Al’s tips on heating systems WITH ALAN SMITH HEADING into the colder months, many buyers ask about heating systems for their new home – what is the best way to go? With so many different options available there is no right or wrong answer; rather, buyers should consider their own individual heating requirements and how future lifestyle changes may affect these needs. Buyers should also be aware that heating is a long-term investment which can increase the value of your home and, with this in mind, I’ll be talking about different heating systems in our next few editions of Al’s Tips. Gas ducted central heating is the most common type of system installed by new home buyers, and is generally the most efficient way to heat your entire house. According to the Sustainable Energy Authority Victoria, you can save up to $300 per year (for homes up to 150sqm) in operating costs to heat your entire home using a high-efficiency gas ducted central heating system, compared to using gas space heaters. This heating system comprises a central heating unit connected to a series of outlets positioned strategically throughout your home, either in the floor or ceiling. Standard systems will include about six ducts which are generally positioned in the bedrooms and main living areas of the home. The location of the heating unit will depend on the design of your home; for example, if you home is built on a concrete slab, the unit will be installed in the roof. If your home has space underneath, or has a very low roof line, the unit will be installed outside or under the floor. The ductwork, which connects the outlets to the heating unit, is neatly tucked away out of sight. Importantly, this heating system offers flexibility through “zoning”, which enables you to divide your home into sections so that living areas can be heated during the day and sleeping areas can be heated at night. Zoning is not only practical but economical – it can also substantially reduce your gas bill. The best part about gas ducted central heating? You’ll never have to walk out of a warm room into a cold one!

Vote on your favourite building design The Building Designers Association of Victoria (BDAV) is calling on those with an eye for design to vote for their favourite building design project in the 2014 BDAV Building Design Awards. The BDAV’s People’s Choice Awards gives the Victorian public the chance to vote for their favourite project nominated in the 19th BDAV Building Design Awards. The awards recognise building design projects across a wide range of categories, including residential design, interior design, energy efficiency and environmental sustainability, heritage conservation, and non-residential design including commercial, industrial, hospitality and public buildings. BDAV president Michael O’Sullivan invited people to view the work of some of Victoria’s most talented building designers and share their passion for innovative design. Voting for the People’s Choice Award is open at bdav.org.au, where a full list of categories, entry criteria and more information about the awards can be viewed, and closes at 10am on July 14. The award will be presented at the BDAV Annual Dinner on July 26.

WITH home loan interest rates at a low, many Australians believe now is a great time to consider entering the property market. Before leaping onto the property ladder, though, it is important that buyers understand what is involved. Peter Wu, principal of RAMS Home Loan Centre Geelong, said potential new home buyers could be put off by barriers such as finding a house in the right location, knowing what they could actually afford and understanding what home loan was right for them. “Buying a house doesn’t have to be a daunting or difficult experience,” he said. “Sometimes you just need a boost and to know what steps to take to get started. “There is something unique about buying your first home that makes a safety-first attitude a good one.” Therefore, to help take this momentous step, Mr Wu suggests following these seven simple steps to home ownership: Deciding to buy 1. Making the decision to get off the rental treadmill and into the property market is the first step to take. Then, it’s time to work out how much you can afford to spend. Using a budget planner can help take the guesswork out of the process.

Making an offer 5. You’ve found your dream home and you’re desperate to move in, which means it’s now time to ensure you have formal approval for your home loan and the various inspections carried out. Then, you make an offer. The buying process 6. If your offer is accepted then you must get the legal formalities of conveyancer checks, contract exchange, cooling-off period and a settlement date organised. Moving in 7. This is final step and the moment you’ve been dreaming about. Local agent, local knowledge THE internet is transforming how real estate is sold. Agents report a majority of buyers check out property online before actually viewing it. And while the internet is important to broaden the number of buyers that your home appeals to, it’s important to remember not to dismiss other methods – that is, tried and trusted techniques – to sell your property. If you are planning to list your property, it’s important to remember to also gain good local coverage. One of the keys to marketing the property locally is to have targeted marketing material – including advertising in your local paper, flyers, available at open for inspections and in your agents’ office – and to display the property in your agents’ shopfront window. Agents’ office windows show potential buyers – visitors, tree changers who stroll around prospective hometowns on the weekend – what is for sale, seven days a week. The local agent also has a wealth of local knowledge. For sellers, the agent knows what prices local houses have been fetching, what buyers want, and which locals are upsizing or downsizing. The agent will have a buyer database and may even find one before a fullscale marketing campaign begins. For buyers, local agents not only know what properties are for sale, but also have information on which are the best local schools and sporting clubs – and are up-todate on which local businesses may need staff, and any plans the council may have for the town or shire. This does not mean ignoring the internet as a strong support tool in a sales campaign. Online portals such as realestateview. com.au are viewed from around the state, interstate and even overseas. Buyers can find properties as close as the next town, or in a totally different part of the state – for example, many would-be tree changers sit in their Melbourne offices looking longingly at property listings in regional towns and country areas. With a few mouse clicks, they can line up a weekend of property viewing. However, when they arrive, it will be the local agent who shows them around and talks about all the area has to offer. For regional communities the real estate agent is not just a salesperson, but a marketing and public relations specialist, promoting not just a property but an entire community and helping to keep those communities vibrant and healthy.
