Al’s tips on heating systems WE ARE well and truly into winter now... which is why I am heading off to Bali on a short trip to find some sunshine! For those of you staying behind and contemplating building a new home, I will continue my discussion of heating types. As household costs continue to climb, gas wall heaters can be a really costeffective way of heating your home, particularly for those opting to build a smaller home. Gas wall heaters run on standard propane or natural gas and come in a variety of models, which can provide supplemental heat or can heat large areas by themselves. Some models are dual fuel, which can run on either without conversion. When correctly used and installed, gas wall heaters can provide clean, economical heat. The two basic types of gas wall heaters are vented and vent-free. A vented gas wall heater must be directly vented to the outside through a hole in the wall or through a chimney. Because these heaters have a direct air source, they can reach higher temperatures and provide more heat. While vented models can heat large rooms and areas, they are generally not powerful enough to
radiate the heat throughout the entire level of a home. A vent-free gas wall heater does not require a vent to the chimney or directly outside. Because there is no fresh air source through a vent, which acts like an exhaust fan and draws out the fumes from the burning propane, vent-free gas wall heaters are best suited for supplementing heat for commonly-used areas such as taking the chill out of a living room first thing in the morning, or warming a bedroom in the evening. When thinking about purchasing or installing a gas wall heater, consider the size of the area you will be heating. Also remember that when using a vented model, a small portion of the heat will be lost through the vent, while little or no heat will be lost through a vent-free unit. Purchasing too large or too small of a unit for the intended room size will result in a loss of efficiency and the unit will use more fuel than is typically needed.

Billions in April building permits THE Victorian Building Authority’s (VBA) latest industry data shows that the value of building permit activity in Victoria in April was the highest total on record for any month. Chief Commissioner Bill Kusznirczuk said that in April, $2.37 billion worth of building permits were issued in Victoria, almost $500 million more than the previous highest April total, $1.9 billion, recorded in April 2010. Year-on-year, the April 2014 total was 26 per cent higher than the value recorded in April 2013. “Importantly, April 2014’s building permit value of $2.37 billion is higher than the previous highest monthly level of building permit activity in

Victoria of $2.34 billion reported in July 2013. “This is very positive news for the Victorian building industry, which is a significant contributor to the state and national economies,� Mr Kusznirczuk said. “The April 2014 data shows that building permit activity in Victoria has continued to be strong, with four of the seven building use categories (Domestic – homes, Commercial, Retail and Public Buildings) achieving double digit growth over the same month last year, and Hospital/Healthcare making a triple digit gain. Equally pleasing is the fact that building permit activity in five of the seven regions of the State (Inner
Melbourne, Outer Melbourne, North Central, North East and South West) grew in April 2014 when compared with April 2013.� Mr Kusznirczuk said 24 building permits valued at more than $10 million each were issued in April 2014, including one for a Retail project at Hoppers Crossing valued at $120 million and two permits valued at a total of $106 million for a Hospital/Healthcare project in Melbourne. “The VBA wants the industry to continue to be a strong contributor to the economy, while at the same time ensuring that high standards of building compliance are maintained and protected.�

Agent pledges he’ll have a Dry July BY JAMES TAYLOR BELLARINE Property’s Ian Dart has challenged his fellow real estate agents to give up the booze from Tuesday and beat his efforts in Dry July. As of Monday afternoon, Mr Dart was ranked second in Victoria and ninth in Australia for his fundraising in the annual month of alcohol abstinence to support adults living with cancer. He has raised more than $900 for the Andrew Love Cancer Centre, and said he hoped to reach $1,500 by the end of the month. “A mate of mine did it last year, in memory of a friend who had died the year before, so I thought: ‘if he can do it, so can I’. “But it’ll be a challenge, because I love my beer.� Mr Dart said he planned to carry on with social activity as normal during July, instead of avoiding situations with alcohol. “I’ve already told all the boys at the pub on Friday that I’ll be the designated driver and I’ll be drinking soda water.� He said the Andrew Love Cancer Centre was a worthy institution to support, as he knew relatives and friends who had been treated there. “You never want to see the inside of it, but unfortunately, lots of people do, so it needs the help.�

Steady growth WHILE there’s been strong property sales activity in Melbourne in recent months, including in June, the story is one of steady growth across regional Victoria. With interest rates still at record lows, property prices have continued to grow at a solid pace, with the REIV’s House Price Index (HPI) up by about 3.4 per cent over the past 12 months. This HPI, a useful measure of market activity based on sales data, reflected higher price increases across the three major regional centres of Ballarat, Bendigo and Geelong. The strongest growth over the past year was in Bendigo, with 6.5 per cent, and Geelong, with 6.4 per cent. Unit and townhouse prices in regional Victoria have also showed solid growth. REIV calculates a Unit Price Index, reflecting activity in the sale of units, townhouses and apartments, which was also up by 2.7 per cent in the past 12 months. For investors in regional Victoria, the news was also steady on the rental market. The vacancy rate across the state was stable at 2.5 per cent in May. And although there were small increases in the vacancy rate for the three major regional centres – up 0.3 per cent to 4.3 per cent in Geelong, up 0.1 per cent to 2.4 per cent in Bendigo and up 0.3 per cent to 2.4 per cent in Ballarat – there has been a general reduction in the vacancy rate over the past year. Median house rents across the state rose from $295 a week in April to $300 a week in May – a 1.7 per cent increase. There was a $10-a-week increase in Bendigo to $300, while Geelong remained stable at $330 and Ballarat stable at $280. The median unit rental across regional Victoria fell slightly in May – but has grown in the past year, and is presently at $240 a week. With new housing being built in a number of regional centres and towns, and those homes being sought for both lifestyle and affordability reasons, the increase in new residential building approvals in Victoria in April was good news. The 14.8 per cent increase was above the five-year average, and more than half those approvals were for houses.

win at state architecture awards THE Geelong and surrounding regions are boasting some of the best building designs in the state, with two local projects picking up prizes at the Victorian Architecture Awards on Friday night. Awards and commendations were given out in 12 categories, as well as several specialist Awards, including residential, commercial and public projects. The Geelong Ring Road Rest Areas by Melbourne’s BKK Architects won the Small Project Architecture Award, and Port Fairy’s ‘Drift House’, designed by Multiplicity, also from Melbourne, was given a commendation in the Heritage Architecture category. Drift House, a boutique bed and breakfast, was described by journalist Anne-Marie Kiely as “invested with the same eccentricity and charm that underwrites the impossible relationship in [the novel] The Ghost and Mrs Muir – this too is a love story born of an old spirit meeting modern self-sufficiency.” Multiplicity took the two-storey bluestone terrace and created a stunning mix between old and new, while ensuring the local community did not lose a valued heritage building.
The eight metre-high Geelong Ring Road Rest Areas in Waurn Ponds by BKK Architects are set to become iconic. Inside, the spaces are colourful and vibrant, providing a more intimate and tactile user experience with the necessary and functional buildings. Victoria’s most prestigious award, the Victorian Architecture Medal, was awarded to the Dallas Brooks Community Primary School by McBride Charles Ryan. Jury chair James Staughton said: “The level of entries this year again showcases the tremendous talent of Victoria’s architects and the impact they have on public and private spaces, and those that use them.” A variety of other local projects were also in the running for the awards, nominated from hundreds of entries in the months before Friday’s presentation ceremony.
