GREAT OCEAN REPORT JULY 2014

Our July newsletter is an end of financial year round up, looking at the trends and statistics from the recently completed 20132014 financial year. Overall, it was a generally active year with some interesting results recorded. The towns in our service area that we have traditionally reported on – Anglesea, Aireys Inlet and Lorne – are only small towns and the sample numbers are low in a statistical sense. These low sample numbers can produce some distortions, so we will do our best to explain what is occurring with each set of numbers. We have traditionally only used house (a freestanding dwelling on its own land) sales for our statistics each year to compare like with like. We do this because it is the most common class of property in each of the towns. Land, unit and apartment sales have been excluded from the statistics provided in this report. We use data from four different sources to make the statistics as accurate as possible. Anglesea is the largest town in our service area, with 3,140 rateable properties. In the past financial year there were 104 house sales, which was a significant rise from the previous financial year which had recorded 81 sales. The top sale was $2,550,000 and the only sale above $2 million. In fact, this was more than $1 million over the next best sale in the area. The median house price was $620,000, up from the previous financial year’s figure of $585,000. With 104 sales you can get quite a good snap shot of what is occurring in the town. The increase in sales can be put down to three main causes: the general buoyant state of the property market, the accessibility of the town from Melbourne and also baby boomers
starting to buy for their retirement, rather than just considering a holiday house. Anglesea now enjoys the most direct access from Melbourne out of the “lifestyle” towns on the west coast, and we are seeing this as a tangible reason for purchase. For statistical purposes, we break Aireys Inlet and Fairhaven into a different set of figures because geographically, they are quite different. A lot of Aireys Inlet doesn’t get an ocean view because it slopes inland from the towns cliff edges, whereas Fairhaven, Moggs Creek and Eastern View (which we group together) are a series of hills that can provide significant ocean views, not unlike Lorne. Aireys Inlet only recorded 25 house sales for the financial year which was down from 34 the previous year, although only slightly down from the two financial years before that, which had both recorded 27 sales. Aireys Inlet is tightly held and only has 1,134 rateable properties. The 25 house sales do not represent a lack of house buyers, but more a lack of stock available for purchase. Stock levels over the past financial year have been below average. This has been represented in the number of vacant allotments sold which was greater than the previous year. Some buyers, through lack of alternatives, have chosen this route rather than buy a residence they didn’t love or miss out all together. The median house price came in at $625,000 down from $680,000 the previous year. This again is more reflective of the sample mix in the statistics. The top sale for the year was only $840,000, against a top sale of $1,350,000 in the previous financial year. In fact there were seven sales last year above the top sale of this year and hence, causing the median to move south. There is certainly no drop in interest in Aireys Inlet; just a genuine shortage of buying options at present. We do not see this changing while interest rates are stable. The strength in the market was illustrated comprehensively in Fairhaven, Moggs Creek and Eastern View this past financial year. There were 25 house sales recorded which was above the long term average of 19. The top end was very active with four sales above $2 million and nine between $1 million and $2 million. The top sale was $2,625,000 and the median house price rose from $825,000 to $995,000. This again has to be kept in perspective with the low number of sales. However, by any measure it was a very active year for this popular area. This is especially so given that Lorne did not record any sales over $2 million for the past financial year. In

Looking forward to the 2014-2015 financial year, barring some unforeseen international economic event, we see a year of continued increased engagement in the property market, especially while interest rates are at their present level. We expect stock levels to remain tight due to lack of supply and this will mean prices could increase in some areas through competition for properties. MELBOURNE has been dubbed Australia’s auction capital, but in regional Victoria selling at auction has been less popular, with the vast majority of homes sold by private sale. This year, though, that seems to have changed. The number of auctions held in regional Victoria has increased by 38 per cent in the year to date – with 1,424 auctions held, compared with 1,034 in the same period last year. Sales at auction tend to increase during periods of significant price growth, with sellers encouraged by the high prices achieved by others at auction. Private sales take place where an extended sale and marketing period is preferred, rather than the compressed timescale of an auction. They allow buyers time to view the house and consider the purchase, and tend to be more popular in slower market times or in harder-to-reach locations. Not surprisingly, then, that regional centres rather than small country towns featured in the list of top auction locations in regional Victoria. Echuca, with 60 auctions, topped the list as the location with the most auctions in regional
our view, there are three reasons why this occurred. Firstly the new surf club opened just before Christmas and this has provided a strong social focus point to the area, with the club enlisting 450 new members taking it to approximately 1,650 members, which is one of the largest surf club memberships in the state. Secondly, the area is and will remain underdeveloped with large lot sizes and covenants that were put in place in the 1950s protecting this. With one exception, there is no unit development at all in the area. Lastly, the accessibility of Fairhaven being only 90 minutes from Melbourne is also very appealing. Fairhaven, Moggs Creek and Eastern View collectively only have 806 rateable properties. Lorne had an active year although the majority of the activity was in the lower end. Lorne recorded 43 house sales which is slightly down from the previous year’s 49. The median house price remained virtually the same, dropping slightly from $825,000 to $810,000. The top sale for the year was $1,660,000 which was well below the previous financial year’s high of $2,416,000. Lorne has a lot of units and apartments which are popular due to their price point and lock and leave nature, and these add significantly to the total property turnover in the town. Lorne has 2,268 rateable

Victoria. It also achieved a solid auction clearance rate – that is, the number of homes going to auction that sold. Echuca’s clearance rate of 46 per cent was close to the regional Victorian average rate of 51 per cent. The next three “top auction” locations were all in Geelong. Belmont was in second place with 46 auctions, Geelong West third with 47 auctions and Newtown fourth with 41 auctions. While all three trailed Echuca in terms of the number of auctions, each delivered a clearance rate above 68 per cent, well ahead of the average for regional Victoria. All three areas have seen significant gentrification and a booming cafe culture, making them increasingly attractive to first-time buyers and families. East Geelong was also in the top 10, at seventh, with 32 auctions and a clearance rate in line with Belmont, Geelong West and Newtown. Mildura was sixth on the list with 37 auctions and a 49 per cent clearance rate. Also in the top 10 were Warrnambool (32 auctions, 31 per cent), Wodonga (32 auctions, 50 per cent) and Shepparton (31 auctions, 48 per cent).
