“You can lose land to which you were rightfully entitled merely by assuming that your property lines are where they appear to be. A timely “BOUNDARY SURVEY” can prevent such an occurrence...”

uyers and Sellers of real estate often misunderstand the term “SURVEY”. In a common real estate transaction, all that the lending institutions and title companies require of the surveyor is that he provide a reasonably accurate sketch showing that the major improvements on the land do not encroach onto other lands or onto building restrictions such as easements and setback requirements. Through modern technology, the surveyor is able to provide this type of survey without actually locating all of your lot corners. As a consequence... For Most of These Transactions Your Lot Corners Have Not All Been Found and Verified Because minor improvements such as fences, hedges, and other “lines of occupation” are seldom exactly on the the lot loins (and in fact may be off considerably) we recommend that whenever lands are acquired the exact corners be marked and the adjacent landowners advised of such a survey. Advantages of this “full boundary survey”: It can be an opportunity to meet your neighbors and to reach an early understanding of your common lot lines. It allows you to plan, with confidence, anticipated improvements such as fencing, landscaping, walks, drives and even major improvements such as a garage or an addition to your house. Building permits for some improvements often require this “full boundary” information. Most Importantly a “full boundary survey” can help to ensure your right to the land you purchase. With sufficient passing of time, the existing fences, hedges, etc. that you might assume to be your boundary lines, may, in fact, become the ownership line through “adverse possession”. This means that... You can lose land to which you were rightfully entitled merely be assuming that your property lines are where they appear to be. A timely “Boundary Survey” can prevent such an occurrence. If you have any questions, or would like a firm qoute for a survey, don’t hesitate to call. Remember, a telephone call now can protect your rights as a property owner.
