom house was $250, up two per cent on the previous quarter, while threebedroom houses recorded a $290 a week median rental, unchanged from the previous quarter. They both returned a gross rental yield of 5.2 per cent over the year to March 31. The growing increase in unit and apartment living has been reflected in rents for this style of home. The interest in these types of homes has been driven by tenants looking for low-maintenance living and an affordable lifestyle. In the March quarter, the median weekly rent for a three-bedroom unit in regional Victoria was $310, up 1.6 per cent on the December 2013 quarter, and the median rent for a two-bedroom unit of $236 was also slightly higher than in December. Vacancy rates for the major centres of Geelong and Bendigo fell, with Geelong and the Barwon region down 0.2 per cent to 3.9 per cent. Bendigo, where the New Bendigo Hospital project is under way, now has a vacancy rate of just 2.1 per cent, down from 2.3 per cent. While the data provides guidance for potential investors, it is also of use for tenants looking for the right type of home to rent. 88 FOURTEEN projects from the Geelong, Bellarine and Great Ocean Road regions will compete against more than 200 projects across Victoria to win a title at the 2014 Australian Institute of Architects Victorian Architecture Awards. Other entries include Drift House at Port Fairy, Deakin University’s Regional Community Health Hub (REACH) at Waurn Ponds, Gully Beach House at Aireys Inlet, The Pod at Lorne, Bluff House at Barwon Heads, 13th Beach House at Connewarre, Venus Bay House at Venus Bay, 5th House in Anglesea, The Parade @ Ocean Grove, Place to Daydream in Point Addis and Geelong Ring Road rest areas in Waurn Ponds. The 5-star RACV Resort Torquay’s cutting edge design by Wood Marsh Architecture has entered in the Commercial Architecture category, along with the Leura Park Estate Pavilion by Centrum Architects – an attentiongrabbing highway lantern luring patrons to enter, taste, eat and enjoy. In the Heritage category is Drift House by multiplicity and the Ocean Grove Integrated Childrens Centre by Perkins Architects is in the Public Architecture category. Also in the Public Architecture category, the Deakin University REACH by DesignInc Melbourne is intended to reflect the semirural nature of the Waurn Ponds Campus and the University’s Rural Program through the use of local, natural materials and indigenous landscape inspired colour scheme. In the Residential – New category is the Gully
Beach House by Peter Winkler Architects, while The Pod by Whiting Architects is a standalone, custom-made three-storey building designed from the inside-out to maximise views and sunlight and to create a sculptural form. Bluff House by Barwon Heads architecture firm Auhaus Architecture is both a permanent residence and holiday house, while 13th Beach House, also by Auhaus Architecture, sits beside a golf course, with the layout, form and construction of the house designed to counter wind and provide privacy. Venus Bay House by Welsh + Major had an elegantly simple brief – to create an unpretentious, pragmatically built house that would protect its inhabitants from the elements without compromising their amenity. In the Residential – Alterations and Additions category is 5th House by Peter Winkler Architects and The Parade @ Ocean Grove by Geelong architecture firm studio101 architects. Place to Daydream by Tony Hobba is large beach house which sits gently in the landscape of a wild coastal site and lastly, in the Small Project Architecture category, the Geelong Ring Road Rest Areas by BKK Architects mark a point in a journey and a place for rest; an important part of the road trip psyche. The 2014 Victorian Architecture Award entries will be exhibited in the Atrium at Federation Square, from June 2-16. Winners will be announced on June 20 and will progress to compete for the National Architecture Awards to be announced November 6.
