Unique skills training program for Metricon staff BY DEAN WEBSTER A GROUP of 18 site managers from Metricon in Geelong have graduated from a specially-tailored skills program at RMIT University. In a first for Victoria’s construction industry, the Metricon Building Certification Program was developed in conjunction with RMIT’s School of Vocational Engineering after Metricon approached the university looking for specialised training and education pathways for its staff. The Certificate IV Building and Construction program aims to increase technical, interpersonal and construction management skills in order to assist site managers in their diverse and changing role as both a client and tradesperson liaison. Metricon chief executive officer Mario Biasin said the program was an example of how industry and higher education could work together to tap into the education and training needs of the construction industry. “With an increasingly competitive Geelong home-building market it is important that our service throughout the sales, build and warranty exceeds customer expectations. “The aim of this course is to standardise an approach to the way Metricon build homes with a focus on best practice, quality and safety and provide building staff with an opportunity to complete a nationally recognised certification.” Delivered through a series of workshops, online sessions and site work, the program’s assessment is heavily focused on site work. It also incorporates Metricon processes and job requirements. “The Metricon RMIT Building Certification program is a revolutionary course that sets a new standard for building certification nationally,” Mr Biasin said.

THE 2013-14 financial year brought good news for investors across regional Victoria. In July, there was a fall in the regional Victorian rental-vacancy rate from 2.5 per cent to 2.4 per cent, directly countering the trend in metropolitan Melbourne where the rate increased by 0.1 to 2.9 per cent after months of stability. Agents are reporting the return of investors to many regional centres, with purchases for selfmanaged superannuation funds helping drive the trend. In Ballarat, the rental-vacancy rate fell from 2.5 per cent in June to 2.4 per cent in July. Bendigo, on a region-wide basis, was up slightly – 2.4 per cent from 2.3 per cent – and in Geelong, which continues to have the highest rental-vacancy rate of the regional towns, it was stable at 4.3 per cent. However, REIV’s latest quarterly bedroom median data – that is, broken down according to size and type of property – indicates that over the last quarter of the financial year, weekly median rentals in parts of those regional areas showed strong growth. As always, research is vital before buying an investment property and yields can vary considerably according to local demand for

All had median weekly rentals up more than four per cent on the previous quarter. Ballarat featured strongly in the top 10 list for rental yields, with a three-bedroom house in Ballarat Central, Ballarat East and Wendouree all showing yields of between 5.4 and 5.6 per cent for the year ended June 30. Over regional Victoria as a whole, it was onebedroom units which showed the highest gross rental yield at 5.5 per cent, while four-bedroom houses showed the least but still returned an acceptable 4.4 per cent.
