Al’s tips on slab types WITH ALAN SMITH THE “slab� is the structural foundation of any home, and involves horizontal slabs of concrete set into the ground on top of which your new home will be built. One question regularly asked by purchasers is in relation to different slab types – which is best? There are two most commonly used by builders, namely the “raft� slab and the “waffle� slab, each with its pros and cons. The traditional raft slab is the simplest and most common slab construction available, which can be used on all soil class types except for “problem� sites or class P sites. It involves concrete beams dug into the ground along the perimeter of the slab, with the concrete floor poured onto packed sand. The beams are used to reinforce the strength of the slab and keep it in place. The major benefit of a raft slab is that, because these concrete beams extend down to natural earth, the ground has to get wet to a greater depth before it can have a “heave� effect on the slab, which can cause cracking. This type of slab is also easier to landscape around because the bricks of the house go right down to ground level, meaning there is little to none of the slab visible. However, because the beams need to be dug and ground conditions can change, there is a greater chance of the builder cost increasing as the holes for the beams get wider. The waffle slab is very popular with volume builders because the site is generally easier to prepare. In particular it requires less digging, which allows for a more accurate calculation of the amount of concrete required to pour the slab. With a waffle slab, the site is simply levelled and polystyrene boxes – as opposed to concrete – are used to create the beams. Buyers should be aware that a waffle slab will sit higher off the natural ground than a raft slab, often making preparation for landscaping more challenging. Also, because these slabs sit on top of the ground, water is more easily able to get underneath it and cause problems associated with “heave� and cracking. This also means that much greater attention must be paid to the landscaping and drainage systems used. Your builder or engineer will generally specify a certain slab type to suit the ground conditions of your site.

Budget must support new home construction: UDIA BY DEAN WEBSTER THE peak body representing the urban development industry urged the federal government to use the 2014-2015 budget, before its release on Tuesday, as an opportunity to boost construction of new homes to support jobs and drive economic growth. In its pre-budget submission, the Urban Development Institute of Australia (UDIA) called for increased investment in urban infrastructure, lower taxes and charges on new housing, and cuts to unnecessary red tape in order to boost the supply of new homes and improve housing affordability. UDIA national president Cameron Shephard said that despite record low interest rates, the dream of homeownership was still out of reach for far too many households. “We’re calling on the federal government to

work with state and territory governments to address the problems holding up investment in new housing,� Mr Shephard said. “These include constraints on land supply, poor investment in urban infrastructure, excessive red tape, and hefty taxes and charges.� One of the key recommendations from the recently released National Commission of Audit Report is the sale of surplus commonwealth land for private uses such as new housing. UDIA has long supported surplus land sales as a way to increase housing supply, and adoption of such an approach in the budget would be a win-win for both Commonwealth finances and new home buyers, they said. UDIA Victoria executive director Tony De Domenico said the state government was supporting growth in the housing industry.

“Other governments should take note of what Victoria is doing,� Mr De Domenico said. “The Victorian government is supporting the regional areas with streamlined planning processes and good community infrastructure. “Regional areas are the lungs of Melbourne and Victoria will be a state of cities. “Governments need to manage the economy, and with the development industry in Victoria turning over $60 billion and paying $5 billion tax a year while employing 300,000 people, the Victorian government is doing just that.� UDIA also called on the federal government to make an ongoing commitment to other Commonwealth housing initiatives in the Budget such as the National Rental Affordability Scheme, which had so far delivered over 14,500 new homes across the country.

A hat trick for Barry Plant at Wyndham BY DEAN WEBSTER BARRY Plant Torquay successfully auctioned two apartments at Wyndham Resort last week with a crowd of about 30 attending, and to top it off, sold another while they were there. Barry Plant Torquay managing director Glenn Hardman was tasked by receivers to conduct the auction on their behalf. “This was a great opportunity for us to facilitate the auction for the receiver managers who were very pleased with the result,” Mr Hardman said. “After conducting many weekly open inspections and attending every private appointment, the faces in the crowd were familiar to me.” Auctioneer Tony Slack, representing Barry Plant Torquay, auctioned apartment 212-214 at 11am

with the bidding starting at $300,000. It quickly rose in $5,000 increments. There were four bidders all fighting for ownership and once the reserve of $320,000 was reached, the property was declared on the market and eventually sold for $323,000 to a Melbourne based investor. The auction then moved on to apartment 208-210 next door. The auction started and with an opening bid at $300,000 the bidding stopped at $306,000 after six $1,000 bids. Instructions were sought by Mr Hardman, who declared the property on the market. This was a welcome indication to one gentleman who also started to bid. The bidding was strong in either $1,000 or $500 increments with three bidders battling it out until a

local investor secured the property with a final bid of $316,500. To finish with a hat trick for the day Mr Hardman also sold apartment 257-259. “This apartment was under conditional contract awaiting the conditions to be satisfied,” Mr Hardman said. “At 5pm the day before the auction we found out the contract was not proceeding. CSIRO’s Belmont super site goes on the market BY DEAN WEBSTER THE former CSIRO research facility located in Belmont is about to hit the market, with the site’s redevelopment potential likely to attract inquiries. The site is ripe for redevelopment to cater for Geelong’s growth, according to selling agent Colliers International. Colliers International’s Ben Young has been appointed to sell a 62,259sqm site at 1 Henry Street in Belmont on behalf of the Commonwealth. “This site has a number of different potential uses, subject to the relevant approvals, including residential subdivision, an aged care or retirement village facility or for education purposes,” Mr

Marketing property THERE is an old adage that you have to spend money to make money and, when it comes to marketing property, there is truth in that. How are you going to sell your house if nobody knows about it? There’s a range of methods to market your home, and it’s important to get the right mix that will attract potential buyers and help to sell the home. This ranges from print to online advertising, to direct mail campaigns.
