Al’s tips on custom building WITH ALAN SMITH EVERYONE dreams of building the perfect home, one that will function for you and your family, that will suit your location and lifestyle, and most importantly, a home that looks great. If you decide to go down the track of custom building to achieve a real one-of-a-kind home, there are many important things to contemplate. “Custom building” means designing a new home from scratch, rather than choosing a standard floor plan that a volume builder may have already built many times, although some builders will allow you to make minor adjustments to their standard floor plans to suit. Firstly, you must consider how your ideas can be adapted to suit the lay of your land. A custom design will differ depending on whether you have a flat, slightly undulating or elevated block. The ability to capture any potential views may also inform your design; whether you choose to build single or multi-storey, and whether or not you include a balcony or deck. People often choose to custom build when they have a really remarkable block or position. Before starting, you should decide on a clear brief and budget, which will give the design team the best opportunity to come up with something suitable. You will then pay your builder a fee to design a sketch for the home based on your brief. Once you are happy with the sketch, it is priced up and you can then decide if you wish to proceed to construction. The best advice I can give you when it comes to custom building is to work with experienced people who have a proven record with these types of projects. It is crucial to ensure that the design team has a close connection with the pricing of the home, to avoid creating your dream, only to find that the cost of the build is unachievable. Companies that specialise in “design and construct” projects are usually the best option; their designers are generally conditioned towards efficient construction detail as well as being realistic about the end price. Keep an open mind to suggestions, as there may be some ideas you hadn’t considered from professional designers who plan and design these homes every day. The end result is a home that is uniquely your own that you and your family will enjoy for years to come.

Andrew White was one of the early entrepreneurs of the Geelong and Torquay district during the mid 1800s. Andrew, born in Stretton on Dunsmore, arrived

in Australia in the mid 1800s and proceeded to establish himself as a successful business man. He ran a number of businesses, including livery stables in the centre of Geelong. He subsequently established extensive farm holdings on land stretching from Mt Duneed to Torquay and beyond. A significant part of this was “Stretton Park” which in the 1950s was a holding of over 9,000 acres. Stretton Torquay is a remnant parcel of these holdings, the name drawing on both Andrew’s legacy but also the long-term use of Stretton throughout the family. Stretton Torquay brings together a legacy of land holding, entrepreneurialism and philanthropic outcomes spanning more than 150 years.
