Armstrong Creek bolsters Geelong’s housing approval numbers: UDIA BY DEAN WEBSTER RESIDENTIAL growth figures released by the Urban Development Institute of Australia (UDIA)

confirm Geelong’s appeal as a lifestyle city, according to Geelong mayor Darryn Lyons. The March 2014 edition of the UDIA BIS Shrapnel Quarterly Property Report revealed that

new house approvals in Geelong were up 11 per cent in the 2013 calendar year. “The 11 per cent growth figure makes Geelong the strongest regional market in Victoria and confirms what more and more people are discovering – that our city is a fantastic place to live and work,” Cr Lyons said. “There is no doubt that Geelong’s continued strong growth is due to the lifestyle benefits we enjoy. “We have all the advantages of a big city, including world-class education and health services combined with a coastal city lifestyle that is the envy of cities Australia-wide. “The City of Greater Geelong has established growth zones such as Armstrong Creek that provide housing options that cater to market demand while capitalising on our great lifestyle advantages.” UDIA (Vic) executive officer Tony De Domenico said that the industry was encouraged by new separate house building approval figures. “In the December quarter 2013, approvals escalated considerably, suggesting improved demand for new houses in broad hectare land markets. “Overall, new separate house approvals increased by a solid year-on-year 11.3 per cent in December quarter 2013 in Greater Geelong region. “As an industry we have confidence in the City of Greater Geelong and the region becoming one

How do I pay rent and bond? When you have been approved to lease a property, you will be asked to secure the premises with a deposit of the first rental payment in advance. Generally, a calendar month’s rent is the requested amount.

What methods of payment are acceptable? Rental payment options are usually determined by the real estate agency and the systems they have in place. The most common forms of payment method include: Direct Electronic Funds (DEFT), BPAY, credit card or third party rent collection agencies. Your property manager will generally provide you with at least two payment options for your convenience. Details of ongoing rental payments will be stipulated in your tenancy agreement, but rent is always collected in advance. What is a bond? Prior to taking possession of the leased property, you will also be asked to pay a bond, which is a security deposit against any damage caused to the

property throughout the tenancy (less fare wear and tear). The bond is generally four weeks’ rent.

What’s involved in a condition report? When a bond is paid, a landlord or agent on behalf of the landlord must prepare a condition report for the tenant, which notes the general condition of the property, including fittings and fixtures. The condition report is important because it can be used as evidence if there is a dispute about who should pay for any cleaning, damage or replacement of missing items. Who looks after the bond money? The bond is held in trust by an independent party know as the Residential Tenancies Bond Authority (RTBA). This is to ensure that a correct process can be followed in claiming the bond at the end of a tenancy should a dispute arise.
